The purpose of our site visit was to make an engineering evaluation of the surface drainage ·on subject property and on the adjacent property to the east.· In.order to ~ccomplish this purpose~ a representative of our firm visited the site, inspected the topography, surface drainage, and general site conditions, and visually and texturally classified the surface and near-surface soils. 1 •. From our inspection we determined that: a. Subject.residence was constructed on a relatively level graded _pad in the southern portion of the lot. A fill slope, which is on the order of 12 feet in maximum vertical height~ sloping down- ward to the north at a gradient of 2 horizontal to 1 vertical, exists in the central portion of ~he lot. The adjacent property to ~he east was recently graded, resulting in two relatively level building pads, and fill slopes in the south central portion.of the property. The·upper (southern) slope is on the order of 20 feet in maximum height. The lower slope is ap- proximately 6 feet in maximum height. A fill slope also exists adjacent to the western property line. All slopes were constructed -at a gradient of 2 horizontal to l vertical sloping downward to the nort~.and west. Therefore, the actual extent_of fill s6ils may differ from our estimate. . . b-•. The surfa·c~ drainage on subject property .flows to the east and into a north flcJwing drainage swale along the eastern property 1 i ne. . c. We understand that prior to grading, surface waters on the ad- jacent property to the east of subject-property flowed into a north flowing drainage swale locat_ed in the central portion of the lot. However, as a result of recent gr~ding a portion of the surface drainage-on this property has been directed onto subject property. <l. The surface, near-surface, and fill soils· consist of tan fine to coarse sandy ~lay. Th~se soils are similar to.those in the general area found to be moderately to highly expansive when tested. 2. Based on the above observations we conclu9e and recommend that: a. It appears that during heavy rainstorms, the surface waters that are directed onto subject property from the adjacent property to the ~ast might be of sufficient volu~e to cause erosion damage. b. _In order to intercept these surface waters, we recommend that a gunite swale be constr~cted along the common property line. The .swale should be constructed so a~ to collect.all of the surface drainage before i-t can flow onto the subject property. Discharge from this swale could be directed into the east-west trending gunite ditch which exists in the central portion of both lots. Attached for your information is San Diego Area Regional Standard Drawing D-75. Drawi'n_g D-75 is a typical drainage ditch design. c •. We recommend that all gunite ditches be inspected periodically for clogging-and be cleaned as necessary. We further recommend that ero_sion on the barren areas be controlled by planting or other methods. For your information· is an Erosion Control Leaflet No._21137 prepared by the University of California. d. If further ·grading is proposed on the ·site, we recommend that it be performed in accordance with the applicable proce~ures set forth in Appendix A attached hereto. We note here for emphasis that corrective action should be taken as soon as possible so that the problem will be corrected before the season's rainfall occurs. As I notified you on January l0tl;i., the engineering company recommended that a gunnite ditch be installed-at the borderline, and that the portion of my property, where your grader had cleared our plant growth, be 1'.eplanted. When· we met on the 10th, you informed me and my wife that you would would proceed with the ditch and replanting soon.
