Mr. .Smith:
Our office has completed a Preliminary Soils Survey on the
above site. The soil horizon consists of a reddish brown clayey
silt (ML per the Unified Soils Classification) topsoil over bedrock. In general the depth of the topsoil is less than 2 feet and has a large amount of sandfgravel in it derived from the underlying parent rock.
The bedrock is highly weathered and factured in the upper 12".
It is our understanding the site is to be developed for a wood frame residence. According to the above grading plan cuts to a depth of 7' below the surface are planned w.ith fill depths of up to 9'. Cuts of this magnitude may require blasting, although most of the bedrock exposed appears rippable.
Fills made with the topsoil will be satisfactory as long as rock sizes are less than 1' in diameter. Rocks of larger size may be placed in embankment only under the supervision of a qualified soils engineer and at least 4' clear of utility trenches or foundations.
The soils in the area exhibit slight to moderate expansive potential and footing reinforcement may be limifed to one #4 at top and bottom of all footings. Footings should be sized the U.B.C.
