Dear Mr. & Mrs. Klosterman, This letter report presents the results of our evaluation of the conditions of the subsurface soils relative to the support of the existing foundation elements of the subject structure. Our work was requested on your behalf by Endre Bartanyi, Architect on March 11, 2005. FINDINGS We visited the site on March 14,2005 to meet with Mr.. BartanyI and your contractor to evaluate soft, wet conditions of the soils beneath the grade beam which underlies, the western end of the structure. Excavations were made to expose this beam on the north and south ends of the structure. At these locations, it appears as though this grade beam is roughly 18 to24-inches deep We understand that it is 24-inches wide. On the north end, the upper, roughly 12 to 18-inches of soil exposed consisted of loose/soft, wet fill soils. The soil material at the base of the foundation also appears to be wet, however, it is a stiff/dense clayey sand to sandy clay. The conditions exposed in the excavation at the south side of the grade beam indicates that there are also liii soils in the upper 12 to 18-inches, some of which are associated with a trench to accommodate several drainpipes along this side of the structure. Again, the soiLbeneath the grade beam appears to be stiff/dense clayey sand to sandy clay. At both locations, the grade beam is resting on soil material which is adequate for vertical support, but it is not embedded in material which is acceptable for lateral support. While these defects appear to be associated with the original construction (circa early 1970's) practices and/or materials, the inadequate lateral support of the foundation system is, most likely, a contributory factor in the observed distress. We understand that during heavy wind conditions, there is a perception/reality that the structure sways in response to the wind. This swaying motion corresponds to a rocking motion of the foundation system and, coupled with a lack of lateral foundation support, results in excessive distortion of structure frame/exterior walls. We performed a manometer survey to determine the relative levelness oldie lower level stab-on-grade. The results of this survey indicate that the portion ofthe slab along the exterior walls appear to be down, roughly 3/4 to I-inch relative to the center of the slab (see Plate I - Floor Level Survey). Due to the presence of furniture in this room, we were able to expose only a portion of the slab-on-grade in the southeast corner. No cracks were observed in the portiort of the stab exposed. We also probed openings in the north and south side concrete walkways. These openings were made for the purposes of waterproofing the upper portion of the garage retaining wall. The soils in these areas represent backfill soil of the garage wall. These soils were easily probed to a depth of roughly 1 to I Vz feet on the north side and in excess of three feet on the south side. CONCLUSIONS Based on the results of our observations, floor level survey and laboratory testing, we offer the following: The structure element (e.g., grade beam) supporting the west wall of the structure is not embedded in material competent enough to provide adequate lateral support for the structure. The lack of proper embedment material for the foundation element along the west end of the structure is, at least, contributory to the structure distress to the west wall of the structure. March 16,2005 Page RECOMMENDATIONS Based on the above information we present the following recommendations: Foundation Enhancement. We recommend that the grade beam which supports the west wall of the structure be underpinned on the north and south ends. The underpinning elements should consist of 18-inch diameter reinforced concrete caissons six feet deep. The reinforcing should be determined by the architect and/or structural engineer. Additional investigative Efforts. We recommend that the entire lower level slab-on-grade be exposed and observed for distress features (i.e., cracks) which may indicate other structural deficiencies. At the time ofthe exposure of the garage walls for waterproofing purposes, we recommend that the soil supporting these elements be evaluated for the support of the additional loads related to the remodel/additions.
