We observed the following: The soil conditions exposed in the westerly two foundation excavations were found to be unsuitable at a depth of five feet and the excavations were extended to a depth of 6.5 feet below the adjacent ground surface (e.g., 0.5' below the planned depth). The soil conditions exposed in the excavations for the easterly two foundation elements were found to be suitable at the proposed depths (e. .g, 4.5 feet below the adjacent ground surface). On February 24, 2006 we were notified that the City of Carlsbad building inspector found that the excavations were not positioned in compliance with the recommendations presented in our referenced report. We had recommended that "....at least one-half of the diameter of the caisson is directly beneath the structure...". Apparently, the structural detail for these elements (attached) show the elements to be positioned on the side of the existing foundation with a portion of the underpinning element providing support via a cantilevered section. The underpinning element is doweled into the existing foundation on the side as opposed to beneath. We defer to the structural engineer's decision to position the element and reinforcing steel per the attached detail. Dear Mr. Benedict, This letter report presents the results of our evaluation of the conditions of the subsurface soils relative to the support of the existing foundation elements of the subject structure. Our work was requested on your behalf by Endre Bartanyi, Architect on January 16, 2006. FINDINGS We visited the site on January 16, 2006 to meet with your contractor to evaluate soft, wet conditions of the soils beneath the grade beam which underlies.the western end of the structure. An excavation was made with hand tools to expose this beam on the north end of the structuxe (see ?late 1.1 - (Jeoteclinical Map). At tills location, it appears as though this grade beam is roughly 24- inches deep relative to the adjoining ground surface. Based on our experience with another residence several buildings to the north this element is, most likely, 24-inches wide. The subsurface conditions exposed in the excavation consisted predominantly of silty to clayey sand with occasional layers/pockets 01 sandy clay, this material is classified as undocumented fill and, most likely, extends to the beach deposits below. We understand that when the excavation was started, there was free water seeping into the excavation from the northeast corner. Observations of the adjoining property to the north indicates that there is a drain pipe/hose extending out of the structure and exits onto the strip of soil along the fence line in tnis vicinity. As shown of the log of the test pit (Plate 2) the near surface material is near saturated and low in density. the moisture content decreases slightly with depth with a corresponding increase in density. The results of laboratory testing of the samples retrieved from the test pit indicates that the soils at a depth of* roughly three teet are more suitable for support ottbundation elements than that which is currently supporting the existing foundation elements. § geotechnical engineg / 5 VE:L Mr. Alvin Benedict ECA 06-03-01 'January 18, 2006 Page 2 Distress features to the exposed interior of the structure consisted of cracks/separations/offset-of the masonry block walls atboth the north and south corners of the west end of the building. Additionally, there is a hairline crack which traverses the slab-on-grade in a north/south direction. This crack is located roughly 10 feet in from the west end of the structure. CONCLUSIONS Based on the results of our observations and laboratory testing, we offer the following: The structure element (e.g., grade beam) supporting the west wall of the structure is not embedded in material competent enough to provide adequate vertical and/or lateral support for the structure. While the structure defects described above appear to be associated with original construction .(circa early 1970's) practices and/or materials, the inadequate vertical and/or lateral support (e.g., compressible soils) of the foundation system is, most likely, a contributory factor in the observed distress. To a lesser extent, the effects of the water which is being directed to drain toward the common property line from the property to the north is also contributory to the observed distress. RECOMMENDATIONS Based on the above information we present the following recommendations: Foundation Enhancement. We recommend that the grade beam which supports the west wall of the structure be underpinned on the north and south ends. The underpinning elements should consist of 18-inch diameter (minimum) reinforced concrete caissons at least six feet deep (i.e., 4.5 feet below the existing grade beam. These elements should be positioned such that at least.one-half of the diameter of the caisson is directly beneath the structure to accommodate the proper connection between the two elements (e..& dowels). The reinforcing should be determined by the architect and/or structural engineer. Additionally, we recommend that two additional caissons be installed along the north and south sides of the structure at a distance of 15 feet to the east of the west wall of the structure (see Plate 1.2 - Geotechnical Repair Plan). These caissons should be at least 18-inches in diameter and extend to a depth of roughly 4.5 feet below the adjacent ground surface (i.e., 2.5 feet below the exiting foundation element. Likewise, these 'elements should extend beneath the existing foundation to assure proper connection between these elements. Mr Alvin Benedict ECA 06-03-01 January 18, 2006 Page 3 Limitations. The conclusions and recommendation presented herein are based on our experience in the area and observations and laboratory testing of samples retrieved from a single exploratory excavation. We recommend that a representative be present to observe the conditions of the underpinning excavations prior to the placement of reinforcing steel to assure that the subsurface soil conditions extrapolated across the site are relatively accurate. The recommendations presented herein may need to change or be augmented if the conditions exposed vary considerably from those described herein.
