Existing Steinhart Residence, 2901 Ocean Street, Carlsbad, California Gentlemen: In accordance with your request, we have performed a limited soil investigation at the subject site The purpose of this investigation was to determine the existing soil conditions, the depths of the existing foundation system, and to determine the bearing stratum on which the foundation system is founded SITE DESCRIPTION The subject site is a rectangularly shaped parcel of land located adjacent to and west of Ocean Street in the City of Carlsbad, California The site is bounded on the north and south by existing single family residences, on the east by Ocean Street, and on the west by a public beach and the Pacific Ocean The topography of the site consists of a moderately steep, west facing slope leading down from Ocean Street to the public beach This slope was benched or terraced to allow for the construction of the existing structure and patio areas The first story of SOUTHERN CALIFORNIA BOIL AND TESTING INC SCS&T 8821094 June 14, 1988 Page 2 the structure is constructed of masonry retaining walls and stem walls, and a conventional slab-on-grade floor system The second and third stories are of wood-frame construction During a field reconnaissance of the existing structure on a prior date, it was noted that minor distress had occurred This distress consisted of minor cracks in the exterior stucco and stem walls, cracks in the exterior flat work, and minor displacements of the paneling of the southern interior walls This distress was outlined in our report entitled "Observation of Existing Residence", dated May 10, 1988 SOIL DESCRIPTION As encountered in three test pits ranging in depth from approximately six feet to twelve feet in depth located adjacent to the existing foundations and in the western slope area, the western portion of the building pad is underlain by medium dense to stiff fill materials consisting of silty sands, clayey sands, and sandy clays In-place densities were determined through wax densities of chunk samples obtained at various elevations in the exploratory pits These densities indicate that the relative compaction of the existing fill ranges from approximately 86 percent to 96 percent of the maximum dry density as determined in accordance with ASTM D1557-78 Method A (See attached Plate Number 7) The fill material is in turn underlain by medium dense sands to an unknown depth Water seepage was encountered in Pit Number 1 located at the southwest corner of the structure The water had a slight odor to it which may be of sewage origin The soils encountered in Pits Numbers 2 and 3 had high moisture contents but did not show signs of seepage S£S&T 8821094 June 14, 1988 Page 3 EXISTING FOUNDATIONS It was found in the two exploratory hand pits adjacent to the structure that the existing footings extended to depths of approximately 30 inches and 27 inches below the the existing finish grade for pits 1 and 2, respectively, at the locations shown on Plate Number 1 We were unable to determine the width of the footings or if they are reinforced In observing the foundations directly below the cracks in the exterior stucco and masonry walls, it was noted that the cracks do not extend into the foundation system CONCLUSIONS AND RECOMMENDATIONS As mentioned in the soil description portion of this report, the western portion of the site is underlain by existing fill materials which have an estimated maximum depth of approximately eight feet at the extreme west end of the structure and daylight in its central portion The fill material is in turn underlain by medium dense sands Experience indicates that fill deposits may settle regardless of their relative compaction The primary cause of this settlement is an increase in moisture content within the fill due to water infiltration from rainfall and landscape irrigation water and the weight of the fill itself The underlying medium dense sands also possess a potential for minor settlements upon the infiltration of water and loading by structures or fill above Based on our experience with soils similar to the fill material, the anticipated settlements of uniformly compacted fills less than ten feet are relatively minor and would not effect the structural integrity of the structure In addition, due to the moisture contents and depths of the underlying medium dense sands, it is assumed that the anticipated settlements of these soils due to the weight of the overlying fill materials and structure have occurred SCS&T 8821094 June 14, 1988 Page 4 It appears that the distress noted in the exterior stucco and masonry block walls is not associated with the foundation system Further, it is our opinion that the probability of future settlements of the existing fill materials or underlying sands which may effect the integrity of the structure is very low.
