All new residential buildings,
including additions, require a
soils report. Please submit two
copies. Exception: If a room
addition is limited to one story
and 1000 sq. ft. in area, then a
soils report is not re~uired. Esgil Corporation will advise the
City to place their soils notice stamp on the plans.
All structures require a Class B
roof covering, except room
additions. 1:f a room addition
covers all of the existing
building (2nd story addition),
then the above exception doesn't apply.
City Ordinance 9792 requires two
parking spaces/unit with clear
area of 20'x20' i.e. no washing
machines, etc. Show compliance.
Overflow roof drains shal 1
terminate in an area where they
will be readily visible and will
not cause damage to the building.
If the roof drain terminates through a wall, the overflow drain
shall terminate 1211 minimum above the roof drain. Policy 84-35.

1. Please note that some metal-frame windows may not satisfy the U-value requirement of
0.75. For additions and alterations only, dual glazed "greenhouse" windows and
skylights may be assumed to meet this requirement.
2. 20% of added floor area plus the area of any glazing removed because of the addition.
3. A coefficient of.0.66 will be assumed to be provided when dual glazing is used.
4. If the addition will be on top of existing construction, and:
(a)If the addition has conditioned area below all portions, then no thermal mass is
required.
(b) If the addition will be over non-conditioned area (partially or wholly) in a building
mostly of raised-floor construction (after the addition), then thermal mass is required
in the addition (equal to 5% of the area of the addition that is over non-conditioned
space). This may be provided by showing a 2" concrete slab at hearths, countertops,
etc.
(c)If the addition will be over non-conditioned area in a building mostly of slab-on-
grade construction (after the addition), then no the~mal mass is required.
If the addition will be at the ground floor, and:
(a)If the addition will be in a building mostly of raised-floor construction (after the
addition), then thermal mass is required in the addition (equal to 5% of the added
conditioned footprint area). This may be provided by showing a 2" concrete slab at
hearths, countertops, etc. ·
(b)If the addition will be in a building mostly of slab-on-grade construction (after
the addition), then thermal mass is required in the addition (equal to 20% of the added
conditioned slab-on-grade floor area). This may be provided by covering a portion of
the slab-on-grade with tile, wood, etc.
5. If the existing system will be utilized (if no additional systems are needed to provide
UBC heating requirements) , there are no special requirents, other than mandatory
insulation for any extended ducts, etc.
6. If the total number of water heaters increases in the residence, then calculations must
be submitted to show that the entire existing-plus-addition system meets the water
heating energy budget.
