within the limits prescribed or provide an energy analysis of the existing house and the new
addition. On the CF1 R please show only the areas of the windows in the addition if the addition
prescriptive package is used. Please rework the CFI R to show compliance with state Title 24
energy requirements.

The above regulations apply to residential construction, regardless of the code editions
adopted by ordinance.

1. Please make all corrections on the original tracings, as requested in tI,e correction
list.
Submit three sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted
in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the City
of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA 92009,
(619) 438-1161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619) 560-
1468. Deliver all remaining sets of plans and calculations/reports directly to the City
of Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
2. Provide a statement on the Title Sheet of the plans that this project shall comply
with Title 24 and the 1994 UBC, UMC and UPC and the 1993 NEC. Please specify
the code edition on the title sheet.
3. Building set backs are measured perpendicular to the property lines. Please
dimension the site plan to accurately show the set back distances that reflect the
closest distance to the property line from the room addition.
4. At the new bedroom addition show locations of permanently wired smoke detectors
with battery backup:
Inside each bedroom.
Centrally located in corridor or area giving access to sleeping rooms. Add a
smoke detector a dining room side of entrance door to bedroom.
5. Please note/show on the plans that smoke detectors shall be installed in all existing
bedrooms and hallways leading to the bedrooms.
6. Dimension on the plans 30" clear width for water closet compartments and 24"
clearance in front of water closet. Section 2904.
7. Please provide a detail of the new roof and existing wall intersection showing the
flashing and counterflashing per Chapter 15 UBC or the roofing tile manufacturers
listing requirements.

8. Glazing in the following locations should be of safety glazing material in accordance
with Section 2406.4 (see exceptions):
Fixed and sliding panels of sliding door assemblies and panels in swinging doors other
than wardrobe doors.
Fixed or operable panels adjacent to a door where the nearest exposed edge of the
glazing is within a 24-inch arc of either vertical edge of the door in a closed position and
where the bottom exposed edge of the glazing is less than 60 inches above the walking
surface.
Please show that window in shower is tempered or more than 60" above the drain.
ROOFING
Specify roof slope.
Specify on the plans the following information for the roof materials, per Section
106.3.3:
Manufacturer's name.
Product name/number.
ICBO approval number, or equal.
Note on plans that surface water will drain away from building and show drainage
pattern and key elevations. Section 1804.7.
Show location of attic access with a minimum size of 22"x30", unless the maximum
vertical headroom height in the attic is less than 30". Access must be provided to
each separated attic area, shall be located in a hallway or other readily accessible
location and 30" headroom clearance is required above the opening. Section
1505.1.
FRAMING
The proposed 2x8 ceiling joists are over spanned for the spacing of 24" o.c. as the
maximum span is 17-3" per UBC. Show ceiling joists of increased size or spacing to
meet minimum code spans.
Please show all header sizes.
MECHANICAL (UNIFORM MECHANICAL CODE)
Every dwelling unit shall be provided with heating facilities capable of maintaining a
room temperature of 70 degrees F at 3 feet above the floor in all habitable rooms.
Show basis for compliance. UBC, Sec. 310.11. Show extend duct etc.
Show the size, location and type of all heating and cooling appliances or systems.

ELECTRICAL (NATIONAL ELECTRICAL CODE)
Show electrical receptacles along the wall of the new bedroom so as any wall space
more that 2'-0" is served and a receptacle located so as all wall space within 6-0"
of the outlet is served.
PLUMBING (UNIFORM PLUMBING CODE)
Provide a note on the plans: In showers and tub-shower combinations, control
valves must be pressure balanced or thermostatic mixing valves. UPC Section
410.7
Show shower stall can accommodate a 30" circle and has a minimum floor area of
1,024 sq. in. UPC Section 410.4;
ENERGY CONSERVATION
The regulations require a properly completed and properly signed Form CF-IR to
be either imprinted on the plans, taped to the plans or "sticky backed" on the plans,
to allow the building inspector to readily compare the actual construction with the
requirements of the approved energy design.

information shown on the properly completed Form CF-IR.
Specify on the building plans all of the mandatory energy conservation requirements
as listed on the enclosure titled, "Mandatory Measures Checklist".
Show the make, model, type and efficiency of the space heating (or cooling) system.
For room additions, show compliance with the energy standards. See attached
prescriptive energy package. As an alternative a point system computer generated
package can be provided.

Please note that some metal-frame windows may not satisfy the U-value requirement of
0.75. For additions and alterations only, dual glazed "greenhouse" windows and.
skylights may be assumed to meet this requirement.
