The fills were placed durirg the period between December 11, 1969 and February 4, 1970. '[he approximate areas and depths of filled ground placed under our inspection in accordance with the approved specifications ore shown on the attached Drawirg No. l, entitled "Location of Compocted Filled Ground." The grodi11;1 plan used for the placement of filled ground was prepared by Rick Engineering Company and approved November 13, 1969. The approximate locations at which the tests were taken and the final test results are presented on p~es 4 to 10, inclusive, under the "Table of Test Resulh." The laboratory determinations of the maximum dry de.nsities ond optimum moisture contenh of the major fill materials are presented on page 11, under the "Laboratory Test Result's." Some of the maximum dry densities shown in the "Table of Test Resuln" were combinations of these. The tests were token durire the weekly periods indicated below: Test Number I to 14 to 99 to 13, 98, 135, inclusive inclusive inclusive Week Endi~ December 13, December 20, December 27, 1969 1969 1969 • • Project No. 69-11-13D -2-February 24, 1970 La Costa South Unit No. 4 Test Number 136 to 182, inclusive 183 184 to 186, inclusive 187 to 218, Inclusive 219 to 232, Inclusive 233 to 237, i ncluslve Week Endi rg January 3, 1970 January 10, 1970 January 17, 1970 January 24, 1970 Ja....,ary 31, 1970 February 7, 1970 The final results of tests and observations indicate that the compacted filled ground has been placed at 90 percent af the maximum dry density or greater. It has been determined that the fill materials, compacted to 90 percent of the maximum dry density, hove a safe bearire value of at least 2000 paunds per square foot far one foot wide continuous footirgs founded at a minimum depth and placed five feet or more inside the top of compacted filled ground slopes. If footires are placed closer to the exposed slo~ than 5 feet inside the top of compacted filled grcurd slopes, these should be deepened one foot below a 1 1/2 horizontal to 1 vertical line projected outward and downward from a point 5 feet horizontally inside the top of compacted filled ground slopes. Tests indicate that the compacted filled ground Is adequate to satisfac- torily support one or two story wood frame d-llires designed for the recommended beorirg value, without detrimental settlements. In our report of the original investigation conducted at this subdivision, (Project No. 69-3-24BC doted M.oy 22, 1969), we stated that some "expamive" soils existed on the site and if they were allowed to remain in the upper 3 feet below finished grade some of the lots would require specially designed footirgs and slobs. We further stated that these lohi would be listed upon the ccrnpletion of grodire. The lots where expansive soils were· observed to remain within the upper 3 feet, ore tabulated as follaW$: ' Type A: Lot 287 Type B: Lolli 268, 273 and 274, 280 ta 285, inclusive, 289 to 301, inclusive, and 303 to 307, inclusive It is recommended that the followire special design precautions be taken for the houses to be constructed on the above-listed lots in order to minimize the effect of the expensive soils: Type A Lots I. Isolated interior piers should not be used. Continuous footires should be used throughout, and these should be placed at a minimum depth of two feet below the lo-st adjacent exterior final ground surface. 2. Reinforce and interconnect conti nuovsly with steel b= all interior and exterior faoti rgs with two D4 bars at 3 Inches above the bottom of all footirgs ond two 114 bars placed I 1/2 inches below the top of the stems of the footi rgs. Use raised wood floors that span between continuous footirgs, or reinforce oll concrete slabs with 6 x 6 -10/10 woven wire fabric and provide a minimum of 4 Inches of clean sand beneath all concrete slabs. Provide a moisture barrier 2 inches below slabs under living areas. 4. Separate garage slobs from perimeter footings by 1/2 inch thickness of construc- tion felt or equivalent, to ollow independent movement of garage slabs relative to perimeter foot! ngs. 5. Provide 'positive drainage away fran all perimeter footings too horizontal distance of at least 6 feet outside the house wol Is. -Type B Lots Those lots listed on page 2 as Type Blots should. follow all the above-listed recommendations with the two followirg exceptions: I. The continuous footings may be placed at a minimum depth of 18 inches below the lowest adjacent exterior final ground surface rather than the two feet recommended for Type A lots. 2. Sir,gle #4 bars placed as directed {above) near tops and bottoms of all interior al)_d exterior footings may be substituted for the two #4 bars recommended for Type A lots. Recommenddtions 3 to 5, inclusive, as listed for Type A lots, are applicable to the Type Blots also. ~ The safe beorirg value for footings on natural ground is 1795 pounds per square foot. It is concluded from our past experience in areas where soils fall into this class- ification that continuous wall footings should be used throughout and that these should be placed at greater than minimum depths and reinforced to. resist differential movements. Also, if concrete slabs are to be placed on the 11 exponsive 11 soils, it is recommended moisture tests be taken 4 to 5 weeks prior to pouring concrete to verify that 80 percent saturation of the layers exist, to a depth of 3 feet. If less moisture exists, then presaturation would be recom- mended. The reason for this is that concrete slabs are r.:.!atively lightly loaded in comparison to continuous wall footings supporting raised wood f!oo,s and th~y ar~: ::;ubject to much greater . . f I H • H I ' ' ,· I d f" l I ,. •• t up1nard movement I tne expansive cays 9'? ,rorn a re1a 1ve y ry 1c10 cono.111an o near • ' Project No. 66-3-31 D .... la Costa Valley Unit No. 4 -2-December 20, 1966 saturation than are the wall footings that are placed at greater depths below the finished ground surface. Numerous tests and observations made to date indicate that the "expansive" soils tend to increase in moisture content with time, once these are covered and lawn water- ing, etc. takes place around the perimeter of the faundatio;,. Houses constructed in the spring when the soils have natural presaturation have been subjected to far less differential movement than houses constructed on.air dry soils without presaturation in the fall of the year. The following recommendations are made for two types cf foundation construction: I. Type of Construction of Raised Wood Floors on Continuous Wall Foundations. I. Use continuous wal I footings throoghaut and place at a minimum depth of two feet. 2. Reinforce with one #5 steel bar placed 3 inches above the bottom of footir)g and one #5 steel bar placed 1 1/2 inches below the top of stem wall of the footing. 3. It is recommended that the steel reinforcement af all interior and exterior continuous wall footings be lapped 48 diameters and that the reinforcement of the interior footings be carried into the exterior walls sufficient distance. to develop fu 11 strength . 4. Construct crawl holes with continuous reinforcement as shown on page 17 of the "Minimum Property Requirements far properties of one or two living Units, Located in the Southern California District" by the Federal Housing Adminis- tration Revised May 1952 or by same equivalent design. 5. For concrete slabs on ground in the garages, it is recommended that a 4 inch thickness of sand be placed beneath the concrete slab and that the concrete slabs be separated by 3/8 inch thickness of construction joint material from the exterior wall footings. The slabs sh.au Id also be reinforced with 6" -6" by # 10 -# 10 wire mesh . II. Type of Construction of Concrete Slab Floors on Ground Between Continuous Wall Foundations I. Use continuous wall footings throughout and place at a minimum depth of two feet. 2. Reinforce with one #5 steel bar p'.oced at three (3) inches above the bottom of the continuous wall footings and o~e #5 steel bar placed at one and one-half ( I 1/2) inches below the top of s:em wall of the footing. 3. It is recommended that tne steel ,einforcement of all interior and exterior continuous wall Footings be lapped 48 diameters and that the interior reinforce- ment be carried into the exterior ,·10lls sufficient distance to develop full strength. BENTON EN,::;.',";:ERING. INC. • Project No. 66-3-31 D -3-December 20, 1966 la Costa Valley Unit No. 4 4. For concrete slabs on ground for this condition, it is recommended that Field moisture checks be made to three feet below finished grade to verify 80 per- cent saturation. If 80 percent saturation is not present, then it is recommended that water be added by ponding, "rain birds" or any suitable method to increase moisture as required. After the presaturation moisture content is achieved with- in the upper three feet, the soil may be permitted to surface dry so that equip- ment moy work on it and then a 4 inch sand layer should be deposited within. one week.
