FOREWORD (PLEASE READ):
-This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws'
regulating energy conservation, noise attenuation and access for the disabled. This plan review
is based on regulations enforced by the Building Department. You may have other corrections

1 Please make all corrections on the original tracings, as requested in the
correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans-
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
Deliver all corrected sets of plans and calculations/reports directly to the
City of Carlsbad Building Department, 2075 Las Palmas Drive, Carlsbad, CA
92009,(760) 438-1161. The City will route the plans to EsGil Corporation and the
Carlsbad Planning, Engineering and Fire Departments.
Bring one corrected set of plans and calculations/reports to EsGil
Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (619)
560-1468. Deliver all remaining sets of plans and calculations/reports directly to
the City of Carlsbad Building Department for routing to their Planning, Engineering
and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not
be reviewed by the City -Planning, Engineering and Fire Departments untilreview
by EsGil Corporation is complete.
2. Indicate on the.Title Sheet of the plans the name of the person responsible for
the preparation of the plans.'Section 106.3.2.
All sheets of plans must -be signed by the person responsible for their
preparation. (California Business and Professions Code).
4: Provide a statement on the Title Sheet of the plans that this project shall comply
with Title 24 and the 1994 UBC, UIVIC and UPC and the 1993 NEC.
When the valuation of a room addition or repair exceeds $1,000, or when
sleeping rooms are created, smoke detectors shall be provided, excep that
smoke detectors added at existing construction need only be battery powered.

will be installed in all existing bedrooms and the hallways leading to the
bedrooms.
Please. show ahy existing openable windows in the adjoining dining room or show
new openable windows to be installed to meet the following requirements:
a), Window area must be at least 1 /10 of the floor area and a minimum of 10
square,feet per Section 1203.3.
b) Openable window area in habitable rooms must be 1/20 of the floor area
and a minimum of 5 square feet. Section 1203.3.

7. I n order to take light -and ventilation from the proposed game room for the dining
room at least 1/2 of the common wall must be open (no sliding glass door) and
have an opening not less than 25 sq. ft., nor one tenth of the floor area of the
interior roorn. Section 1203.1. The area of the windows must equal the required
area for the dining room and game room per the above light and ventilation
requirements.
8., Please revise the detail AM to show that the footing extends 12" in to
undisturbed soil and that there is a 6" wood and earth separation. Show that the
bottom plate material is pressure treated wood.
Show metal,tie straps at the connection of the new double top plates and the
existing.
Without ceiling joists or rafter ties, the ridge is sized as a beam to support its
tributary load to prevent the roof from sagging and the- walls moving outward.
Please provide a ridge beam of adequate size to support the tributary loads
~hown.:Show the post support beneath each end of the beam. Show that the
size of the header at the existing opening is adequate to support the beam -load.
Detail all post-to-beam and post-to-footing connections and reference thedetail
to the,plan. Section 2324.
12.. Please. show how the rafter/joists are to be supported at the ridge beam i.e.
hangers, framing anchors and strap ties across the rafters at the ridge beam
support. Section 2303.8.

16. Show a braced wall panel per UBC Section 2326.11.4 at the opening between the
two windows at the west gable end wall. Show that two hold down devises i.e.
PAHID 22 or HID2A, are installed at each end of the braced wall panel and with a
minimum of 2 anchor bolts between the hold downs. Show the braced wall
sheathing between the hold downs to be a minimum of 3/8" plywood nailed 6" &
12" o.c.. The sheathing extends from the bottom plate to the roof sheathing above.
Show A-35 framing anchors at the transfer from the braced wall panel to the roof
s rafter or blocking.
Please attach the accompanying, Minimum Construction Specifications to the
plans.
Please show the french doors and the new sliding glass door to be-tempered
glass as per UBC Section 2406.4.
For 6 single4amily dwelling unit (and for each unit of a duplex), show that at least
one receptacle outlet accessible at grade level will be installed outdoors at the
front and back of the dwelling. NEC Art. 210-52 (6). This receptacle must be
.,-,GFCI protected. Please show a rear outside receptacle on the plans.
20 -The regulations require a properly completed and properly signed Form
CF-IR to be either imprinted on the plans, taped to the plans or "sticky
backed" on the plans, to allow the building inspector to readily compare. the
actual construction with the requirements of the approved energy design. The
City. of Carlsbad is in energy zone 7. See accompanying CF1 R and energy
design package requirements.
-21. Specify on the building plans all of the mandatory energy conservation
requirements as listed on the enclosure titled, "Mandatory Measures Checklist".
