This plan review is based on regulations enforced by the Building Department. Present California law mandates that residential construction comply with the 2001 edition of the California Building Code (Title 24), which adopts the following model codes: 1997 UBC, 2000 UPC, 2000 UMC and 1999 NEC (all effective 11/1/02). The above regulations apply to residential construction, regardless of the code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must-be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3, 1997 Uniform Building Code, the approval of the plans does not permit the violation of any state, county or city law. Old codes noted on sheet 1. 3. Adding additional outlets at master bedroom and bedroom branch circuits now require arc fault protection. Note clearly on the plans that "Bedroom branch circuits will be arc fault circuit protected." NEC Art. 210-12(b). 4. Appear to be missing GFCI outlet at one of basin sinks of bedroom 3. In master bathroom the required GFCI outlet must be within 36" of basin per the 1999 NEC. 5. Note on plans if removed walls are bearing or non bearing and if bearing then provide structural support. 6. New 3'x4' window at tub to be tempered. 7. Could not locate key note 19 as noted next to bathroom off bedroom 3. 8. Key note 10 And 11 are noting replacing existing 1440 windows with 4014 windows. Assume existing is 4014 instead but if 1440 is correct then note size of new header. 9. Spa pad on sheet 1 existing and not a apart of this permit?
