On the first sheet of the plans indicate: • Present and proposed occupancy classifications of the remodel area, I.e., B instead of B-2. • The occupant load of the remodel area(s). 3. · Show the use of all rooms or areas within the space being improved or altered. Also specify the exact use of the space being improved. Section 106.3.3. 4. Show all existing rated corridors. Identify and provide construction details for proposed new fire rated walls. 5. Specify on the plans the fire ratings of a$semblies to protect penetrations or proposed openings in existing or new fire walls, floor-ceiling assemblies or roof-ceiling assemblies. 6. Provide a note on the plans indicating if any hazardous materials will be stored and/or used within the building which exceed the quantities listed in UBC Tables 3-D and 3-E. · 7. Glazing in the following locations should be of safety glazing material in accordance with Section 2406.4 (see exceptions): a) Fixed or operable panels adjacent to a door where the nearest exposed edge of the glazing is within a 24-inch arc of either vertical edge of the door in a closed position and where the bottom exposed edge of the glazing is less than 60 inches above the walking surface. 8. Provide a section view of all new interior partitions. Show: a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify manufacturer and approval number or indicate "to be ICBO approved". b) Method of attaching top and bottom plates to structure. (NOTE: Top of partition must be secured to roof or floor framing, unless suspended ceiling has been designed for partition lateral load). Include ICBO #'s for the shot pins at the bottom of the tracks. c) Wall sheathing material and details of attachment (size and spacing of fasteners). d) Show height of partition and suspended ceiling, and height from floor to roof framing or floor framihg. 9. Provide notes and/or details to show that the floor and wall finish in toilet rooms are surfaced with a smooth hard non-absorbent material extending five inches up ... _, CARLSBAD 96-179 FEB 8, 1996 the wall. Similar surfacing shall be provided on the walls from the floor to a height of 4 feet around urinals and within water closet compartments. Section 807. 10. Note on the plans: "All interior finishes must comply with Chapter 8 of the UBC". Specify "Class Ill flame spread rating (minimum) for B." 11. Note on plan that suspended ceilings shall comply with UBC Tables 25-A, 16-0 and 16-8. 12. Exit signs are required whenever two exits are required. Show all required exit sign locations. Section 1013.1. 13. Note on the plans: "All exits are to be openable from inside without the use of a key or special knowledge." In lieu of the above, in a Group 8 occupancy, you may note "Provide a sign on or near the exit door, reading THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS." This signage is only allowed at the main exit. Section 1004.3. 14. When two exits are required, dead end corridors are limited to 20 feet. Section 1005.5. This applies to the corridor outside the women's room and that by office # 2, 3, 4 & 5. 15. Corridors serving ·30 or more occupants shall have walls and ceilings of one-hour construction. 16. Section 1005.7, Exceptions 5, 7 and 8 do not a,pply to common corridors where the corridor serves as an exit for non-office areas (manufacturing, warehouse, etc.).. 17. If an office tenant space utilizes Section 1005.7, Exceptions 5, 7 and 8, then that office space shall be separated from adjacent manufacturing/ warehouse spaces by a demising wall constructed as for a one-hour corridor wall. 18. If non-rated corridors are used per Section 1005.7, Exe. 5 or 8, provide a reference to the corridors on the floor plan, noting: a) Corridors are non-rated per the applicable exception. b) Smoke detectors shall be maximum 30' on center. c) Power supply shall be dedicated branch circuit. Circuit disconnecting means shall be accessible only to authorized personnel and shall be clearly marked FIRE ALARM CIRCUIT CONTROL, with a lock-on device. 19. Clearly show where the non-rated corridor system terminates and a rated corridor system commences. 20. Window openings in rated corridors shall be protected by fixed glazing listed and labeled for a fire-protection rating of at least 3/4-hour. Section 713.9. CARLSBAD 96-179 FEB 8, 1996 21. Provide a complete architectural section of the corridor showing all fire-resistive materials and details of construction for all walls, ceiling and all penetrations. Section 1005.7. 22. If a room with an exhaust fan has a door opening into a rated corridor, show how makeup air will be provided to the room. The door cannot be undercut, nor can a louver in the door be provided. Section 1005.8.1. 23. Provisions in Chapter 7 require special treatment of penetrations at fire-resistive assemblies. Provide typical details on the plans showing how the fire-resistive integrity will be maintained at the following conditions (Include the manufacturers' names and ICBO numbers (or equal) for any sealant): NOTE on plans minimum "T" rated fire-stopping required for all penetrations of rated assemblies. 24. Provide a note on the plans stating: "Penetrations of fire-resistive walls and ceilings shall be protected as required in UBC Sections 709 and 710." 25. Note on the plans that new water closets and associated flushometer valves, if any, shall use no more than 1".6 gallons per flush and shall meet performance standards established by the American National Standards Institute Standard A112.19.2. H & S Code, Section 17921.3(b). 26. Specify there is no change to the HVAC system and there is no additional lighting under this permit. 27. See attached for handicapped items. 28. Note that the doorways leading to sanitary facilities shall be identified, per Section 1115B.5, as follows: a) An equilateral triangle¼" thick with edges 12" long and a vortex pointing upward at men's rest rooms. b) A circle ¼" thick, 12" in diameter at women's rest rooms. c) A 12" diameter circle with a triangle superimposed on the circle and within the 12" diameter at unisex rest rooms. d) The required symbols shall be centered on the door at a height of 60". e) Signage shall also be located on the wall adjacent to the latch outside of the doorways leading to the sanitary facilities, per Section 1117B.5.9. • MULTIPLE ACCOMMODATION SANITARY FACILITIES For both men and women's rooms: 2. Revise plans to show that at least one water closet fixture, located in a compartment, shall provide the following, per Section 1115B.7.1.2: a) ~8" clear space from a fixture (or ~32" clear space from a wall) at one side. b) Clear space in front of the water closet shall be: · i) ~48" if the compartment has a end opening door. ii) ~60" is required for side opening doors. c) Grab bars shall not project more than 3" into the clear spaces indicated. 4. Show or note, per Section ~ 115B. 7 .1.3 that the doors to the accessible water closet compartment will be equipped with a self closing device with: a) ~34" clearance when located at the side of the compartment. 5. Note that if standard compartment doors are used, that the following will be provided, per Section 1115B.7.1.3: a) ~9" clearance for footrests underneath. RESTROOM FIXTURES AND ACCESSORIES 6. Show, or note, on the plans that the accessible water closets meet the following requirements, California Plumbing Code: a) The seat is to be ~17" but ::;;19" in height. Show, or note, on the plans that accessible urinals meet the following requirements, per Section 11158.9.4 and California Plumbing Code: a) The rim of at least one urinal shall: i) Project 14" from the wall. ii) Be :,; 17" above the floor. b) The force to activate the flush valve shall be s;5# force. c) The control mechanism is be located s;44" above the floor. d) 2:30" x 48" clear floor space is provided in front of the accessible urinal. 8. Show that accessible lavatories comply with the following, per Sections 1115B.9.1 and California Plumbing Code: a) 2:30" x 48" clear space is provided in front for forward approach. The clear space may include knee and toe space beneath the fixture. i) ~29" high x 30" wide x 8" deep at the top. ii) ~9" high x 30" wide and 17" deep at the bottom. iii) The counter top is s;34" maximum above the floor. b) Hot water pipes and drain lines are insulated. c) The faucet controls, and operating mechanism are: i) The type which does not require tight grasping, pinching or twisting of the wrist. ii) Has an operating force of s;5#. 9. Revise plans to show that grab bars comply with the following, per Section 11158.8: a) They shall be securely attached 33" above the floor, and parallel. NOTE: Where a tank-type toilet is used which obstructs placement at 33", the grab bar may be installed as high as 36". b) The diameter, or width, of the grab bar gripping surface is 2:1 ¼" but s;1 ½", or the shape shall provide an equivalent gripping surface. c) If mounted adjacent to a wall, the space between the wall and the grab bar shall be 1 ½". d) Be designed to support 250#. 10. Revise plans to show s;4Q" height for: a) The operable parts of at least 1; i) Paper towel dispenser. ii) Sanitary napkin dispenser. iii) Waste paper disposal.
