At your request, a representative of General Analytical Laboratories has
conducted a limited visual site and Structural inspection of the above project on
June 5, 1996. This inspection included a site reconnaissance and a floor level
manometer survey.
The following report is based on that inspection and reflects the conditions
noted at that time. Although we conducted a thorough visual inspection, this creates no
warranties either expressed or implied as to the condition of the property or possible
defects which may not have been apparent at the time of inspection. No subsurface soils
or geological observations or studies are included in this report. This report does not
constitute a compliance report. This report is provided solely for the exclusive use of
the above noted client. If either party becomes involved in litigation arising as a result of
the contents of this report, the maximum liability shall be limited to the amount of the
inspection fee.

1.0 INTRODUCTION AND SCOPE OF SERVICES:
At the request of Mr.Joe Azar, of Azar Contracting Company, a representative of
General Analytical Laboratories has conducted a limited visual site and structural
inspection on the structure located at 2722 Athens Avenue in the City of Carlsbad,
County of San Diego, California. This investigation was conducted on Wednesday,
June 5, 1996 at 1O:OO A.M.. The purpose of this investigation is to inspect the
structure and site conditions and to offer an opinion regarding the structural condition
of the residence.
The scope of this project includes the following items:
1. Site reconnaissance and a slab level manometer survey indicating the
relative elevations across the span of the slab.
2. The preparation of this report of our findings and recommendations.
2.0 BACKGROUND:
The residence is a single story wood framed structure with stucco siding. It was
indicated that the cracks in the slab and foundation of the residence has caused some
concern over the structural integrity of the residence.
This report will address the areas of concern and make appropriate recommendations.

3.0 OBSERVATIONS:
EXTERIOR
The concrete drive is in fair condition, There is a crack which is approximately 5/16" wide.
The pattern of cracking is typical for unreinforced concrete on grade. The concrete walks
exhibit some minor cracks and some lifted sections. The rear concrete patio is, generally, in satisfactory condition, however, it has migrated from the house foundation by
approximately 1 ".
Siding:
The stucco siding is in satisfactory condition with typical cracks at the corners of doors and windows.
Foundation:
The foundation consists of exterior footings and a slab on grade. There is a crack which
penetrated the foundation at the front of the residence, near the entry way. This crack
extends through the interior slab to the rear of the house. The crack is approximately 1/16
wide and is generally flat and level.
GARAGE
The garage is in satisfactory condition. No abnormal conditions were noted.
INTERIOR:
The interior walls and ceilings are, generally, in satisfactory condition. There is no
indication of unusual or abnormal conditions of distress. The crack in the slab was
discussed in the foundation section of this report. The floor coverings precluded a
complete visual inspection of the slab for the residence.

A floor level manometer survey was performed to determine the relative variation in
elevation across the span of the slab. (See appendix A). The maximum variation in
elevation was observed to be 3.1 cm. (approx. 1 114 inches). Current standards of
practice generally allow for a maximum variation of 1/4 in 10 feet and 1" in 40 feet in
original construction. The variation in elevation is generally within the norm for the type
of construction.
4.0 SOIL AND DRAINAGE:
The residence is constructed on a flat pad with a downslope along the rear of the property.
There are gutters along the horizontal eaves connecting to downspouts, however, the
downspouts drain to the ground and to planter areas. There is restricted drainage in the
planter areas which may allow water to accumulate near the house foundation. The front
downspouts discharge to subterranean drains which directs the run-off away from the
house.
6.0 CONCLUSIONS:
Based upon this visual inspection, the slab level survey, and experience with other
similar residences, the following opinions are offered:
The distress observed in this residence is most likely due to typical concrete shrinkage
which has been aggravated to some extent by the soil and drainage conditions. The crack
has extended through the front foundation wall for the residence, however, the crack is
relatively flat, level and narrow also indicative of a shrinkage crack. This data and the floor
level survey indicate that there is no significant structural distress to the residence. The
cracks in the driveway and walk are considered to be non-structural and typical for the
construction. The lifted areas of concrete may pose a tripping hazard and should be
leveled to some extent.
Any repairs to the slab and foundation of this residence will not alter the basic soil
conditions of the lot. At best it can be expected that the repairs will minimize the potential
for damage to the house in the future.
1. The crack in the slab and foundation should be repaired by epoxy gel injection in order
to bond and seal the area.
2. The lifted areas of the concrete walk can be dealt with by adding a topping material to
the lower section to remove the elevated lip. In order to completely level the area it would
require removal of the lifted section, removal of any roots or soil that keeps the section
raised, regrading of the area and installation of a new section of concrete.
3. The drainage should be improved by connecting the rear downspouts to discharge to
subterranean drains leading to the street.

4. Provide drainage for the planter areas to mitigate any ponding of water near the
foundation.
Note: Repairs listed may be subject to revision at a future date, if unforeseen conditions
arise during the course of repairs.

GENERAL DRAINAGE INFORMATION
Adequate drainage of a lot is extremely important in San Diego County. Many of the
areas in the county have clay type soils. These soils are potentially expansive in nature.
A large majority of structural problems we see in residences can be directly related to
inadequate drainage. Water should not be allowed to pond near foundations. The soil
level should be a minimum of six inches below the weep screed and sloped away from the
foundation. The yard should be observed during rain storms to see if there are any ponding
areas.
If so the soil in the ponding area should either be regraded or a surface drain should be
installed. Slopes should be planted with vegetation that requires little watering and bonds
with the soil. Gutters and downspouts should be installed at all horizontal roof eaves
discharging either away from the house or to subterranean drains. Gutters and
downspouts should be kept free of debris and properly connected. Surface drains and
subterranean drains should be periodically backflushed to assure that they are free
flowing.
7.0 LIMITATIONS OF INSPECTION:
The recommendations of this report pertain only to the site investigated and are based
upon the assumption that the soil conditions do not deviate from those disclosed in the
investigation.
The findings of this report are valid as of the present date. Changes in the conditions of a
property can occur with the passage of time, whether they be due to natural processes or
the works of man on this or adjacent sites. In addition, changes in applicable standards of
construction may occur, whether resulting from legislation or the broadening of knowledge.
Therefore, the findings of this report may be invalidated wholly or in part by conditions
beyond our control.
Our inspection was performed using the degree of care and skill ordinarily exercised,
under similar circumstances by reputable Engineers practicing in this or similar localities.
No seismic evaluation of the structure was performed or implied. No other warranty,
expressed or implied, is made. This inspection was visual only. No intrusive, destructive
or subsurface soil testing or investigations were performed. The floor coverings were not
completely lifted to inspect the concrete floor for cracks. It is suspected that if all of the
floor coverings were removed, some additional cracks may be located.
Should any pertinent conditions be encountered which are not in accordance with this
report, this company should be contacted for additional recommendations.
