CONSTRUCTION OF DRILLED PIERS FOR BUILDING UNDERPINNING
Dear Mr. Gates:
In accordance with your request, we have observed the excavation of 36 cast-in-place drilled piers for
the underpinning of Buildings 2724, 2726, 2728, and 2730 located at the subject project. We performed
foundation observations during the period of December 8, 2009 through January 26, 2010, which
included the following:
• Observing the drilling and construction of 36 drilled piers and pile caps;
• Checking that the geologic conditions encountered were similar to those expected;
• Recording the depth at which formational materials were encountered;
• Recording the embedment and total depth for each drilled pier;
• Preparing this final report of observations.
The project soil report is entitled Remedial Foundation Recommendations, Carlsbad Crossroads
Buildings 2724, 2726, 2728, and 2730 Loker Avenue, Carlsbad, California, prepared by Geocon
fucorporated, dated June 30, 2009 (Project No. 05916-42-lSB). The foundation plans prepared by
Burkett & Wong for the construction of the building underpinning are titled Caisson Structural Plans
for Carlsbad Crossroads Buildings 2724, 2726, 2728, and 2730 Loker Avenue, Carlsbad, California,
dated November 6, 2009 (Project No. 10591A).
References to elevations and locations herein were based on surveyors' stakes in the field and/or
interpolation from the referenced plans. Geocon fucorporated did not provide surveying services and,
therefore, has no opinion regarding the accuracy of the elevations or surface geometry with respect to
the approved plans.

DRILLED PIER (CAISSON) CONSTRUCTION
The foundation designer is Burkett & Wong, and the contractor for the construction of the drilled
piers is Western Foundations & Shoring Incorporated.
Western Foundations & Shoring Incorporated used either a rubber tire or track mounted drill rig
equipped with a 30-inch-or 36-inch-diameter auger to excavate the drilled piers. The piers were
excavated to depths ranging from approximately 19.5 feet to 58 feet below adjacent grade with
formational soil observed at depths ranging from approximately 9 feet to 43 feet. We measured
depths where formational soil was encountered and when the required embedment depth was
achieved. Since the piers were designed to develop support by end bearing, cleanout passes were
performed using a flat bottom cleanout plate to remove loose soil at the bottom of the excavations
prior to the placement of steel and concrete. The referenced plans provided required embedment
depths into formational bedrock that varied in depths ranging from 8 to 27 feet. Pile caps with lengths
of 3 feet and 12 feet were also excavated in conjunction with the drilling operations. The pile caps
extended at least 3 inches past the interior edge of the existing footing. Steel reinforcement bars were
then set and the pile caps and drilled piers were poured monolithically with the exception of Caisson
No. 36, which was poured in a two-stage process due a high voltage electrical conduit that needed to
be repaired. The concrete was placed up to approximately 6 inches below existing grade.
During drilling operations for the Caisson Nos. 14, 18, and 23, the outside edge of the caissons were
offset approximately 8 inches from the face of the building wall. The structural engineer had
specified a 6-inch maximum offset; however, a verbal authorization was made to allow for the 2-inch
deviation. During drilling operations for Caisson Nos. 13 and 17, a 6-inch area drainpipe was
encountered and damaged at a depth of approximately 5 feet. The drain pipe at Caisson No. 17 was
temporarily capped prior to concrete placement. Grout was observed in the drain pipe at Caisson
No. 13. The grout was likely from the previous con;ipaction grouting operation that occurred on
Building 2726. We understand the damaged drain lines will be re-routed and repaired at a later date.
Caisson No. 35 was offset 7 feet north from its original location due to existing utilities.
We observed that the required minimum embedment depths were achieved for each drilled pier. A
summary of the measurements recorded during our observation is presented on Table I. The piers
were constructed in general conformance with the project plans and specifications.
CONCLUSIONS AND RECOMMENDATIONS
1. In general, the soil conditions encountered during the construction of the drilled piers were
consistent with those described in the referenced geotechnical report.

2. · It is our opinion, based on observations made during construction and from a geotechnical
engineering standpoint, the drilled piers were constructed in substantial conformance with the
recommendations provided in the referenced geotechnical report and project plans. In

LIMITATIONS AND UNIFORMITY OF CONDITIONS
The conclusions and recommendations contained herein apply only to our work with respect to
remedial foundation operations, and represent conditions at the date of our final observation on
January 26, 2010. Any subsequent remediation for existing foundations should be done in
conjunction with our observation services. As used herein, the term "observation" implies only that
we observed the progress of the work with which we agreed to be involved. Our services did not
include ·the evaluation. or identification of the potential presence of hazardous or corrosive materials.
Our conclusions and opinions as to whether the work essentially complies with the job specifications
are based on our observations, experience, and test results. Subsurface conditions can vary greatly at
any time. We make no warranty, express or implied, except that our services were performed in
accordance with engineering principles generally accepted at this time and location.
We will accept no responsibility for any subsequent changes made to the site by others, by the
uncontrolled action of water, or by the failure of others to properly repair damages caused by the
uncontrolled action of water. The fmdings and recommendations of this report may be invalidated
wholly or partially by changes outsrde our control. Therefore, this report is subject to review and
should not be relied upon after a period of three years.
