REPORT OF SOIL INVESTIGATION

This report, presents the results of our investigation of the
soil conditions on the subject lots. The investigation was per-
formed from May 14 to 18, 1977 and was intended to determine the
expansive characteristics of the prevailing foundation soils on
the lots and to provide information for site preparation and
foundation design.
The scope of the investigation consisted of the following,
1. Investigation of surface and subsurface conditions
at the site by our engineering personnel.
2, Subsurface exploration of the lots in hand-excavated
test pits.
J. Sample, inspect and test representative foundation
soils.
4. Engineering analysis.
5. Report preparation.
Proposed Construction
It is our understanding .nat two-story wood-frame residential
structures with concrete slab-on-grade construction are planned
for the lots. It is further understood that no grading will be
required to develope the sites •
.IL.. Subsurface Exploration
Subsurface soil conditions on each lot were explored in test
pits excavated by hand at the approximate locations indicated
on the attached Plate No. l,

Logs of the pits were recorded during excavation and are pre-
sented on the attached Plate No's 2 and 3, Soils were visually
classified according to the Unified Soil Classification System
illustrated in simplified form on the attached chart.
General Site and Soil Conditions
The subject lots were previously graded under the supervision
of Benton Engineering, Inc, as evidenced by review of the follow-
ing applicable reports,

Foundation soils encountered in the exploratory pits dug on the
lots consisted of silty sands to sandy clay on Lot 24, silty to
clayey sands on Lot 512 and silty sands with some clay on Lot 623.
Review of the above referenced reports indicate the soils under-
lying the above lots are classified Type A (critically expansive),
Expansion tests were performed on samples of representatives founda-
tions soils obtained from each of the subject lots. The results of
the tests are presented below.

IV, Recommendations
The existing foundation soils on Lots 24, 512 and 62J are of low
to high expansion potential and the recommendations for expansive
soil conditions by Benton Engineering, Inc., presented in a follow-
ing portion of this report and in the reports cited above, should
be incorporated into site preparation and foundation design, Al-
ternative provisions for footings and sand blankets beneath floor
slabs, based on the results of expansion testing by our firm, are
presented below.
Minimum Footing Depth, Lots 24 and 512
All footings for the proposed structures should be founded a
minimum depth of 18 inches below lowest adjacent finish grade,
Footing widths should be determined in accordance with current
building code disign criteria and should be a minimum of 12 inches.
Footing Reinforcement, Lot 24
Both exterior perimeter and interior continuous footings for the
proposed structure should be reinforced with two No, 4 bars posi-
tioned J inches clear above the bottom of the footings and two No,
4 bars positioned 1 inch clear below finish floor,
Footing Reinforcement I Lot 512 •
As above except reinforcement should consist of one No, 4 bar near
the top and one No, 4 bar near the bottom of the proposed footings.
Expansion test reults indicate the expansive potential of the pre-
vailing foundation soils is low and special footing depth or rein--forcement provisions for expansive soil conditions will not be re-
quired, The foundation soils should be throuroughly moistened and

maintained in a moist to wet condition immediately prior to
the placement of concrete thereon.
Sand Blanket beneath Floor Slabs, Lot 512 (iii)
A four inch thick blanket of free-draining sand sandwiching an
impermeable (plastic) membrane placed beneath proposed concrete
floor slabs should be adequate in lieu of four inches of 3/4 to
l inch size crushed rock overlain by a two inch thick sand blan-
ket,

l, "Avoid the use of isolated interior piers, Use continu-
ous interconnected reinforced footings throughout, and
place these at a minimum depth of two feet below the low-
est adjacent exterior final ground surface."
2, "Reinforce and interconnect continuously with steel bars
all interior and exterior footings with one #5 bar at 3
inches above the bottom of the footings and one #5 bar
placed l½ inches below the top of the stems of the foot-
ings."
), A, Lot 241 "Exercise every effort to assure that the soil
under the foundations and slabs has a uniform moisture
content, l percent to 3 percent greater than optimum
throughout the top 3 feet below finished grade at the time
of placing foundations and slabs,"
B, Lot 512: "Exercise every effort to assure that the
moisture content of the soils in the upper 18 inches be-
low finish grade isl percent to 3 percent greater than
optimum at the time of placing foundations and slabs."
4. A. Lot 24: "Use raised wooden floors that span between
continuous footings, or use all concrete slabs with 6x6-
10/10 welded wire fabric and provide a minimum of 4 inch-
es of clean sand beneath all concrete slabs, A moisture
barrier should be provided in the sand layer 2 inches be-
low slabs under living areas,"

B. Lot 512 & 6231 Raised wooden floors that span between
continuous footin&s are best, or use concrete slabs with
at least 6x6 -10/10 welded wire reinforcement and a mini-
mum of 4 inches of crushed rock 3/4 to 1 inch in size be-
neath all concrete slabs, A moisture barrier should be pro-
vided over the crushed rock and this should be covered with
2 inches of sand below concrete slabs,
5, "Separate garage slabs from perimerter footings by a½ inch
thickness of construction felt or equivalent, to allow in-
dependent movement of garage slabs relative to perimeter
footings, Assure complete separation by extending the felt
over the full depth of the front thickened edge of the garage
slab, Also, cut off the garage door stops at least½ inch
above the slab,"
6, "Provide positive drainage away from all perimeter footings
with a vertical fall of at least 6 inches in a horizontal
distance of 5 to 6 feet outside the house walls," The drain-
age gradient requirement for Lot 623 is "a vertical fall of
at least 5 inches in a horizontal distance of 5 feet out-
side the house walls,"
Provisions to provide positive drainage. away from the struc-
tures on the subject lots and maintenance of the drainage
provisions in good working order on a continuing basis are
essential.
V, Laboratory Tests
Expansion tests were performed on soils from Lots 24 and 512 by
allowing the air-dried samples, remolded to the natural dry den-
sity, to swell against a surcharge of 150 psf when brought into
contact with water, The soils from Lot 623 were remolded to 90
percent of the maximum dry density (A,S,T.M, 1557-70), airdried
and tested as described above,
VI, Field Tests
Field in-place density tests were performed on Lots 24 and 512
according to A,S.T,M, Test Method D-1556-64. The results of the
tests are indicated on the pit logs,

The application must be signed by the owner (or his authorized representative) of the
property to be served. The total charges must be paid to the District at the time the
application is submitted.
If a service lateral is required, it will be installed by the Leucadia County Water
District. The service lateral is that part of the sewer system that extends_ from the
main collection line in the street (or easement) to the point in the street (at or near
the applicant's property line) where the service lateral is connected to the applicant's
building sewer. The applicant is responsible for the construction,-at the applicant,s·
expense, of the sewer pipeline (building sewer) from the applicant's plumbing to the
point in the street (or easement) where a connection is made to the service lateral.
The connection of the applicant's building sewer to the service lateral shall be made
by the applicant at his expense. The connection must be made in conformity with the
District's specifications, rules and regulations; and IT MUST BE INSPECTED AND APPROVED
BY THE DISTRICT BEFORE THE SEWER SYSTEM MAY BE USED BY THE APPLICANT. THE APPLICANT, OR
HIS AUTHORIZED REPRESENTATIVE, MUST NOTIFY THE DISTRICT AT THE TIME INSPECTION IS DESIR.Er
ANY CONNECTION MADE TO THE SERVICE LATERAL OR COLLECTION LINE WITHOUT PRIOR APPROVAL AND
INSPECTION BY THE DISTRICT WILL BE CONSIDERED INVALID AND WILL NOT BE ACKNOWLEDGED •

After connection is complete, the property described above is subject to a monthly
sewer service charge, billed bi-monthly in advance. The rate will be governed by the
use of the property, single family, multiple dwelling or commercial •. Non-payment of
the sewer service charge is subject to a 5% penalty per month, plus disconnection if
necessary.
