Qur investigation reveals that Lots 285 and 308 contain low expansive sandy clay soils. Lot 347 contains high expansive clay soils. .It is our'.opinion if the proposed building foundations are properly reinforced'with steel, they will.be suitable for the support of the proposed duplex type structures and the other improvements. Krooskos ,- President RCE 11318 SCOPE: " This report presents the findings and results of our site inspections and limited soil investigation at the site of the proposed duplex- residential buildings. It is our understanding that a single story duplex structure will be constructed on each of the above subject lots, utilizinq concrete slab-on-grade and wood-frame stucco construction. The plans available for.our use consisted of the grading plans for on a scale of 1 inch = 50 feet, their Drawing No. 3434. The La Costa >feadows Knit :Jo. 2 prepared by Rick Zngineering Company, governing agency number is L585E. Since the sites have been previously graded and a Report of Certification of Compacted Pill has Jxen prepared by Kenton Engineering, the scope of our services was limited to the following: . 1. Classify the exposed suxface soils and determine the presence and effect of any expansive soils that could cause detrimental damage to'the proposed %uplex type structures and the other improvenents. ... 2. Perform foundation and steel reconmendations for proposed footings located in the expansive clay soils. 3. Dctormine'the safe soil bearing value of the firm natural ground soils and the compacted fill soils (coxpacted to at least 90 percent of maximum dry density). i' . .. 4. Deternine any construction problems that may develop at the huildinq site as a result of the soii characteristics encountered. SITE: The three lots under investigation have been previously graded. Zxisting streets and curbs have been constructed adjacent to the lots. Lots 285 is a cut lot. The soils exposed in the lot surface consist of light tan, clayey sands and light gray sands. A review of the grading plan indicates that up to 20 feet of soil_s were renoved to construct this lot. .. tot 308 is a cut lot located in hard to excavate ntetavolanic rock. , Sone clay is also mixed with the rock. - 3eport of Site Inspection Lots 285,308 S 347 La Costa Meadows [!nit No. 2 Carlsbad, California Page 2 Job NO. 77-5379 Lot 347 is located in a cut area, wherc approximately 2 feet of soils havc been renoved. Tl~e exposed surface soils in this lot These clays possess moderate to high expansive characteristics. consist of licjht Srosn to gray-brown clayey sands and clays. 3isturbed samples of the reprcsentntive .surface soils were obtained from cach lot and brought to the laboratory for testing. LABOmTORY I'CSTS : I The following tests were pcrformed on the sampled soils in order to properly classify them and to determine their physical and mechanical characteristics. ?kchanical Analysis: This test is conducted on each soil.type in order to dcterminc the ncrcentage of qrain size. The analysis is made in conformance with A.S.T.A. 422l54T. The potential expansivity of clay soils can be dctermined from this test, since expansivity is a function of percentage of colloids (fines less than .OOlm).. Compaction - Test: The laboratory compaction test is performed on the typical natural qround beasing soils in accordance with A.S.T.X. Test Yethod D 1557 (four inch diameter mold, five layers, 25 blows each layer, 10 pound hamer,..lB inch drop, using all material passing a 'Io. 4 sieve). This test is conducted on the soils in order to maximum density'represents the value to which it is possible to determine thd.optimum moisture and the maximum dry density. The compact the soil in the field with the proper compactive effort. Expansion Test: An expansion test was conducted on the potentially expansive soils. This test was performed in accordance with the requirements set forth in Chapter 6 of the County of San Diego Ordinance No. 2325, Test for Expansive Soils. Expansive soils are classified as follows: ., Swell Eepansivlty 0 to 3 percent """"""" Low 6 to 12 Percent ------------- iiigh Above 12 Pcrcent ------------ Very Eiqh 3 to 6 percent -------------- :led ium According to the County of San Diego Tcst for Expansive Soils, in qcneral, soils that possess a swell lcss than three percent are considered to be non-expansive. ..
