I was unable to get an answer to you before I went out of town on Thursday at lunch. After reviewing the plans, it was determined that a minor Coastal Development Permit will not be needed. The propqsed roof does not expand the lot coverage, is within the height limit and is at least a 3:12 roof pitch. In addition, the new roof does not extend any higher than the existing ridge to the east and therefore will not provide additional visual impacts as seen from the east of the property. Please include a copy of this email with the building permit submittal and let them know that I was the planner reviewing this.project.
