Gentlemen: In accordance with your request, we have performed an investigation of the soil conditions at the subject site. We are presenting herein our findings. SITE DESRIFPR1'1 The project site is a rectangular parcel located adjacent to and west of Ocean Street in the City of Carlsbad. It is bounded by the Pacific Ocean on the west and developed residential lots on the north and south. The site is occupied by a three level, multi-unit residential structure, with the third level being a relatively small studio apartment. Topographically, the site slopes moderately to steeply downward towards the west, with level pad areas adjacent to Ocean Street and beneath the westernmost end of the structure. Overall topographic relief from Ocean Street to the beach level is approximately 100 feet. SOUTHERN CALIFORNIA SOIL AND TESTING. INC. SCS&T 8821169 November 7, 1988 Page 2 Vegetation on the site consists of typical landscaping in scattered planter areas and a heavy growth of iceplant on the west-facing slope adjacent to the beach front. It is our understanding that it is proposed to expand the third level to • cover the existing second level and to enclose part of the entry area. This construction will utilize existing foundations as well as possible new foundations. The new construction will also include a portion of the existing entry. No grading will be necessary and the construction will consist of standard wood framing. Our field exploration consisted of excavating four hand dug test pits at the locations indicated on the attached plot plan (Plate Number 1). The excavations were logged when made by a member of our geology staff and these logs are presented on Plate Numbers 3 through 6. Disturbed and undisturbed samples were obtained and returned to the laboratory for testing. The subject site is located in the Coastal Plains Physiographic Province of San Diego County and is underlain by Quaternary-age sediments and artifically placed fill. The sediments are marine terrace deposits consisting of medium dense, light to moderately cemented silty fine to medium grained sands. These deposits were encountered in all test pits and in the exposures beneath the structure where crawl spaces exist. The terrace deposits were found to be moderately collapsible when saturated, but to have relatively low settlement characteristics when dry. Fill material, apparently obtained from on-site cuts, was noted in Test Pits Numbers 1 and 2. This material consisted mostly of medium dense fine to medium grained clayey sand and clayey silty sand. SCS&T 8821169 November 7, 1988 Page 3 Laboratory tests were performed in accordance with the American society for Testing Materials (A. S .T.M.) test methods or suggested procedures. These tests included grain size distribution, natural density and moisture content, maximum density and optimum moisture content, direct shear tests, and collapse potential tests. The natural densities are moisture content test results are shown on the test pit logs while the rest of the test results are presented on Plate Numbers 7 and 8. The existing foundations exposed in our excavation were found to extend from 12 to 18 inches below lowest adjacent grade and to have a width of 18 to 24 inches. All footings exposed were founded on the natural terrace deposits. For design purposes, we reconiend that the existing footings be considered to be found 12 inches deep and to have a width of 18 inches. Based on the direct shear test results, on representative samples of the foundation soils, it is our opinion that existing footings may be considered to have an allowable bearing capacity of 1690 pounds per square foot, or 2535 pounds per linear foot. This is based on the following allowable bearing capacity formula which was based on the average strength parameters of the terrace deposits. q = 700 + 570 D + 280 B Where: q = Allowable soil bearing pressure in pounds D = Depth of footing in feet B = Width of footing in feet. Since new loads will be applied to the existing footings, sone settlements causing cosmetic distress in the existing structure may be expected. Such settlenent should not, however, be of sufficient magnitude to cause any structural distress. SCS&T 8821169 November 7, 1988 Page 4 All new footings should be founded at least 24 inches below lost finish grade and should have a minimum width of 12 inches. All new footings should also penetrate the terrace deposits by at least 12 inches and in no case should be founded on the existing fills. New continuous footings should be reinforced with at least one No. 5 bar top and bottom and should be doweled into existing footings where they net. New footings may be designed for an allowable soil bearing pressure of 1459 psf. k'Ls All new on-grade slabs should have a minimum thickness of five inches and should be reinforced with at least No. 3 bars at 24 inches on center. The reinforcing steel should be positioned in the center of the slab and should extend into new footings or be doweled into existing footing. The slab should be underlain by at least four inches of clean coarse sand overlain by a visqueen moisture barrier and another inch of clean sand. All new footing excavations should be observed by the soils engineer to verify that the soils that will support the new footings are as anticipated in the preparation of this report. In conclusion, it is our opinion that the proposed addition may be made if the allowable bearing pressure for the existing footing provided above are not exceeded, and if all new footings are constructed as reconiinded. I t I The recoimendations and opinions expressed in this report reflect our best estimate of the project requirements based on an evaluation of the SCS&T 8821169 November 7, 1988 Page 5 subsurface soil conditions encountered at the subsurface exploration locations and the assumption that the soil conditions do not deviate appreciably from those encountered. It should be recognized that the performance of the foundations and/or cut and fill slopes may be influenced by undisclosed or unforeseen variations in the soil conditions that may occur in the intermadiate and unexplored areas. Any unusual conditions not covered in this report that may be encountered during site developtent should be brought to the attention of the soils engineer so that he may make modifications if necessary. In addition, this office should be advised of any changes in the project scope or proposed site grading so that it may be determined if the recormendations contained herein are appropriate.
