This plan review is based on regulations enforced by the Building Department. Submit three sets of plans for commercial/industrial projects (two sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by the City Planning, Engineering and Fire Departments until review by EsGil Corporation is complete. 1. Provide a statement on the Title Sheet of the plans stating that this project shall comply with the 2001 edition of the California Building Code (Title 24), which adopts the 1997 UBC, 2000 UMC, 2000 UPC and the 1999 NEC. 2. A complete description of the activities and processes that will occur in this tenant space should be provided. A listing of all hazardous materials should be included. The materials listing should be stated in a form that would make classification in Tables 3-D and 3-E possible. The building official requires a technical report to identify and develop methods of protection from hazardous materials. Section 307.1.6. 3. Provide a section view of all new interior partitions. Show: a) Method of attaching top plates to structure. (Please revise the spacing of the studs used for lateral bracing to 4' or provide calculations to show the 8' spacing to be adequate). 4. Provide an exit analysis plan (may be 8 1/2" x 11" or any convenient size). Show in this analysis the occupant load of each area, the general exit flow patterns (by using arrows), accumulated occupant loads and required exit widths. 5. Show rated corridors, lobbies, reception or foyers cross-hatched on the floor plans. 6. For exit access purposes, hallways shall be considered as intervening rooms. Section 1004.3.3.1. The hallway may have to be considered as a corridor (and thus possibly fire-rated) under the following conditions: a) If occupants from a room or area (having a cumulative occupant load of 10 or more) have already exited through an intervening room, and the next component of the exit access is into a hallway, that hallway would represent too many intervening rooms. Section 1004.2.2. City of Carlsbad 04-455O 1/4/05 b) If a room or area requires two exits, only one exit may be through an intervening room. Section 1004.2.2. If the other exit is into a hallway, that hallway would have to comply with the corridor provisions of Section 1004.3.4. 7. Exit corridors shall not be interrupted by intervening rooms. Foyers, lobbies or reception rooms constructed as for corridors shall not be construed as intervening rooms. Section 1004.3.4.4. 8. Please show the doors to offices 107 and 106 and all doors in rated corridors to comply with the following: Corridors shall have interior door openings protected by tight-fitting smoke and draft control assemblies rated 20 minutes. Doors shall be maintained self-closing or be automatic closing by action of a smoke detector per Section 713.2. Doors shall be gasketed to provide a smoke and draft seal where the door meets the stop on sides and top. Section 1004.3.4.3.2.1. 9. Please revise the detail for the rated corridor to show the gypsum wall board to be type X. 10. Please note on the plans "AC Cable is not allowed in A, B, E, H, and I occupancies. NM cable is restricted (without City approval) to one and two family dwellings. Note on plans that an equipment ground conductor is to be installed in all flexible conduits". 11. On the cover sheet of the plans, specify any items requiring special inspection, in a format similar to that shown below.
