In lieu of the foundation support alternates recommended in the aforementioned report, the building could be supported on deepened piers and grade beam foundation system. Piers shall be extended such that support is derived directly from the underlying bedrock. Piers shall be imbedded a minimum 8" into bedrock. The bottom of the foundation excavations should be levelled in order to provide uniform bearing. An allowable bearing pressure of 2000 psf may be assumed for pier design. Structural design of grade beams should take into consideration the highly expansive soils at grade. pue to the highly expansive nature of on-site top soils, a raised wood/concrete floor system should be employed. Slab thickness and reinforcement should reflect anticipated usage and should be designed by a licensed structural engineer. It is understood that slabs on grade are proposed for the lower level of the residence. It is anticipated that bedrock will be encountered at that depth, and will provide support for the slab. SDE 2039 January 9, 1981 Page Two Slabs 'on grade supported on bedrock should be minimum A" thick and reinforced with 6x6 6/6 welded wire mesh. f s Slabs on grade supported on highly expansive top soils should be minimum 6" thick and should be reinforced with minimum §3 bars placed 18" c/c in both directions, in order to minimize the likelihood of cracking because1 of the expansion heave due to seasonal fluctuation in the soil moisture content. / 'All internal slabs on grade" should be underlain by minimum 4" of 1/4!l crushed rock/gravel base. A minimum 6 mil thick plastic or vinyl moisture barrier overlain by 2" of clean sand should be provided over crushed rock/gravel base in order to prevent moisture dampening of slabs. All other recommendations contained in the aforementioned report should be considered in the design and construction of the project. Mr. Isaacs, In accordance with your request we have performed a limited soil reconnaissance on the subject site located on Lot 733 La Costa Meadows, Unit 4, Map 7367, in La Costa, California. Our findings and recommendations are contained herein. PROJECT DESCRIPTION AND SCOPE The project providing the basis of this report consists of the construction of a single family residence on the subject site. Some grading is planned to provide a flat pad area for construction. The scope of bhis report includes: 1. Field reconnaissance 2. Laboratory and field testing 3. Engineering analysis of data 4. Report preparation SDE 2039 October 20 f 1980 Page Two SITE DESCRIPTION The site is a roughlv square parceJ on Casadero Street ;in La Costa, California. The property has an average slope of 12% toward the north. Occasional rock outcrops were observed particularly on the higher portions of the site. Vegetation consists of chapparal and grasses native to the area. The only man-made structures are concrete lined ditches along the south and west property lines that provides drainage toward the street. FIELD RECONNAISSANCE The on^-site soils were examined in 2 backhoe trenches excavated to a maximum depth of 9*. Soils encountered were classified visually accord- ing to the unified soil classification system. Detailed logs of the trenches were recorded during excavation and are presented on Plate 2„ LABORATORY AND FIELD TESTING Tests performed on soil samples to determine existing conditions were: (1) Maximum Ory Density, (2) Field Dry Density, (3) a Direct Shear Test and (4) Expansion Potential. Procedures and results of the tests are as follows: i I) Maximum dry density test was performed on a representative samole returned to the lab. The purpose of the test was to provide a basis of comparison for existing field conditions to County Grading Ordinance Standards. The results of the test, performed in accordance with A.S.T.M. The relative density is defined as the ratio of the field dry density to the maximum dry density. The results of the tests, perfdmed in accordance with A.3.T.M. The sample was returned to the lab and remolded to 90% of the maximum dry density. The expansion of the sample from the air dry to saturated conditions indicates the tested soil is highly to critically expansive. The results of the test are as follows: SDE'2039 October 20, 1980 Page Four Sample Sample Initial Saturated Location Conditions Moisture{%) T-l @ 31 Remolded to 90% 24,5% 22.8% of maximum density SOIL CONDITIONS Soil is generally considered of greenish brown to brown sandy clay and grey green to tan sand overlying fractured rock. The soils are apparently locally derived from the bedrock formation. Bedrock was encountered at depths of 4' to 6' and is exposed at the surface jn some spots. The rock is fine grained gi.ey to greenish tan with red to orange mottling and largely altered. It fractures readily into angular fragments of a few inches length. Refusal was met at 9' in T-l and 5' in T-2. The surficial soils showed some local cracking but little evidence of ma^or erosion. I Foundations The on-site soft, clayey topsoils were found unsuitable for support of the proposed structure on conventional shallow footings. It is there- fore recommended that no footings be supported on the topsail. The following alternate foundation and slab designs are recommended in the order of preference. 1-1 Alternative 1 All loose soils should be removed to firm soil or bedrock and replaced as compacted fill, Surficial clayey soils were found to be critically expansive. Therefore the building area and 5' beyond should be capped by a minimum of 3' of approved non-expansive, compacted fill. Standard foundations may be utilized in non-expansive soils. Surficial soils will have to be recomp- acted as above or removed prior to placement of cap fill. SDE'2039 October 20, 1980 Page Five 1-2 Alternative 2 The on-site clayey soils could be excavated and mixed with less expansive on-site or imported soil and replaced as compacted fill. Cut areas would also have to be overexcavated and soil mixed then replaced as fill. An expansion test would have to be performed on foundation soils to provide footing design. This option will not eliminate soil expansion but reduce it so that a more reasonable foundation design may be made.. 1-3 Alternative 3 If above site preparation is not desired the proposed structures could be placed on a post-tensioned slab or thickened matte foundation. The design of such foundations should be performed by a registered structural engineer experienced in this design. All grading on the site should be performed in accordance with the attached grading provisions and any applicable city or county grading ordinances. II Retaining Walls 1. Cantilever retaining walls (unrestrained at the top) may be designed for an allowable equivalent fluid pressure of 35 Ibs per cubic foot. 2. Restrained walls may be designed for an equivalent fluid pressure of 60 pounds per cubic foot. 3. The top of the retaining wall backfill wedge whould be 6/10 of the height of the wall. The above recommendations are based on a clean, free-draining sand backfill with proper drainage for the walls. 4. It is understood that a retaining wall of 10-' is planned for a portion of the house. Some difficulty in excavation may be encountered. It is recommended that equipment used be suitable for excavation of rock, It is possible that blasting may be required. / SDE 2039 October 20, 19 III Drainage The site should be provided with positive drainage. The; surrounding topography should slope away from the building areas at a minimum gradient of 3% to a suitable point of discharge. In no case should water be allowed to pond at or near the building areas or be allowed to dra^n over the slopes in an uncontrolled ipanner. Drainage swales having a minimum gradient of 2% should be provided at the site wherever required and should be designed by a legistered civil engineer. IV Inspection All footing excavations should be inspected by the soil engineer prior to placement of steel or pouring of concrete. It is suggested that a joint meeting between the owner/cleveloper, contractor and the soil engineer be set up prior to commencement of grading operations, to discuss construction schedules and other related aspects. SDK 2039 October 20, 1980 Page Seven LIMITATIONS AND UNIFORMITY OF CONDITIONS The recommendations of this report pertian only to the site investigated and are based upon the assumption that the soil conditions do not deviate from those observed in the test pits. If any variations or undesirable conditions are encountered during construction, or if the proposed construction will differ from that planned at the present time, San Dieguito Engineering Incorporated should be notified so that supplemental recommenda- tions can be given. This report is issued with the understanding that it is the responsibility of the owner, or of his representative, to ensure that the information arid recommendations contained herean are brought to the attention of the architect and engineer ior the project and incorporated into the plans, and that the necessary steps are taken to see that the contractor and subcontractors carry out such recommendations in the field. The findings of this report are valid as of the present date, However, changes in the conditions of a property can occur with the passage of time, whether they be due to natural processes or the works of man on this or adjacent properties. In addition, changes in applicable or appropriate standards may occur, whether they result from legislation or the broadening of knowledge.
