regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department: You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 303 (c),
1991 Uniform Building Code, the approval of the plans does not permit theviolation of any
state, county or city law.
Please make all corrections on the original tracings and submit two new sets of prints to:

This is the project that I spoke to you about on the phone Wednesday. As you can see
by the attached correction from Esgil, they are requesting that the partitions be a
minimum of 5'-9" high. (Please refer to the attached plan for the location of the
partitions). 0 .
As I explained to you, the. tenant, Interior Specialist has purchased partitions which are
65" tall. It seems that to ask them to discard their 65" panels and purchase panels which
are 4" taller is extreme and missing the "spirit of the code".
Per "Exception 5" we are locating a smoke alarm system along the corridor.
Additionally, the partitions will be permanently fixed to the floor.

9. Note on the plans: "All interior finishes must comply with Chapter 42 of the UBC"
Specify "Class III flame spread rating (minimum) for 132."
10.. Note on plan that suspended ceilings shall comply with UBC Tables 47-A and
23-P.
11. In buildings having floors and roofs of wood frame construction draft stop the
area between the ceiling and floor above so that no concealed space exceeds
1,000 s.f. and no horizontal dimension exceeds 60 L.F. (if space has sprinklers,
then 3,000 s.f. and 100 L.F.). Section 2516(f).

13. Rooms with more than 10 occupants may have one exit through one adjoining
room. Revise exits to comply. Section 3303(e). Provive an exiting plan showing
how occupants from each 1000 square feet of floor area exit directly into a
corridor, or go through one adjoining room before exiting into a corridor.
14. Show the locations of existing exits from the building and show the path of travel
from the remodel area to the existing exits.
15. Note on the plans: "All exits are to be openable from inside without the use of a
key or special knowledge". In lieu of the above, in a Group B occupancy, you
may note "Provide a sign on or near the exit doors reading THIS DOOR TO
REMAIN UNLOCKED DURING BUSINESS HOURS". This signage is only
allowed at the main exit. Section 3304(c).
16. When two exits are required, dead end corridors and exit balconies are limited to
20 feet. Section 3305(e). Corridor outside office #4, A-2.
17. If non-rated corridors are used per Section 3305(g), Exc. 5, provide reference
to the corridors on the floor plan, noting:
Corridors are non-rated per Section 3305(g), Exception 5.
Smoke detectors shall be maximum 30' on center.
C) Power supply shall be dedicated branch circuit. Circuit disconnecting
means shall be accessible only to authorized personnel and shall be
clearly marked FIRE ALARM CIRCUIT CONTROL, with a lock-on device.

Note on the plans that new water closets and associated flushometer valves, if
any, shall use no more than 1.6 gallons per flush and shall meet performance
standards established by the American National Standards Institute Standard
A112.19.2, and urinals and associated flushometer valves, if any, shall use no
more than one gallon per flush and shall meet performance standards
established by the American National Standards Institute Standard Al 12.19.2. H
& S Code, Section 17921.3(b).
. ENERGY
Provide complete energy design calculations, including all existing design and
new energy design for this building. See attached nonresidential energy design
reviewlist.
For remodels in an existing conditioned space, show that the remodeled space
will not use more energy than the existing space or show the remodeled space
will conform to latest energy design standards.

TITLE 24 DISABLED ACCESS REQUIREMENTS
SCOPE: Specify on plans all the existing site items are HC complying. field verify.'Also imprint notes
below on plans.
DOORS
Per section 3304(i.1),regardless of the occupant load, there shall be a level floor or landing on each
side of the door. The floor or landing shall not be more than '2 lower than the threshold of the
doorway. Note: An exception is permitted for exterior landings, which may slope up to 1/4I per foot
(2%) in any direction, for surface drainage, per section 413.
Per section 3304(c.1), all hand-activated door opening hardware shall meet the following
requirements:
a) Shall be centered between 30" and 44" above the floor.

b) Latching and locking doors that are in a path of travel shall be operated with a single effort
by lever type hardware, panic bars, push-pull activating bars or other hardware designed to
provide passage without the ability to grasp the opening hardware.
C) Locked doors shall exit in the direction of travel.
The lower 10" of all doors shall be smooth and uninterrupted to allow the door to be opened by a
wheelchair footrest without creating a trap or hazardous condition. Narrow frame doors may use a
10" high smooth panel on the push side of the door.
The width of the level area, on the side to which a door (or gate) swings, shall be as follows per
section 3304(i.1):
a) *Extend 12" past the strike edge on the push side if door has latch and closer. Office 4 and
9.
Maximum effort to operate doors shall not exceed 81/2 pounds for exterior doors and 5 pounds for
interior doors. Such push or pull effort shall be applied at right angles to hinged doors and at the
center plane for sliding doors. Where fire doors are required, the maximum effort to operate the door
may be increased to 15 pounds. See section 3304(i.2)1.
. SANITARY FACILITIES
Doorways leading to men's sanitary facilities shall be identified by an equilateral triangle 1/4"thick
with edges 12" long and a vortex pointing upward. Women's facilities shall be identified by a circle,
1/4" /4 thick, 12" in diameter. Unisex facilities shall be identified by a circle with a triangle superimposed
on the circle and within the 12" diameter. The required symbols shall be centerei on the door at
a height of 60". *See section 3105A(b)1.D. See 3105A(e)10 for additional signage.
. RESTROOM FIXTURES AND ACCESSORIES
Water closets in accessible restrooms shall meet the following requirements per section 5-1502:
The height of the water closet seat shall be between 17" and 19".
The controls shall be operable with one hand and shall not require tight grasping, pinching or
twisting of the wrist.
C) The controls for flush valves shall be mounted on the side of the toilet area and be no more
than 44" above the floor.
d) The force required to activate the controls shall be no greater than 5 pounds of force.
Lavatories shall comply with the following requirements per section 3105A(b)4.A., 3105A(h)4. and 5-
1504:
A minimum of 30" x 48" clear space shall be provided in front of the lavatory for forward
approach. The clear space may include knee and toe space beneath the fixture.
The clear space beneath lavatories shall be a minimum of 29" high x 30" wide x 8" deep at
the top and 9" high x 30" wide and 17" deep at the bottom from the front of the fixture. The
maximum height of the counter top shall be 34"
C) All hot water and drain pipes under the lavatory shall be insulated.
The faucet controls and operating mechanism shall be of the type not requiring tight
grasping, pinching or twisting of the wrist and have an operating force of not greater than 5
pounds.
If self-closing valves are used, they shall remain open for at least 10 seconds.
9. Grab bars shall comply with the following per section 3105A(b)3.C.:
The diameter or width of the grab bar gripping surface shall be 11/4I to 11/2 or the shape
shall provide an equivalent gripping surface. If mounted adjacent to a wall, the space
between the wall and the grab bar shall be 11/2 .
See section 3105A(b)3.C.(iii) for structural strength requirements.

10. *Per section 3105A(b) and (c), where lockers are provided for the public, clients, employees,
members or participants, at least one and not less than 1% of all lockers shall be made accessible to
