I have completed the plan check for the above referenced project. The Housing
and Redevelopment Commission approved this project on August 6,2002. The
following incomplete items were identified on the approved plans and must be
included in the project prior to the issuance of the building permit:
Incomplete Items:
1. Top bricklayer on wall on northwest storefront along Carlsbad Blvd. is
missing (layer of brown glue is exposed).
2. No window balcony projections for 3rd level condominium units, on front
elevation along Carlsbad Blvd.
3. Trellises are missing on storefront columns.
4. No flowerpots installed above trellises located on storefront columns.
5. Awnings over business storefronts are not present.
6. Plantings not planted along the corner of Carlsbad Blvd. and Beech
Ave.
7. No monument sign installed on corner of Carlsbad Blvd and Beech St.
8. Guest and customer parking spaces in the rear of building #10 (east
elevation) have not been striped.
9. No trellis overhead structure over building #7 & #8, building #3 & #4
(see 11 on plans).
10. No trellis over spa (see 19 on plans).
11. No striped parking along Christiansen Way.
12. Need to attach wood trellises to building along Christiansen Way.
13. No concrete trellis pad between building #5 & #1 (see 26 on plans).
14. No flowering pot in front of building #1 along Christensen Way (see 25
on plans).
15. Clean up blue spray paint along edges of monument sign along
Christiansen Way and Washington Street.
Items Needing Further Explanation:
16. No "crosswalk enhanced paving" (see 7E on plans) between building
#5 & #6 along Christiansen Way. The applicant indicated on the
approved site plan that the driveway crosswalk was to be laid with
colored concrete. Applicant must explain why this construction detail
was not feasible for this project.
17. No "enhanced paving" next to parking spaces in front of building #1.
The applicant indicated on the approved site plan that enhanced
sidewalk paving extension was to be split with a bricK paver
herringbone pattern. Applicant must explain why this construction
detail was not feasible for this project.
