FOREWORD (PLEASE READ):
This plan review is limited to the technical requirements contained in the Uniform Building Code,
Uniform Plumbing Code, Uniform Mechanical Code, National Electrical Code and state laws
regulating energy conservation, noise attenuation and disabled access. This plan review is
based on regulations enforced by the Building Department. You may have other corrections
based on laws and ordinances enforced by the Planning Department, Engineering Department
or other departments.
The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.
A. Please make all corrections on the original tracings and submit new complete sets of prints
to: THE JURISDICTION'S BUILDING DEPARTMENT.
B. To facilitate rechecking, please identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the
revised plans.
C. The following items have not been resolved from the previous plan reviews. The original
correction number has been given for your reference. In case you did not keep a copy of
the prior correction list, we have enclosed those pages containing the outstanding

* The following corrections are from the original deficiency list, and were either not
addressed or a result of new changes.
1. Please make all corrections on the original tracings, as requested in the correction list. Submit two
sets of plans for residential projects. For expeditious processing, corrected sets can be submitted in
one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad
Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route
the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for routing to
their Planning, Engineering and Fire Departments.
2. Each sheet of the plans must be signed by the person responsible for their preparation, even
though there are no structural changes. Business and Professions Code.
3. Provide mechanical plans, showing existing and proposed HVAC equipment, ducts and access to
equipment. Note the following on the plans:
* On the mechanical plans clearly show the limits of ceiling space used as duct or plenum,
Then address the following on the plans:
a) Clearly show that all material exposed within the plenum complies with UMC Section
601.4. "Materials shall have a mold-, humidity-, and erosion-resistant face that meets the
requirements of UL 181." Clarify limits of the return air.
b) Clothes-dryer moisture-exhaust ducts shall not extend into or through ducts or plenums.
UMC Section 504.3.1. Provide the Mfg. specification sheets for the booster fan (The
location is not standard @ the end of the run)
c) Detail the water heater flue vent to the exterior (Shaft thru two stories above?)
Provide the Mfg. specification sheets for the PVC booster fan. Provide shaft details
for same.
d) Detail the flue for the second FAU unit (Over restroom area).
e) Where is the fresh air for both FAU units?
f) The Title 24 document different heating units than those specified on the plans, please
clarify?
4. Provide complete plumbing plans, including:
a) Complete drain, waste and vent plans. Show the following on the plans.
b) Provide cleanouts for branches exceeding 5'-0" from main line.
c) Please see attached loop / island vent schematics and correct on the plans.
d) Each loop / island vent should have it's own vent.
e) Provide waste lines for the loop/ island vents and color sink to the main.
To speed up the review process, note on this list (or a copy) where each correction item has been
addressed, i.e., plan sheet, note or detail number, calculation page, etc.

Special Venting for Island Fixtures
Traps for island sinks and similar equipment shall be
roughed in above the floor and may be vented by
extending the vent as high as possible, but not less
than drain board height. The vent is then returned
downward and connected to the horizontal sink
drain immediately downstream from the vertical
fixture drain. Figure 9-25 illustrates the construction
of the completed island venting system.
The returned vent shall be connected to the
horizontal drain through a wye branch fitting, (see
"b" in Figure 9-25) and shall in addition be provided
with a foot vent taken off the vertical fixture vent by
means of a wye branch fitting immediately below the
floor. This foot vent extends to the nearest partition
and thence through the roof to the open air, or may
be connected to other vents at a point not less than
(6) inches (152.4 mm) above the flood level rim of
the fixture served, (See Figure 9-25.)
Drainage fittings shall be used on all parts of the
vent below the floor line. This includes fittings noted
as a, b, c, and d in the illustrations. The foot vent
shall maintain a minimum slope of one-quarter inch
per foot back to the drain. The return bend used
under the drainboard shall be a one piece fitting, or
an assembly of a 45° (0.79 rad), a 90° (1.6 rad), and
a 45° (0.79 rad) elbow in the order named. Pipe
sizing shall be as elsewhere required in the Code.
Figure 9-25 shows the minimum pipe sizes required.
Special venting for island fixtures is a method
for venting a fixture in an isolated location where
vent pipes installed as normally required in UPC
Chapter 9 would not be practical.
The specific method for developing Figure 9-25
was closely detailed and explained because too
often plumbers and inspectors allow incomplete
island venting to be installed. The installation of the
required foot vent with its termination above the roof
or properly connected to other vents is inseparable
to the completed system. Figure 9-25 is the Code-
accepted method, and includes all of the necessary
elements.

The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

to: THE JURISDICTION'S BUILDING DEPARTMENT.
B. To facilitate rechecking, please identify, next to each item, the sheet of the plans upon
which each correction on this sheet has been made and return this sheet with the
revised plans.
C. The following items have not been resolved from the previous plan reviews. The original
correction number has been given for your reference. In case you did not keep a copy of
the prior correction list, we have enclosed those pages containing the outstanding
corrections. Please contact me if you have any questions regarding these items.

1. Please make all corrections on the original tracings, as requested in the correction list.
Submit two sets of plans for residential projects. For expeditious processing, corrected sets
can be submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
2. Each sheet of the plans must be signed by the person responsible for their preparation,
even though there are no structural changes. Business and Professions Code.
3. Provide a section view of all new interior partitions. Show:
a) Method of attaching top and bottom plates to structure. (NOTE: Top of partition
must be secured to roof or floor framing, unless suspended ceiling has been
designed for partition lateral load). The proposed wall to ceiling grid
attachment detail is not acceptable for this type of application, unless the
grid system is listed for lateral wall loading. Use an alternative application or
provide Mfg. specification for the submitted details.
4. Even though one exit is required for this project both doors must meet the both
code and handicap requirements. The primary door @ the receptionist area is ok
but the second door has a step? Use an alternative application or provide a ramp if
keeping this door.
5. Provide mechanical plans, showing existing and proposed HVAC equipment, ducts and
access to equipment. Note the following on the plans:
"* On the mechanical plans clearly show the limits of ceiling space used as duct or
plenum. Then address the following on the plans:
a) Clearly show that all material exposed within the plenum complies with UMC
Section 601.4. "Materials shall have a mold-, humidity-, and erosion-resistant face
that meets the requirements of UL 181."
b) Clothes-dryer moisture-exhaust ducts shall not extend into or through ducts or
plenums. UMC Section 504.3.1. Also detail the dryer vent exhaust duct route
to the exterior.
c) Detail the water heater flue vent to the exterior (Shaft thru two stories
above?)

6. Provide complete plumbing plans, including:
a) Complete drain, waste and vent plans. Show the following on the plans.
b) Floor drain and venting @ utility closet.
c) Specify trap primary for same.
d) Detail the foot vent for the color bar sink.
e) Show a vent for the washer.
f) Provide cleanouts for branches exceeding 5'-0" from main line.
g) Show the T & P for the water heater and area of discharge.
7. Provide a detail for the wood floor transition to existing concrete (Where they butt
up).
8. Show on the plans that the receptionist desk/ counter will meet the Handicap height
requirements (28" minimum - 34" max height).
9. WIRING METHODS: AC Cable is not allowed in A, B, E, H, and I occupancies. NM
cable is restricted (without City approval) to one and two family dwellings. Note on plans
that an equipment ground conductor is to be installed in all flexible conduits. Show this
note on the plans.

6. Provide a section view of all new interior partitions. Show:
a) Type, size and spacing of studs. Indicate gauge for metal studs. Specify
manufacturer and approval number or indicate "to be ICBO approved".
b) Method of attaching top and bottom plates to structure. (NOTE: Top of
partition must be secured to roof or floor framing, unless suspended
ceiling has been designed for partition lateral load).
c) Wall sheathing material and details of attachment (size and spacing of
fasteners).
d) Show height of partition and suspended ceiling, and height from floor to
roof framing or floor framing.
7. The tenant space, new and/or existing facilities serving the remodeled area must
be accessible to and functional for the physically disabled. Show the path of
travel from approved Handicap parking or provide a statement certifying (Signed)
that the facility meets the accessibility requirements per Title 24.
8. Exit signs are required whenever two exits are required. Show all required exit
sign locations. Section 1003.2.8.2.

9. Submit plan showing location of all electrical panels.
10. Submit electrical panels schedules.
11. Show the location, type and size (BTU's) of all heating and cooling appliances or
systems.
12. Provide mechanical plans, showing existing and proposed HVAC equipment,

13. Detail overflow (secondary) condensate discharge from air conditioning units that
are in a ceiling space, to a readily observable location. (UMC Section 1105.12)
14. Provide complete plumbing plans, including:

15. Provide complete energy designs for the proposed changes in envelope, (lighting
systems). Provide the completed LTG- forms showing energy compliance.
16. The completed and signed LTG-1 forms must be imprinted on the plans.
