Plumbing Code, Mechanical Code, Electrical Code and state laws regulating energy
conservation, noise attenuation and disabled access. This plan review is based on regulations
enforced by the Building Department. You may have other corrections based on laws and
ordinances enforced by the Planning Department, Engineering Department or other

The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. The approval of

Please make all corrections on the original tracings, as requested in the correction list.
Submit three sets of plans for commercial/industrial projects (two sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one of
two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700.
The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering
and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320
Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all
remaining sets of plans and calculations/reports directly to the City of Carlsbad Building
Department for routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by
the City Planning, Engineering and Fire Departments until review by EsGil Corporation is
complete.
These corrections are in response to items not fully addressed or as the result of
information provided, the text in bold print indicates the unresolved issue.
I. Each sheet of the plans must be signed by the person responsible for their preparation,
even though there are no structural changes. Business and Professions Code. All
sheets of the plans must be signed.
6. Please note in the general wiring notes on the plans "AC Cable is not allowed in A, B, E,
H, F, M, S and I occupancies. NM cable is restricted (without City approval) to one and
two family dwellings. Note on plans that an equipment ground conductor is to be
installed in all flexible conduits". Please correct the plans note 3 on sheet 4 indicates
the use of BX cable a type of AC cable that is not permitted in The City of Carlsbad.
10. Please show mechanical exhaust ventilation will be provided as shown in Table 4 4 of
the UMC. Please revise the mechanical plans and the electrical plans to show and
specify the exhaust fan.
II. Please indicate the water connections to the pedicure chairs to be equipped with
approved reduced pressure back-flow prevention. Please revise the plans to show
both the hot and cold water supply line to be protected by reduced pressure
backflow prevention.
12. Hot water supplied to a public use lavatory or any bathtub is limited to a maximum
temperature potential of 120 degrees. Detail how this temperature limitation is achieved.
Note: The water heater thermostat may not be used for compliance with this Code
section. UPC 413.1 & UPC 414. Please show on the water line plans and indicate in
the plumbing schedule the method for temperature limitation.
14. Please have the document author and the principle designer of the LTG-1-C form sign
the imprinted document. The signed LTG forms must be imprinted on the plans

15. Provide automatic shut off controls for lighting as por Title 2<\, Part 6, Section 131(d).
Please revise the electrical plans to be consistent with the LTG documents and
show the automatic controls listed in the mandatory automatic controls portion of
the form.
16. Please complete the LTG 1 C part 2 of 4 mandatory automatic controls portion of the
LTG 1 C forms. See comment above.
17. Please have the principle designer check the appropriate box(s) and complete the
Statement of Complianco System Acceptance section of tho LTG-1-C part 4 oH
documents. Please indicate the equipment requiring testing and the person
responsible for providing the required forms to the Building Inspector prior to
final.

Please make all corrections on the original tracings, as requested in the correction
list. Submit three sets of plans for commercial/industrial projects (two sets of plans
for residential projects). For expeditious processing, corrected sets can be
submitted in one of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760)
602-2700. The City will route the plans to EsGil Corporation and the Carlsbad
Planning, Engineering and Fire Departments.
2. Bring one corrected set of plans and calculations/reports to EsGil Corporation,
9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468.
Deliver all remaining sets of plans and calculations/reports directly to the City of
Carlsbad Building Department for routing to their Planning, Engineering and Fire
Departments.
NOTE: Plans that are submitted directly to EsGil Corporation only will not be
reviewed by the City Planning, Engineering and Fire Departments until review by
EsGil Corporation is complete.
1. Each sheet of the plans must be signed by the person responsible for their
preparation, even though there are no structural changes. Business and
Professions Code.
2. Provide a Building Code Data Legend on the Title Sheet. Include the following
code information for each building proposed:
* Type of Construction
* Floor Area
* Occupant Load
3. Provide a section view of all new interior partitions. Show:
a) Method of attaching top plates to structure. Please clarify the lateral
bracing of wall type 3 and wall type 2 (for wall type 2 how will a hinged
conditioned be prevented).
4. Please provide a reflective ceiling plan.
5. Please provide the installation and listing information for the pedicure chairs.
6. Please note in the general wiring notes on the plans "AC Cable is not allowed in
A, B, E, H, F, M, S and I occupancies. NM cable is restricted (without City
approval) to one and two family dwellings. Note on plans that an equipment
ground conductor is to be installed in all flexible conduits".
7. Please revise the electrical plans to show the dedicated receptacles for the
pedicure chairs to be GFCI protected.
8. Please indicate if the mechanical system will be altered. If so please provide
complete plans. Please provide the required MECH forms to show energy
compliance. The MECH forms shall be signed and imprinted to the plans.

9. When new rooms or spaces are constructed and the existing mechanical system
is not to be altered other than relocation of existing duct work; please note or
show mechanical ventilation will be provided capable of supplying the minimum
rate of outside air required per minute per occupant as shown in Table 4-1 of the
UMC.
10. Please show mechanical exhaust ventilation will be provided as shown in Table
4-4 of the UMC.
11. Please indicate the water connections to the pedicure chairs to be equipped with
approved reduced pressure back-flow prevention.
12. Hot water supplied to a public use lavatory or any bathtub is limited to a
maximum temperature potential of 120 degrees. Detail how this temperature
limitation is achieved. Note: The water heater thermostat may not be used for
compliance with this Code section. UPC 413.1 & UPC 414.
13. Provide a note on the plans: In showers and tub-shower combinations, control
valves must be pressure balanced or thermostatic mixing valves. UPC Section
420.0.
14. Please have the document author and the principle designer of the LTG-1-C
form sign the imprinted document.
15. Provide automatic shut-off controls for lighting as per Title 24, Part 6, Section
131 (d).
16. Please complete the LTG-1-C part 2 of 4 mandatory automatic controls portion
of the LTG-1-C forms.
17. Please have the principle designer check the appropriate box(s) and complete
the Statement of Compliance System Acceptance section of the LTG-1-C part 4
of 4 documents.
18. Please provide the required LTG-5-C form.
Note : When alterations, structural repairs or modifications or additions are made to an
existing building, that building, or portion of the building affected, is required to comply
with all of the requirements for new buildings, per Section 1134B.2. These requirements
apply as follows:
a) Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
19. It is unclear from the plans if the restrooms servicing the tenant improvement are
disabled accessible, please provide a dimensioned restroom plans showing the
restroom to be accessible compliant.

20. Please revise the plans to show a disabled accessible transaction counter located
at a section of the main counter that is at least 36" long and no more than 28" to
34" high (flip-up or folding counters are only permitted in existing buildings when a
finding of unreasonable hardship is found by the building Official). Section
1122B.5.
21. Show a level area, or landing for the doors to the utility and facial skin care rooms ,
per Section 1133B.2.4.2:
a) >60" in the direction of door swing.
22. Please provide a door schedule; indicate the type of hardware and reference the
doors on the floor plan.
23. Please revise the plans to show the sink in the utility room to provide the
following:
a) A clear floor space at least 30"x 48" shall be provided for forward
approach.
b) The clear space shall extend a maximum of 19" underneath the sink.
c) The accessible sink shall be a maximum of 6 W deep.
d) The sink shall be mounted with the counter or rim no higher than 34"
e) Knee clearance that is at least 27" high, 30" side and 19" underneath the
sink shall be provided.
f) Hot water and drain shall be insulated.
g) There shall be no sharp or abrasive surfaces under sinks.
24. If showers are proposed, show or note compliance with the following requirements,
per Section 1115B.4.4:
a) Size and Clearance. Accessible showers shall comply with one of the
following:
i) Roll-in shower 60 inches minimum in width between wall surfaces
and 30 inches in depth with a full opening width on the long side.
Shower compartment size and clear floor space shall comply with
Figure 11B-2A.
ii) Alternate roll-in shower 60 inches minimum in width between the wall
surfaces and 36 inches in depth with an entrance opening width of
36 inches minimum. Shower compartment size and clear floor space
shall comply with Figure 11B-2B.
iii) Alternate roll-in shower 60 inches minimum in width between the wall
surfaces and 36 inches in depth as long as the entrance opening
width is a minimum of 36 inches. Shower compartment size and
clear floor space shall comply with Figure 11B-2C.
b) Threshold in roll-in type showers shall be 1/2 inch in high maximum and shall
comply with Section 1124B.2.

c) Orientation. Where within the same functional area, two or more accessible
showers are provided, there shall be at least one shower constructed
opposite hand from the other or others (i.e., one left-hand control versus
right-hand control).
d) Water controls shall be of a single-lever design, operable with one hand,
and shall not require grasping, pinching or twisting of the wrist. The center
line of the controls shall be located at 40 inches above the shower floor.
i) Controls in a 60-inch minimum by 30-inch minimum shall be located
on the back wall of the compartment adjacent to the seat and the
centerline of the controls shall be within a range of no less than 19
inches and no more than 27 inches from the seat wall as shown in
Figure 11B-2A.
ii) Controls in a 60-inch minimum by 36-inch minimum alternate roll-in
shower shall be located on the side wall of the compartment
adjacent to the seat and the centerline of the controls shall be within
a range of no less than 19 inches and no more than 27 inches from
the seat wall as shown in Figure 11B-2B.
iii) Controls in a 60-inch minimum by 36-inch minimum alternate roll-in
shower with optional enclosure shall be located on the back wall of
the compartment adjacent to the seat and the centerline of the
controls shall be within a range of no less than 19 inches and no
more than 27 inches from the seat wall as shown in Figure 11B-2C.
e) A flexible hand-held shower unit is required with at least a hose 60 inches
long that can be both used as a fixed shower head and hand held. This unit
shall be mounted such that the top of the mounting bracket is a maximum
of 48 inches above the shower floor.
i) The hand held sprayer unit a 60-inch minimum by 30-inch minimum
shall be located on the back wall of the compartment adjacent to the
seat and the centerline of the controls shall be within a range of no
less than 19 inches and no more than 27 inches from the seat wall
as shown in Figure 11B-2A
ii) The hand held sprayer unit in a 60-inch minimum by 36-inch
minimum alternate roll-in shower shall be located on the side wall of
the compartment adjacent to the seat and the centerline of the
controls shall be within a range of no less than 19 inches and no
more than 27 inches from the seat wall as shown in Figure 11B-2B.
iii) The hand held sprayer unit in a 60-inch minimum by 36-inch
minimum alternate roll-in shower with optional enclosure shall be
located on the back wall of the compartment adjacent to the seat
and the centerline of the controls shall be within a range of no less
than 19 inches and no more than 27 inches from the seat wall as
shown in Figure 11B-2C.
f) Two wall-mounted heads may be installed in lieu of the hand-held unit in
areas subject to excessive vandalism. (Except within guest room and suites

of hotels, motels and similar transient lodging establishments) Each shower
head shall be installed so that it can be operated independently of the other
and shall have swivel angle adjustments both vertically and horizontally.
One head shall be located at a height of 48 inches above the floor.
g) The floor slope shall be a maximum of 2% in any direction. Where drains
are provided, the grate shall have openings % inch maximum and located
flush with the floor surface.
h) Indicate on the plans a folding seat, located on the wall adjacent to the
controls, 18" above the floor and shall not extend more than Q inches from
the wall. The seat dimensions and mounting position shall comply with
Figures 11B-2A, 11B-2B, 11B-2C.
i) Grab bars complying with Section 1115B.4.4.8 shall be located:
i) On walls adjacent to and opposite the seat,
ii) Mounted >33" but <36" above the shower floor.
iii) Grab bars shall not extend into that portion of the wall over the seat.
See Figures 11B-2A, 11B-2B, 11B-2C
j) The soap dish when provided shall be located on the control wall <40"
above the shower floor and within reach limits from the seat. Section
1115B.4.4.9.
k) Enclosures when provided for shower compartments shall not obstruct
controls or obstruct transfer from wheelchairs onto the shower seat.
