The name of this area has been changed to "retreat room' Changing the name does not eliminate the required natural light and ventilation requirements. This room is habitable and must meet the above requirements. In addition this room will still be used as the master bedroom and requires an egress window. Openable window area in habitable rooms must be 1/20 of the floor area and a minimum of 5 square feet. Section 1203.3. Please provide this information for the existing master bedroom. Please see the response for # 7 above. 13. Please justify the existing 6 x 12 floor beam will support the additional loads imposed by the proposed addition. Structural calculations for this beam are required. 15. For Conventional Light-Frame Construction, buildings shall be provided with exterior and interior braced wall lines. Spacing shall not exceed 34' (25' for Seismic Zone 4 or for wind speeds >80 mph) on center in both directions in each story. Sections 2320.4.2 and 2320.5.1 and Table 23-MC-1. Typically the exterior wall covering will be removed to accommodate the proposed addition. How will the common wall of the existing dwelling and the proposed addition be braced to resist wind and seismic lateral forces?
