This plan review is based on regulations enforced by the Building Department. You may have other corrections based on laws and ordinances enforced by the Planning Department, Engineering Department, Fire Department or other departments. Clearance from those departments may be required prior to the issuance of a building permit. Code sections cited are based on the 2013 CBC, which adopts the 2012 IBC. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 1 05.4 of the 2012 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. To speed up the recheck process, please note on this list (or a copy) where each correction item has been addressed, i.e., plan sheet number, specification section, etc. Be sure to enclose the marked up list when you submit the revised plans. Submit FOUR new complete sets of plans for commercial/industrial projects (THREE sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. The cover sheet of the plans, sheet A0.1, indicates occupancy type is 'C'( religious). This is not consistent with the code. The addition to the church is an A-3 occupancy. 5. The fire sprinkler notation on sheet AO.O under General Project Information indicates sprinkler system NFPA 13D. this is a residential sprinkler system. The code requires sprinklers com pOly with NFPA 13. 6. The double exit doors '1' shown on the floor plans must be equipped with panic hardware. 7. Each sheet of the structural plans must be stamped and signed by the responsible design engineer. 8. The loading listed for new beam 100 is listed as DL=646# and LL=348#. See page 4 of the calc's. these are not the loads use for the ENERCALC input on page 7 of the calc's. 9. The lateral support at grid line 'A' as shown on sheet S1.1 is based on cantilevered columns HSS5X5X1/4. The lateral design along this line on page 15 of the calc's indicates" See Printout". What printout? The design of the columns using ENERCALC on page 20 of the calc's includes only vertical LL & DL. There is no lateral component applied to the column. 10. The design of the column base plate is based on a plate 21" X21" X 1". See page 23 of the design calc's. detail 9/S1.2 referenced on the foundation plan lists the base plates as %"X 12X12. Plans must be consistent with the design. 11. How did you arrive at the lateral load applied to the top of the HSS steel collumns as listed on page 23 of the calc's as 1.97K. where in the lateral design analysis do I find how you arrived at this load? 12. The design of the spread footing supporting the HSS steel columns must include the lateral moment applied at the base of the steel column. The design input on page 31 of the calc's includes only vertical LL & DL. NOTE: A complete structural review of the plans will be made after the items above have been addressed and the plans are signed by the design engineer. When alterations, structural repairs or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the followin!~ requirements, per Section 11 B-202.4: • The area of specific alteration, repair or addition must comply as "new" construction. • A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. • The path of travel shall include the existing parking. • Existing toilet and bathing facilities that serve the remodeled area must be shown to comply with all accessibility features. Show on the plans the path of travel to the rerst rooms serving the area c,f remodel. Show that these rest rooms comply with the following: 14. Show that passageways leading to sanitary facilities have required clear access widths. Show that all doorways have: a) ~32" clear opening. b) A clear area: i) ~60" in the direction of the door swing. ii) ~44" away from the direction of door swing. 15. Note that the doorways leading to sanitary facilities shall be identified, per Section 11 B- 703.7.2.6, as follows: a) An equilateral triangle %" thick with edges 12" long and a vortex pointing upward at men's rest rooms. b) A circle%" thick, 12" in diameter at women's rest rooms. c) A 12" diameter circle with a triangle superimposed on the circle and within the 12" diameter at unisex rest rooms. d) The required symbols shall be centered on the door at a height of 5B"-60". e) Braille signage shall also be located on the wall adjacent to the latch outside of the doorways leading to the sanitary facilities. 16. Show that the accessible rest room is to be provided with a 60" minimum di1ameter clear space measured from the floor to a height of 27 inches. Section 11 B-304.3. NOTE: Doors (other than the door to the accessible toilet compartment) in any position may encroach into this space by not more than 12 inches, per Section 11 B-603.2.3. 17. Show a sufficient space in the toilet room for a wheelchair to enter the room and close the door, per Section 11 B-603.2.
