The Inn is to have existing openings modified and one new opening added in a load carrying wall. The majority of the changes are modification to existing openings that do not affect the structure. Openings are infilled or changes are made but the header and loads are not changed. Two of the modifications will require structural design and strenghtening of the structure to accomidate the changes The first modification consists of adding a door in place of (2) existing doors. A new header will need to be designed for the longer single span since the interior post will be removed. This new header will have higher point loads than the existing headers due to the longer span so these loads will need to be tracked down to the foundation. . The second modification consists of adding an opening in an existing 54'-6" shear wall. The opening is to be 5'-6" and an adjacent 4' opening is to be infilled with a similar shear wall. Effectively, V-6" of shear wall will be removed at a top floor of a very long wall. This is a 2.8% decrease in wall length, therefore a lateral analysis will not be done. The Inn is to have existing openings modified and one new opening added in a load carrying wall. The majority of the changes are modification to existing openings that do not affect the structure. Openings are infilled or changes are made but the header and loads are not changed. Two of the modifications will require structural design and strenghtening of the structure to accomidate the changes The first modification consists of adding a door in place of (2) existing doors. A new header will need to be designed for the longer single span since the interior post will be removed. This new header will have higher point loads than the existing headers due to the longer span so these loads will need to be tracked down to the foundation. The second modification consists of adding an opening in an existing 54'-6" shear wall. The opening is to be 5'-6" and an adjacent 4' opening is to be infilled with a similar shear wall. Effectively, 1'-6" of shear wall will be removed at a top floor of a very long wall. This is a 2.8% decrease in wall length, therefore a lateral analysis will not be done. The new header for the new opening will need to be designed and its load will be tracked to the foundation. Scope of Work Revisions 1/31/08 Structural revisions to the plans since submittal consist of changes to the awning that goes along the perimeter of the structure and a new handicap ramp. The new awning extends out further from the building than the existing awning but due to the changes in finishes it will weigh less. The following calculations will show that the overall mass of the roof is decreased by this change and changes to the vertical need to be accounted for. The handicap ramp will be constructed of light weight wood framing supported on concrete piers so they can extend to the depth of the existing footings to avoid surcharging them and overloading the existing retaining walls. . sI Dunn Savoie Inc. Previously approvedplans include plumbing fixture changes, including addition of bar sinks to 4 of the guest rooms, and reduction of a number of plumbing fixtures.. During construction, the owner has requested addition of bar sinks to the other 11 guest rooms. A net of 4 lavatories are also being added Attached are spreadsheets and 4 architectural drawings showing detailed room-byroom analysis of both water supply fixture units, and drainage fixture units. For a more thorough analysis of drainage sizing, I've provided a simple schematic isometric showing sanitary sewer service to each room, and to each floor, as well as a spreadsheet with floor-by-floor analysis of water and sewer service. The analysis shows that none of the 16 rooms will see an increase in water supply fixture units, compared to pre-project conditions, even with the additional bar sinks and lavatories.. Regarding drainage fixture units, 14 of the rooms have the same or reduced drainage fixture units. The overall building will also see a reduction of drainage fixture units. Two of the rooms, Room #55 and Room #60, will see an increase of 1 (one) drainage fixture unit, compared to pre-project conditions. We believe this is acceptable, because each room is served by a 3" riser, allowed by code to receive flow from 48 drainage fixture units. The largest flow from any of the rooms is just 8 fixture units: To make sure, we also performed a floor-by-floor (or level-by-level) analysis. Each level is served by 4" branches, allowed by code to receive flow from 256 fixture units. The largest flow from any level is just 39 drainage fixture units.
