NOTE: The following report is in reference to the division to
Building E.
ITEM 1
Edwards contacted City of Carlsbad Building Department to
request a resolution in reference to the proposed demising
wall to be located within Building E. The proposed wall will
separate the building into two approximate 10,000 sq. ft.
units. Each unit will be installed with an automatic
sprinkling system.
ITEM 2
Darnell said that the City requirements state that the
demising ·wall fire resistance must comply with the
regulations specified in Chapter 5 of the 1985 UBC. Section
505, Part Estates that each portion of a building separated
by one or more area separation walls may be considered a
separate building, provided the area separation walls meet
the following requirements:
o Area separation walls shall not be less than .•• 2-hour./
fire-resistive construction in Type V buildings.
o These area separation walls may terminate at the
underside of the roof sheathing in lieu of a 30"
parapet, provided that the roof framing elements shall
not be of less than 1-hour fire resistant construction
for width of not less than 5' on each side of the wall.
