I see the note for deferred submittal items was added on G-1, but it needs to state that the sprinklers are a deferred submittal item. Carlsbad 14-1539 8/11/14 FRAMING 18. Please show and detail hold downs at line B upper per calcs. Hold downs are now called out On the plan. Response references detail 1/D2 and plan references detail 13/D2. Neither show the hold down strap. It appears 13/D1 may have been intended. 20. Calcs rely on a cantilevered diaphragm at the deck roof. A blocked diaphragm is specified in the calcs, but plans show T& G with no plywood which does have a recognized shear value. I see the diaphragm called out, but it is not specified to be blocked. 21. Calcs for line 2 lower (it appears lines 1 and 2 are switched between calcs and plans) call for a MST 48 tie into existing shear resisting system. b) Does the GLB tie to an existing shear wall on that line? No response received, i do not see an interior shear wall that the existing GLB ties into. 23. Please detail deck roof shear transfer to beams. Detail 2/D2 does not appear to be referenced to the plan. 24. Per Figure 1609A, the wind load calculations must use an ultimate wind speed of 110 mph. The ultimate wind speed should be reflected in calcs and in design criteria on sht SN. Please specify 110 mph ultimate wind speed at design criteria on sheet SN. The above regulations apply, regardless ofthe code editions adopted by ordinance. The following items listed need clarification, modification or change. All items must be satisfied before the plans will be in conformance with the cited codes and regulations. Per Sec. 105.4 of the 2012 International Building Code, the approval of the plans does not permit the violation of any state, county or city law. On the cover sheet of the plans, specify any items that will have a deferred submittal (fire sprinklers). Additionally, provide the following note on the plans: "Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the building official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design ofthe building. Please specify the size of the new sliding glass door at living room (width and height) on the plans. Carlsbad 14-1539 7/10/14 • POOL SAFETY 7. Show how the requirements of sec 3109.4.4.2 are met for the new door. (ie. an exit alarm on the new door). • FIRE PROTECTION 8. This is an existing sprinklered building. Please provide a note stating that any additions/alterations will be provided with an automatic residential fire sprinkler system. Section R313.2. 9. Specify on the plans that any existing smoke alarms that are more than 10 years old will be replaced. Section R314.3.2. 10. When alterations, repairs or additions are proposed for dwelling units within which fuel-burning appliances are installed (and in dwelling units having attached garages), the dwelling unit shall be provided with carbon monoxide alarms located as required for new dwellings; Section R315.2 Please note on the plans that carbon monoxide alarms will be provided in the following areas: a) Outside each separate sleeping area in the Immediate vicinity of the bedrooms. b) On each story. Including basements. . FOUNDATION REQUIREMENTS 11. Provide a copy of the project soil report. The report shall be dated within the last 3 years (or include an update letter from the soil engineer) and include foundation design recommendations based on the engineer's findings and shall comply with Section R401.4. The City of Carlsbad requires a soil report for this project as it is 2 story and therefore does not meet the exception. (The exception is for additions less than 500 sq ft if only one story and requires the use of 1000 psf allowable soil bearing value). 12. If the soils engineer recommends that he/she review the foundation excavations. Note on the foundation plan that "Prior to the contractor requesting a Building Department foundation inspection, the soils engineer shall advise the building official in writing that: a) The building pad was prepared in accordance with the soils report, b) The utility trenches have been properly backfilled and compacted, and c) The foundation excavations, the soils expansive characteristics and bearing capacity conform to the soils report." 13. Provide a letter from the soils engineer confirming that the foundation plan, grading plan and specifications have been reviewed and that it has been determined that the recommendations in the soils report are properly incorporated into the construction documents (when required by the soil report). Foundation anchorage in Seismic Design Categories C, Do, Di and D2. in addition to the requirements of Section R403.1.6, the following requirements shall apply to wood light-frame structures in Seismic Design Categories Do, Di and D2 and wood light-frame townhouses in Seismic Design Category C. R403.1.6.1 1. Plate washers conforming to Section R602.11.1, 0.229"x3"x3", shall be provided for all anchor bolts over the full length of required braced wall lines. Properly sized cut washer shall be permitted for anchor bolts in wall lines not containing braced wall panels. Please revise at detail 1/Dl. 15. Please specify 3000 psi concrete at grade beam at line A per sec 1808.8.1. 16. Grade beam at line A should be 18" wide per calcs. Plans show 16" wide. • FRAMING 17. Calculations for beam 4 do not appear to have been included. 18. Please show and detail hold downs at line B upper per calcs. 19. Please detail GLB and Parallam to steel beam connections. 20. Calcs rely on a cantilevered diaphragm at the deck roof. A blocked diaphragm is specified in the calcs, but plans show T& G with no plywood which does have a recognized shear value. 21. Calcs for line 2 lower (it appears lines 1 and 2 are switched between calcs and plans) call for a MST 48 tie into existing shear resisting system. a) The strap is not shown / detailed. b) Does the GLB tie to an existing shear wall on that line? 22. Please specify nail size and spacing for the floor and roof diaphragms on the plans. Table R602.3(1). Specify plywood thickness, grade and panel span rating. Table R503.2.1(1). 23. Please detail deck roof shear transfer to beams. 24. Per Figure 1609A, the wind load calculations must use an ultimate wind speed of 110 mph. For additions or improvements to a residence built before 1994, note on the plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush, urinals that use more than one gallon of water per flush, showerheads that have a flow capacity of more than 2.5 gallons of water per minute, and Interior faucets that emit more than 2.2 gallons of water per minute) shall be replaced. Certification of compliance shall be given to the building inspector prior to final permit approval. California SB407. 27. For a single-family dwelling unit, show that at least one receptacle outlet accessible at grade level will be installed outdoors at the back ofthe dwelling. CEC Article 210.52(E). This receptacle must be GFCI protected. • RESIDENTIAL GREEN BUILDING STANDARDS The California Building Standards Commission has adopted the Green Building Standards Code which became effective January 1, 2011 and must be enforced by the local building official. The following mandatory requirements for residential construction must be included on your plans. CGC Section 101.3. The Standards apply to newly constructed residential buildings, along with additions/alterations that increase the building's conditioned area, volume or size. CGC Section 303.1.1.
