Countertop shall be 36" height i_with 6" splash, back and sides. Material: Formica or owner approved plastic laminate. b. Kitchen sink shall be double basin complete with garbage disposer. c. Refrigerator space shall be 38" clear wide X 6'-0" high. Provide V' cold water stub. d. Verify range height and width with manufacturer, e 24" clear dishwasher space. f. Standard height between countertop and wall cabinets. Bottom of cabinets shall be 18" above counter. g. Provide clearance above cooking unit surface to bottom cf hood, as noted on plans. h. Provide bread board at location shown. i. Provide luminous ceiling as noted - see plans for size and tubes. j. Toe space shall be 4" high and 3" deep. 3. Baths a. Countertop shall be 32" height ^ with 4" back splash. Material: Synthetic marble. b. Mirror shall be: V polished plate glass. c. Medicine cabinet shall be standard recessed in location shown on plans. Top of medicine cabinet mirror to align with top of plate mirror. d. Provide false drawer fronts in front of lavs. e. Provide shower rods at 6'-0" height, unless otherwise shown. f. Tile shall be 4X4XV to standard 6'-0" height, unless otherwise shown. g. Toe space shall be 4" high and 3" deep. h. Shower walls over bath tubs shall be of approved non-absorbant waterproof material to a height of six (6) feet above the floor, wainscot shall also extend a full 4" beyond the face of the tub or shower pan. See plans for material. i. Provide toilet paper holder 2X backing @ stud wall 24" from F F. j. Provide towel bar with 2X backing, 56" high from F.F.- typical all bathrooms. k. All showers to have shatterproof enclosures ( door-type or sliding as indicated). MISCELLANEOUS 1. Every dwelling shall be provided with an approved smoke detector system as per section 1413, 1979 UBC and conforming to UBC Standards 43-6. 2. Provide termite and decay protection per UBC 2517-C. 3. Height of chimney shall be 2'-0" mm above roof lO'-O" horizontal. 4. All enclosed usable space under stair shall be protected with 1-hour resistive protection - 5/8" Type 'X1 drywall taped. G-9 DIVISION 13 - SPECIAL CONSTRUCTION GENERAL NOTES - SECURITY 1 Swinging Doors a. Door stops of in-swinging doors shall be of one-piece construction with the jamb; or, joined by rabbet to the jamb. b. All pin type hinges which are accessible from outside the secured area when the door is closed shall have non-removable hinge pins. In addition they shall have a minimum V diameter steel jamb stud with V1 minimum projection unless the hinge pins are removed. c. The strike plate for latches and the holding device for projecting deadbolts in wood construction shall be secured to the jarrb and the wall framing with screws not less than 2V in length. d. Deadbolts shall contain hardened inserts. e. Straight deadbolts shall have a minimum throw of 1" and an embed- ment of not less than 5/8". f. A hook-shaped or an expanding-lug deadbolt shall have a minimum throw of 3/4". g. Wood flush-type doors shall be 1-3/8" in thickness minimum with solid core construction. h. Hollow core doors, or doors less than 1-3/8" in thickness shall be covered on the inside face with 16 guage sheet metal attached with screws at 6" on centers around the perimeter or equivalent. i. Glass doors shall have fully tempered glass. 2. 3. 4. 5. Cylinder guards shall be installed on all cylinder locks whenever the cylinder projects beyond the face of the door or is otherwise access- ible to gripping tools. Sliding glass doors and windows shall be equipped with locking devices Sliding doors and windows shall be provided with a device in the upper channel of the moving panel to prohibit raising and removing of the moving panel in the closed or partially opened position. Other openable windows shall be provided with substantial locking devices. G-10 DIVISION 15 - MECHANICAL MECHANICAL 1. All work shall be in full accordance with all codes, rules, and regula- tions of governing agencies. 2. Mechanical subcontractor shall supply line diagrams and calculations as required by the Building Department for permits, etc;. a. All supply air registers shall be wall mounted, except in kitchens where ceiling registers may be used. b. Return air location per plan. 3. Combustion air ducts to be galvanized sheet metal located within 12" of floor and ceiling of furnace room. 4. Provide 1 sq. inch combustion air per 1000 BTU. 5. Bath not ventilated by natural means - provide exhaust fan capable of producing a change of air every 5 mm., controlled by a self-contained or separate switch. 6. All kitchens to be vented to outside air with 36 sq. inch vent and exhaust fan. 7. Provide a pressure-temperature relief valve for water heaters with a gravity drain to the outside terminating 6" above grade pointing down. Provide combustion air to water heater compartments in accordance with the requirements of the U.M.C. and manufacturer's specifications. / 8. FAU's or W.H.'s installed in garages shall be on minimum 18" high platforms. Provide fire dampers for ducts penetrating one hour area separation walls. 9. Summer Switches: The "Summer Switch" on the forced air heating system shall provide tv/o air exchanges per hour drawing 1/5 of this amount from outside air. The outside air will be provided by a 7 inch round vent with quad pampers. The fresh air intake vent shall incorporate at least 10 feet of flexible fibergalss ducting or at least five feet of flexible fiberglass ducting incorporated in a 90 degree bend. PLUMBING 1. Plumbing subcontractor shall supply line diagrams and calculations as required by the Building Department for permits etc;. 2. Plastic Plumbing- a. Use plastic for drains and vents. b. Proper electrical ground rod to be installed if plastic "cold water" pipe is used. G-H 3. Water Heater Note: Provide temperature and pressure relief valve on water heater. 4. Fireplace Note: Provide gas valve to be outside of required hearth area. UBC Section 1213 (1). 5. ABS or PVC-DWV pipe and fittings contained in an occupancy separation between "R" and "IT occupancy. a. No plastic pipe or fittings may penetrate the garage side of wall. b. No plastic pipe or fittings may penetrate the garage ceiling or be exposed underneath the ceiling. Plastic pipe and fittings may be enclosed in fire resistive materials. SUPPLY LINES 1. All hot and cold water pipes shall be isolated from the building frame by Specialty Products "Acoustic-Clamp" resilient mountings or equiva- lent. 2. The cavity surrounding the pipes shall be filled with open-faced fiberglass (or mineral wood), or sprayed with an adhesive cellulose product (e.g. Celbar, Termacon, etc,). 3. Water pressure should be controlled in the range of 35 to 50 psi. 4. Water velocity should not exceed 6 feet/sec, if single lever faucet systems are used. However, the code allows 15' per second which is acceptable if non-single faucets systems are used. 5. Shower head water flow restrictors with back pressure relief vent shall be used to limit the flow to 3% G.P.M. 6. Shower risers may be braced using Specialty Products Plastic Stud Spanners with "Acousta-Clamp" support or equivalent. 7. Fixtures must be connected to supply line by flexible conduit. 8. Fixtures should be mounted on Specialty Products resilient fixture pads or equivalent. 9. Rebound rubber, felt, carpet, and other similar materials shall not be substituted as resilient mounts. G-12 DIVISION 16 - ELECTRICAL 1. All work shall be in full accordance with all codes, rules, and regula- tions of governing agencies and shall comply with the requirements of the serving power and telephone companies. 2. Electrical subcontractor shall supply line diagrams and calculations as required by the Building Department for permits etc;. 3. Provide 20' length of #4 re-bar in foundation for ground. 4. Electrical outlets to be spaced at 12'-0" max. along walls including sliding doors (glass) at exterior walls and any wall space 2'-0" or more. 5. Do not count wardrobe doors a useable wall space. 6. A 110 volt wall outlet, grounded type shall be installed in all service and bath areas. 7. (Delete). 8. All outlets to be grounded type. 9. Provide ground fault interrupters (GFI's) at all locations required by code. See acoustical requirements. 10. All equipment installed outdoor and exposed to weather shall be weather proof. 11. Receptacles, other than in #5 above, shall be installed vertically at 12" above floor, unless called out otherwise on the plans. 12. Wall switches to be 36" above floor. 13. Install exterior light fixtures at 78" above finished floor (at sides and rear) or above header. Install decorative lights at 66" above finished floor at entry doors and other front elevation locations. 14. Receptacles in kitchen and bathrooms shall be installed above work top, except those required at specific locations for appliances. G-13
