They are / 9 • 7277442 Fax consolidating these premies into this new location because a new tenant Lambesis Inc. is http./Avww. leasing and renovating the entire 20,000-sq. ft. building known as 2800 Roosevelt Street. pouchselfstorage.com Carlsbad Dance Centre, teaches beginning through advanced dances (such as ballet, jazz, tap, etc.) to students from 2 1/2 years old to 14 years old (for adults, one jazz, tap, and ballet class is scheduled each week after 7PM). The majority.of students are female and most students are brought to the studio by their parents directly from home, dressed ready for their class. The majority of classes are held each weekday after school form 2.30 to 7 PM. Three morning classes are held each week for tiny tots when only I studio is in use. Some classes are held on Saturdays. All studiog are in use at the same time, for a maximum of 20 hours per week. All classes are one-hour long. The maximum number of students in each class is,12 to 15 persons, which includes the instructor. The toilets have been specifically located within each studio for security reasons. For that reason, toilet usage is minimal at the studio and only foremergency usage. Parents are discouraged from remaining on the premises during a class, it is a hindrance to the teachers. - • According to the correction; City of Carlsbad 00-2430, the plans must comply with Appendix 29 of the UBC as adopted by' the City of Carlsbad. The plan checker is .requiring two restrooms for each dance studio containing two water closets and one, lavatory (the men restroom may contain one water closet, one urinal and one lavatory).; With three studios per our sketch (see Exhibit' B), this 'will require a total of 9water closets, 3 urinals, and 3 lavatories. . f - S • r • - ' - •, . • • . - Center, Inc. We are requesting an adjustment to the Appendix since the circumstances of this dance studio are different from typical "assembly areas". For assembly areas, less concentrated uses require an occupant load factor of 30 for the calculation for minimum plumbing fixtures per Appendix 29. The following is the summary of each studio: Studio 107: 1,536 s.f. / 30'= 51.20 O.L. Studio 108: 888 s.f. / 30 = 29.60 O.L. Studio 109: 744 s.f. / 30 = 24.80 O.L. YELLAND Total 105.60 O.L. PROPER11ES We are requesting that each studio only have one toilet facility and that it is usable by INC. either sex. One water closet fixture can cover 25 occupants and if all students are female, only 3 water closets and 3 lavatories will be required per table A-29-A. - Again we point out that the reason we have located a toilet in each studio is for student convenience and for child security. Each student will use the facility in the studio of their MORO class so the instructor can keep an eye on them. The staff will use the toilet in the smallest and least used studio 109. Parents and adults are not allowed to enter the dance floor area and the premises have been designed to discourage this.
