based on laws and ordinances enforced by the Planning Department, Engineering -Department

The following items listed need clarification, modification or change. All items must be satisfied
before the plans will be in conformance with the cited codes and regulations. Per Sec. 106.4.3,
1997 Uniform Building Code, the approval of the plans does not permit the violation of any
state, county or city law.

walls. Identify bearing walls, non-bearing walls, and shear walls. Provide a
section view of all new interior partitions. Show: Method of attaching top
and bottom plates to structure.
17. Please indicate on the plans the location of the electrical panel and detail the
required working clearance. The plans indicate a new service is to be
installed, please clarify the single line diagram to show the grounding
conductors and locations, service conduit and conductors for the new
service. Indicate the available fault current from the utility company.
22. Provide complete plumbing plans, including:
a) Provide gas line plans and calculations, showing pipe lengths and
gas demands. UPC Section 1217.0 The plans indicate a new gas
water heater. Is there an existing gas meter and piping? Please show the
piping and meter location
27. Show on the site plan the complying disabled accessible path of travel from the
disabled accessible parking spaces to the primary entrance of the tenant space.
Please provide detailed plans of the path of travel, indicate slope and width, any
pedestrian ramps, curb ramps, walks, handrails, provide dimensioned parking
stall details etc. Please revise the site plan to show dimensioned parking
details and show the loading area for the disabled parking to be on the
passenger side.

details, provide a floor framing plan and indicate if the floor system is adequate
for the increase of floor load from 40# to 50# per square foot etc.
Oh the first sheet of the plans indicate:
The floor area .of the remodeled area,
Type of construction of the existing building,
Sprinklers: Yes or No
Present and proposed occupancy classifications of the remodel area,
The story where the tenant improvement is located,
The occupant load of the remodel area(s).
Provide a plot plan showing the distance from the building to the property lines
and the location of tenant space (or remodel) within the building.
Provide a fully dimensioned floor plan showing the size and use of all rooms or
areas within the space being improved or altered. Draw the plans to scale and
indicate the scale on the plan. Section 106.3.3.
Please provide plans and calculations signed by the California State licensed
engineer or architect for the structural alterations. Include all calculations and

finding on the plans. Please include the California license number, seal, date of
license expiration and date plans are signed. Business and Professions Code.
Please provide foundation plans.
Provide calculations for main vertical and horizontal framing members, and
footings. Section 106.3.3.
Detail all post-to-beam and post-to-footing connections and reference the detail
to the plan: Section 2314.
Identify existing walls to be removed, existing walls to remain and proposed new
walls. Identify bearing walls, non-bearing walls, and shear walls.
II. Provide notes and/or details to show that the floor and wall finish in toilet rooms
are surfaced with a smooth hard non-absorbent material extending five inches up
the wall. Similar surfacing shall be provided on the walls from'the floor to a height
of 4 feet around urinals and within water closet compartments. Section 807.
12. Specify lever-type hardware for passage doors on floors accessible to the
disabled. Title 24.
13: Note on the plans: "All exits are to be openable from inside without the use of a
key or special knowledge." In lieu of the above, in a Group B, F, M or S
occupancies, you may note "Provide a sign on or near the exit door, reading
THIS DOOR TO REMAIN UNLOCKED DURING BUSINESS HOURS." This
signage is only allowed at the main exit. Section 1003.3.1.8.
Exit doors should be a minimum size of '3.feet by 6 feet 8 inches with a minimum
door swing of 90 degrees. Maximum leaf width is 4 feet. Sections 1003.3.1.3 and
1003.3.1.4.
Please provide electrical 'load calculations;
Please provide panel schedules, indicate new and existing loads.
Please indicate on the pIans'the location of the electrical panel and detail the
required working clearance.
Please note on the plans "AC Cable is not allowed. NM cable is restricted
(without City approval) to one and two family dwellings. Note on plans that an
equipment ground conductor is to be installed in all flexible conduits'. Per City of:
Carlsbad.
It appears the lighting system is to be altered. Please provide the required
energy compliance forms. The LTG forms shall be signed and attached to the
plans.

20. Provide mechanical plans, showing existing and proposed HVAC equipment,
ducts and access to equipment.
21. Please note or show mechanical ventilation will be provided in all rooms, capable
of supplying outside air, at a minimum rate of 15 cubic feet per minute per
occupant or show natural ventilation provided by operable exterior openings with
an area not less than 20% of the total floor area. UBC, Section 1202.2.1.
22. Provide complete plumbing plans, including:
Provide gas line plans and'calculations, showing pipe lengths and gas
demands. UPC Section 1217.0
Show water heater size, type and location on plans. UPC, Section 501.0
23. Show that water heater is adequately braced to resist seismic forces. Provide
two straps (one strap at top 1/3 of the tank and one strap at bottom 1/3 of the
tank). UPC, Section 510.5.
24. Show 1/4" per 12" slope on drain and waste lines. UPC Section 708.0.
25. Note on the plans that new water closets and associated flushometer valves, if
any, shall use no more than 1.6 gallons per flush and shall meet performance
standards established by the American National Standards Institute Standard
A112.19.2. H & S Code, Section 17921.3(b).
26. When alterations, structural repairs or modifications Or additions are made to an
existing building, that building, or portion of the building affected, is required to
comply with all of the requirements for new buildings, per Section 113413'.2. These
requirements apply as follows:
The area of specific alteration, repair or addition must comply as "new"
construction.
A primary entrance to the building and the primary path of travel to the
altered area, must be shown to comply with all accessibility features.
Existing sanitary facilities that serve the remodeled area must be shown to
comply with all accessibility features.
27. Show on the site plan the complying disabled accessible path of travel from the
disabled accessible parking spaces to the primary entrance of the tenant space.
Please provide detailed plans of the path of travel, indicate slope and width, any
pedestrian ramps, curb ramps, walks, handrails, provide dimensioned parking
stall details etc.
28. Revise plans, or door schedules, to show that every required passage door has
~32" clear width, per Section 11 33B.2.

29. Show that the minimum strike edge distances are provided at the level area on the
side to which a door (or a gate) swings, per Section 1.133B.2.4.3:
