or architect where there are structural changes to existing buildings or structural
additions. Please include the California license number, seal, date of license
expiration and date plans are signed. Business and Professions Code.
UBC Section 304 requires the Building Official to determine the total value of all
construction work proposed under this permit. The value shall-include all finish
work, painting, roofing, electrical, plumbing, heating, air conditioning, elevator;
fire extinguishing systems and any other permanent equipment. Please provide a
signed copy of the designer's or contractor's construction cost estimate of all
work proposed.
Indicate the use of all spaces adjacent to the area being remodeled or improved.

Detail how floor drain trap seal is to be maintained. UPC Section 707 (floor drain
trap priming).
Show P & T valve on water heater and detail drain line route from P & T valve to
the exterior. UPC Section 1007(e).
Show 1/4" per 12" slope on drain and waste lines. UPC Section 407.
Show water heater size, type and location on plans. UPC, Section 1301. If
water heater is above the ceiling provide a drain pan under water heater and if
over 8 feet above the floor provide access ladder. UPC, Sections 1310(g) and
1311(b).
New water closets and associated flushometer valves, if any, shall use no more
than 1.6 gallons per flush and shall meet performance standards established by
the American National Standards Institute Standard A112.19.2, and urinals and
associated flushometer valves, if any, shall use no more than one gallon per
flush and shall meet performance standards established by the American
National Standards Institute Standard A112.19.2. H & S Code, Section
17921.3(b).
Provide mechanical plans showing existing and proposed HVAC equipment,
ducts and access to equipment. Show roof access ladder.
Provide complete kitchen hood plans, details, and calculations to show
compliance with UMC, Chapter 20. a.
On sheet T-6 in Exhaust Hood Detail show the ceiling extends over the
hood to fire rated grease duct enclosure. b.
The exhaust duct air velocity is too low with 12" x 16" exhaust duct shown
on sheet T-6. Please correct. C.
Provide a roof plan showing all existing and new hvac equipment, and
required clearances.
The energy design provided does not match the plans. The plans show over 50
square feet of new conditioned floor area, and new roof area over the new
conditioned floor space. The electrical plans do not show all the lighting fixtures
in the conditioned space, existing and new. No mechanical plans provided
showing hvac equipment.
The lighting plans provided do not show the required lighting controls, as per
Title 24, Part 6, Section 131.
Sheet T-6 of the plans is not approved by the Health Department , for new
kitchen hood system detail shown. Please correct.

Building Plan Check # 94-1466
Grease Interceptor for the above mentioned project is specified to be
located inside the building for the following reasons:
Sink requiring grease interceptor is located on interior wall
(adjacent to another tenant) over 201-0" away from closest
exterior access.
Closest exterior access is in building walkway which provides
alley access to other tenants. (RE: Sheet T-1, Site Plan of the
construction documents.)
Since only one sink utilizes the grease interceptor and outdoor
location could affect other building tenants, it was felt that an
outdoor location was impracticle for this installation.
Grease interceptor will be installed in the floor next to the pan
washing sink and the interceptor cover will be readily accessible for
servicing and maintaining. RE: Construction Drawings for
specifications.
The above information has been discussed with Mike Peterson at the
City of Carlsbad Building Department and approved pending plan review
and documentation of reasoning.
