When alterations, structural repairs or modifications or additions are made to an existing building, that building, or portion of the building affected, is required to comply with all of the requirements for new buildings, per Section 113413.2. These requirements apply as follows: City of Carlsbad 02-2068 7/23/02 a) The area of specific alteration, repair or addition must comply as "new" - construction. b) A primary entrance to the building and the primary path of travel to the altered area, must be shown to comply with all accessibility features. c) Existing sanitary facilities that serve the remodeled area must be shown to comply with all accessibility features. Show on the site plan the complying disabled accessible path Of travel from the disabled accessible parking spaces to the primary entrance of the tenant space. Please provide detailed plans of the path of travel, indicate slope and width, any pedestrian ramps, curb ramps, walks, handrails, provide dimensioned parking stall details etc. Revise plans, or door schedules, to show that every required passage door has ~32" clear width, per Section 113313.2. Show a level area, or landing, per Section 1133B.2.4.2: d) ~60" in the direction of door swing. e) ~48" in the direction opposite the door swing (or 44" if doors don't have latches or closers). 23. Show that the minimum strike edge distances are provided at the level area on the side to which a door (or a gate) swings, per Section 11 33B.2.4.3: f) ~:24" at exterior conditions. g) ~:1 8" at interior conditions. h) ~12" on the push side, if the door has both a latch and a closer. Please note or show a disabled accessible transaction counter that is at least 36" long and no more than 28" to 34" high. Section 112213.4. The restrooms as shown are not disabled accessible, please revise the plans to show the restrooms fully disabled accessible. The following is a general list of requirements that must be shown on the plans. Show that passageways leading to sanitary facilities have required clear access widths, per Section 111 5B.4. Show that all doorways have: i) ~!32" clear opening. j) A clear area: ~60" in the direction of the door swing. ~44" away from the direction of door swing. k) All strike edge clearance dimensions are required to be met (i.e. 18" strike edge distance). 26. Show that the water closet is located in a space, per Section 111 5B7.2, which provides: a) A minimum side clearance of either: ~28" from a fixture. 232" from a wall on one side. b) ~48" clear space in front of the water closet. 28. Show that accessible lavatories comply with the following, per Sections 1115B.9.1 and California Plumbing Code: ~30" x 48" clear space is provided in front for forward approach. The clear space may include knee and toe space beneath the fixture. When lavatories are adjacent to a side wall or partition, there shall be a minimum of 18" to the center line of the fixture to the wall. The counter top is :934" maximum above the floor. 229" high, reducing to 27" at a point located 8" back from the front edge. 2t9" high x 30" wide and 17" deep at the bottom. Show that grab bars comply with the following, per Section 1115B.8: I) Grab bars shall be located on each side or one side and the back of the water closet stall or compartment. Duct Connections meet the following standards: A Connections between metal ducts and the inner core of flexible ducts must be mechanically fastened. All duct and closure systems must comply with ULI 81, and openings must be sealed with mastic, tape aerosol sealant or other duct closure system that meets ULI8I, UL181Aor ULI8I8 standards. Sealants must most ASTM C731, C732 and D2202 as they apply. When mastic or tape is used to seal openings of greater than 1/4 inch, a combination of both mesh and mastic or mastic and tape must be used. Sealants and meshes shall be rated for exterior use. Drawbands used with flexible duct shall be either stainless steel worm drive hose clamps, or UV-resistant nylon duct ties, have a minimum tensile strength of 150 pounds, and be tightened per manufacturer recommendations with an adjustable tensioning tool. 3. Use dielectric couplings at the water heater. A 1 inch copper cold water pipe shall enter the space between acoustic ceiling and the plaster ceiling and continue at 1 inch until branching. Branches from the 1 inch are to be 3/4 inch until entering the stud space for a specific fixture. Pipe within the stud space may be in inch or 3/4 inch copper; except at showers where 3/4 inch is required up to the last fitting before the shower head. For flexibility, most required cold water lines are not shown on the drawings. 3 Hot Water System: Insulated Hot Water, IH, from the water heater, shall enter the building about 9 feet above the floor, and continue hung from the plaster ceiling approximately as shown. A small insulated line from Fixture F9 shall return to the water heater to a 1/20th HP circulation pump with stainless steel impeller. Sizes shall equal or exceed the sizes in parallel cold water lines. 4 Gas Fuel Supply for Hot Water Heater and Gas Dryer: Interior piping, underground piping, and piping exposed to the weather shall comply with the requirements of the serving utility and the relevant codes. The 3/4 inch size requirement goes from meter to water heater, with in inch to dryer. 5 Waste and Vent System: Concrete shall be cut and excavations made for waste lines, W, as shown and needed. Waste lines in walls shall be 2 inch minimum and vents through roof 11/2 inch. Horizontal waste lines shall be 2 inch minimum with a slope of at least 1/4 inch per foot. Submit, as part of the contract and for Lessee's approval, a two-year warranty against roof leaks providing protection to the Lessee and the Building Owner for materials and labor to repair any roof leaks caused by the vent penetrations created under this work. Please understand that in this climate a one year warranty against roof leaks will not usually test the water tightness of the roof penetrations.
