Thank you for your Review Checklist dated 7-21-03 and our follow-up over the counter
review 11 -25-03 We have changed the elevation sheets A-7 and A-8 to reflect our
discussion and the Policy 44 criteria listed below Please review the attached plans and

SITE PLAN
1 Sheet CS of the plans provides a fully dimensional site plan drawn to scale Shown
are North arrow, property lines, easements, existing and proposed structures, streets,
existing street improvements, right of way width, dimensional setbacks and existing
topographical lines For more detailed information please note the attached Grading
Plan (DWG 4119A) for your convenience
ZONING
1 Setbacks Interior Side Setbacks are required to be 6 8 feet per 21 041 265 and
are shown to be in excess of 9 5 feet at ground level throughout the site Also
noted are second floor building overhangs which protrude 2'0" beyond the
building ground footprint in some areas to reduce the building setback to no less
than 7 5 feet
2 Accessory Structure Setbacks There are no accessory structures proposed
4 Height Sheet S20 shows the Building Height Envelope of 24 feet and the
proposed structure is 6' to 36" below the proposed finish grade envelope There
are two roof deck handrails that encroach 18" into the 24 foot envelope as
allowed
5 Parking Three Garage parking spaces are provided for each unit In addition
there are three tandem spaces directly in front of the provided garages One
additional off site parking space is required for each unit and has been provided

NEIGHBORHOOD ARCHITECTURAL DESIGN DETAILS:

Grading Contours for the site are as noted on the attached Grading Plan
In accordance with Council Policy Statement No 44 the architectural design for this
structure was carefully chosen to make it visually interesting, create sufficient building
articulation for the mixed duplex-single family neighborhood, reducing the bulk and
mass visible from the street and be well under the developable scale allowable for the
lot size so as to contribute positively to the neighborhood
To effectively reduce the building mass at the street the two units have been placed one
behind the other so as not to "build out" the lot at the front from each side yard setback
The concept is that effective utilization of the rear of the property eliminates the typical
"wall of garages" facing the street that would be necessary to accommodate a duplex
This design creates more of the appearance of a single family unit at the street side. In
addition the driveways are separated by a greater distance (as in single family
development) to further segregate the units and provide for more effective street
identification and access for Fire Safety The middle yard between the two unit
entrances will be thoroughly landscaped to create further building mass visibility barriers
and enhance the appearance of the neighborhood Multiple building faces, decorative
exterior wood decks, decorative accent stone, window'and door lintels and various
window shapes are incorporated into the face of the building exposed to street visibility
so as to make the structure visibly interesting The overall structure uses less than 68%
of the allowable lot coverage
The project has been designed in accordance with the Architectural Guidelines to meet
guidelines 4, 5, 7,13, and guideline 3 as follows
Guideline 4: For at least 66% of the homes in a project, there are at least three
separate building planes on street side elevations of lots with 45 feet of street
frontage or less and four separate building planes on street side elevations of
lots with a street frontage greater than 45 feet. There are nine separate building
planes (shown on Sheet A8) with a minimum depth of 24 inches and an area of greater
than 30 square feet on the front (West) elevation The minimum depth between the
forward most plane and the rear most plane on the front elevation is in excess of 120
feet
Guideline 5. Rear elevations shall adhere to the same criteria outlined in Number
4 above for front elevations except that the minimum depth between front and
back planes on the rear elevation shall be 3 feet Rear balconies qualify as a
building plane. There are five separate building planes (shown on Sheet A8) with a
minimum depth of 36 inches and an area of greater than 30 square feet on the rear
(East) elevation The minimum depth between the forward most plane and the rear
most plane on the rear elevation is in excess of 48 feet
Guideline 7. At least 66% of exterior openings (door/windows) on every home in
the project are recessed a minimum of 2 inches and are constructed with vinyl
colored window frames (no mill finishes). All of the Window and Garage Door
openings (61 of the 72 total exterior openings or over 84%) are recessed more than the
minimum 2 inches required and are finished in an earth tone vinyl colored frame
(shown on the artists rendering)
Guideline 13. In addition to the previous requirements, the following four design
elements are incorporated into the front building facade of the two unit building:
(1) Accent Stone, (2) Varied Window Shapes, (3) Exterior Wood Deck and Handrail
elements and (4) Window and Door Lintels Final sample materials for the wood, stone
and lintel accents are being selected in earth tones The materials are currently
indicated as dark brown for purposes of the artists rendering and initial plan set These
materials shall be submitted for City approval during the construction process
Guideline 3. The remaining 65% of the total number of homes complies with the
following guidelines: The entire Two-Unit building has a single-story building edge
with a depth of not less than 3 feet for 40% of the perimeter of the building. This is
accomplished by extensive cantilevered decks at the front, southeast side and rear of
the entire two-unit building

ATTICS. There are no attic areas
SANITATION
Toilet Facilities. New water closets shall have a maximum flush capacity of 1 6 gallons, and
shall be located in a clear space not less than 30" wide There shall be a clear space in front of
the water closet of not less than 24"
Shower Areas. Showers shall have floors and walls finished with smooth, hard, non-absorbent
surfaces such as Portland cement, ceramic tile, or other approved matenai to a height of not
less than 70" above the dram inlet Matenals used in walls, other than structural elements, shall
be of a type that is not adversely affected by moisture Showers shall have a minimum area of
1024 square inches (net), and shall be capable of encompassing a 30" circle
Glazing for Shower and Bathtub Enclosures. Glazing used in doors and panel of shower and
bathtub enclosures shall be fully tempered 1/8" thick glass or ~" laminated safety glass Hinged
shower doors shall open outward
EMERGENCY ESCAPES
Emergency Egress. Every sleeping room shall have at least one operable window or extenor
door approved for emergency escape These emergency escape doors or windows must
provide a full clear opening and shall be operable from the inside without the use of special
tools All egress windows shall have a net opening of 5 7 s f (821 square inches)with a minimum
net clear height of 24" and width of 20" The finish sill height of egress windows shall not be
more than 44" above the floor
SMOKE DETECTORS
General. Smoke detectors are required for new construction of sleeping rooms and corridors or
areas giving access to sleeping rooms
Location. The required smoke detector(s) shall be mounted on the wall of the sleeping room,
and at a point centrally located on the wall or ceiling of the corridor or area giving access to the
sleeping room, and on each level of the dwelling unit Detectors shall be installed according to
the manufacturer's installation instructions, with no part of the detector more than 12" from the
finished surface of the ceiling
Power. Required smoke detectors installed in the areas of new construction or of the addition
shall receive their primary power from the building wmng and shall be equipped with a battery
backup Detectors may be battery operated when installed in buildings which undergo
alterations, repairs, or additions
MISCELLANEOUS
Doors. Doors m all dwellings shall have a minimum width of 32" '
Water Heater Location No water heater which depends on the combustion of a fuel for heat
shall be installed in any room used or designated for sleeping purposes, a bathroom, a clothes
closet, or in any confined space opening into a bathroom or sleeping room.
Water Heater Anchorage All water heaters shall be anchored to resist honzontal
displacement Strapping shall be at points within the upper 1/3 and lower 1/3 of the tank's
vertical dimensions The lower strap shall be a minimum of 4" above the controls
Separation of Private Garages. Every wall and ceiling separating a dwelling from a garage
shall be protected on the garage side with materials approved for one-hour fire-resistive
construction, and a self-closing, tight fitting, solid wood door a minimum 1 3/8" thick, or a listed
fire resistive assembly with a rating of not less than 20 minutes Under no circumstances shall a
pnvate garage have any openings into a room used for sleeping purposes Air ducts passing
through the occupancy separation wall, floor, or ceiling shall be not less than 0 019" thickness
steel (No 26 gauge galvanized sheet)
Safety GJazing. Approved tempered glass shall be used in the following locations
1 Glazing in ingress and egress doors
2 Glazing in doors and enclosures for hot tubs, whirlpools, saunas, showers, and bathtubs
Glazing in any portion of a building wall enclosing these compartments where the bottom
edge of the glazing is less than 60" above the standing surface and drain inlet.

receptacles, lights, switches, and other permanently wired electrical appliances
GROUND-FAULT CIRCUIT -INTERUPTION (GFCI) PROTECTION
The following receptacles shall be protected by GFCI receptacles or circuit breakers
1 All receptacles in bathrooms
2. All garage receptacles except appliance circuits
3 All outdoor receptacles within 6 feet of grade
4 AH counter top receptacles within six feet of any sink except dedicated appliance circuits
MECHANICAL NOTES
The heating system shall be capable of maintaining a room temperature of 70°F at a point 3
feet above the floor in all habitable rooms (Approximately 25 BTUs per square foot)

Alcoves or closets for warm air furnaces shall be at least 12" wider than the furnace and shall
provide 3" clearance for the top, back, and sides of the furnace 6" clearance is required along
the combustion chamber opening side
Clothes dryers require a minimum 4" smooth metal exhaust duct to the outside The connector
may be flexible duct
Cook tops and ranges shall have 30" clearance to combustibles over the cooking surface If
protected by a ventilating hood, the clearance may be 24" All range hood ducts shall be smooth
