This *keport' presents the findiligs1 and1 results of our soil
invéstigation.at the condominiums and
other..contemplated improvements,. It is our understanding that
the proposed structures are tobé: constructed of conventional
concrete fôundàtions,' spread footings, and of standard type
building rnteri-als, not exceeding jtwo stories in height.
The site plan provided fo.our use. at the time of the soil
invèstigat.ionwás prepared-by JOhn P. Landry, Inc., of Carlsbad,
Carifornia Thisplan was on 1 alo of 1 inch = 8 feet, and
showed theproperty boundaries Vfld the location of the proposed
structures,,, as well as the parking-areas and existing contours.
With the VabOve in rnind,,'this soiiinvestigation was undertaken
in order to:

1. Classify the undérlyig soils and depths to the various
V_V •ç stratas from existing top of.ground.
2: Determine the allowab1,soil bearing pressures ,for the
hatural ground,- and these same materials used in the
compacted fill, based on analysis of shear and consolidation
V tests Of the encountered underlying soils. V
V 3 Determine the presence and effect of any expansive soils
and uncompacted fill soils that would cause detrimental
damage 'to the proposed structures and other appurtenances.
Predict the settlement of the natural ground and compacted
fill of the same material under the proposed structural
loads.
Recommend treatment for areas containing expansive soils
-and uncompacted fill soils.
Determine any construction -problems that may develop as a
result of the soil characteristics encountcre..
SITE:
The site is situated on the east side of liOpC 2\venu, between Grand
Avenue and Home Avenue, in Carlsbad, California. There is roughly
95 feet of frontage along Hope Avenue, and the depth of the property
is on the order of 220 feet (Please reference Figure No. I)

There is',àn'existing"*~6'ne,,Stbry~,,sttucture presently undergoing
constructio known as 'Phase I for the Hope Street condominium
project. The the rear of the property, or 'Phase 11,' will be constructed shortly.
The site a formerly,'iised,for•'sbme'light agricultural purposes,
and the ground is basi'cálly fl.t-1ying. There are some tree
stumps frorn;trees that háe' bee'n cut down; these tree stumps will
be removed prior to the grading process. Otherwise, the site is
virtually-level, with, no topographic irregularities'.
No waté, seepages wer ,obser.vd •on' the site, but' a water table
.,was revealed at a depthof'llfeet below the top of existing ground.' . :' • •

' FIELD IVES
:
TIGATIONS:
A total of 2 borings were, advanced on the site. Their positions
were located in the field,-by our engixeering geologist referring
to the site plan preparedby John Landry, Inc., of Carlsbad,
California.
The test borings were. adanced on December 4, 1980, by our truck
mounted auger drill working under the supervision of our engineering
geologist.' 'For a description of sampling techniques, please
refer to' the attached Appendix No. I; .
"LABORATORY TESTS: '•
Expansion tests were conducted on the silty; sandy soils in accordance
with the procedures described in' Section 87.601 of the San Diego
County Grading Ordinance. Mechanical analysis, direct shear tests,
consolidation 'tests, and compaction tests were performed on
undisturbed ring samples, as well as disturbed sack samples,
which'were all brought to the laboratory for testing. Appendix
No. I describes the laboratory procedures in detail.
SOIL BEARING VALUE:
eu1ts of direct shear tests on samples of the encountered bearing
soils indicate good shear 'resistance and cohesion properties, which is a measure of good bearing support. Utilizing the average value
of 30 degrees for the angle of internal friction; and 300 pounds
per square foot cohesion, with the appropriate Terzaghi Equation,
the maximum allowable soil bearing value of these encountered
natural ground soils and compacted fill soils of these same
materials is at least 2,000 Dbunds per square foot.

FINDINGS AND RECOMMENDATIONS.
The following summarized;findingsand recommendations are based
on the analysis of all 'the '.'data and information obtained from the
soil.invstigation. This includes our visual inspection of the
site, field investigations, and-laboratory tests on soil samples
analyzed, and ourr generalknowledge and experience with these
native 'soils

the top of êxisting -ground consist of loose, dry, brown,
-silty,- sandy.-tbpsoils ihich possess low expansive.
.chracteristids'Test -results indicate that these soils
possess a swelLvarying- in magnitude between 0 to 3 percent,
as measüi-ed br-ythe.county of-Sah.Diego Test for Expansive Soils.
.The underlying natural grourd bearing soi-ls (below the low
expansive soils)"tóan undetermined depth consist of medium
dense to dense,, damp, light ecl brown to yellow brown,
è coars.and finesands. These soils are low expansive;
therefore, possess less .than3 percent swell.
; s-,', 2. Since it isthe-inteñtion of constructing the proposed structures
On-the low expansive soils, then it is recommended that the
following work-be performed.
a The continuous'perinieter foundations and spread footings
shall exterd, a minimum depth of 12 inches into the
firm natural. ground or compacted fill. The continuous
- foundations shall be reinforced with two No. 4 steel
bars; one bar located near the top of the foundation and
the othr bar located near the bottom.
The-concrete flOor slabs shall be founded on at least 2
j inches thick of non-expansive soils, such as on-site
t silty sands, decomposed granite, etc., or equal, and
be reinforced wih 6x6- 10xl0 steel wire mesh.
--It is recommended that all non-structural concrete slabs,
such a4 patios, sidewalks, etc., he founded on at least
2-ihches thick of non-expansive soils.
ci. It is recommended that all d riveways be founded on at
iCast 4 inches thick of non-expansive soils.
3. If imported fill soils are required to bring the site to grade,
they shall be obtained from an approved off-site borrow area
and shall be non-expansive. Non-expansive soils are those

The' minimum depth of' the cdhtinuous perimeter foundations and
' spread footings into the compacted fill ground or firm natural
ground, of course, w'ill depend On the'minimum requirements of.
the engineering'of the structures.
The passive earth prssure ho be used for the design of
foundations and footings to resist the lateral forces (wind
or seismic) shall be based -on an equivalent fluid pressure
of 400 pounds per cubic foot. The active earth pressure for
the use and design of foundations, walls, etc., shall be
based on an equivalent fluid pressure of 33 pounds per cubic
foot (level backfill)
The active earth pressure for the use and design of restrained
walls shall be'based on an equivalent fluid pressure of 70
pounds per cubic foot.
A coefficient of 'friction may be used between the soil and the
concrete foundations and floor slabs on a factor of 0.4 times
the dead load. This value may be used in conjunction with
the passive earth pressure in determining the lateral
resistance of the compacted fill soils and the natural ground
soils.
It is our opinion, based on test results and experience, that
the natural ground cut slopes' and the compacted fill slopes
will be stable at -maximum inclinations of 1.5 horibntal to
1.0' vertical. -
Settlement of the natural ground and compacted fill soils
under the proposed structural loads will be in. the magnitude

proposed f-il-l-'slopwifl possess poor lateral stability, even
though .they - wil--l-b.certifièd to a relative compaction of 90
percent..of maximümdry. density or better. Proposed structures
andOther imprOvments-, such as walls, fences, patios, side-
walks, swimmin podls driveways, asphalt pavement, etc.,
that are located..withiyi 5 feet of the face of the compacted
fill slope could suffer differential movement as a result of
the poor lateral stability of these soils.
10. Foundations and-footings of the proposed structures, parking
berms,-walls, etc.,'when founded 5 feet and further away from
the top of compacted fill slope may be of staidard design
meeting the- réquiréments of'the governing agency, and designed
in conformance with the recommended soil bearing value. If
pronbsed foundations and footings are located closer than 5
feet inside the top of compacted fill slope, they shall be -
deep'ened' 1 foot.below a1.5 horizontal to 1.0 vertical line
projected outward and downward from a point 5 feet horizontally
inside the top of conpacted fill slope (Refer to Figure No. V)
11.. In the traveling areas and parking areas for automobiles and.
light trucks, it. is.recornmended that the pavement section
Consist of at least-2 inches thick of asphalt concrete .over
at least 4 inches thick of crusher run base, decomposed
granite (graded) , or equal.
In areas where heavy trucks load, unload, or park, it is
recommended that the pavethent section consist of either of
the following:
-- a. Eight inches -thick of concreto pavement founded on the
firm, non-expansive compacted natural ground or non--
expansive, compacted fill ground.
b. Three inches thick of asphalt concrete founded.over at
least 9 inches thick of crusher run base, decomposed
granite (graded) or equal.

level of the site, 'or to the, natural drainage direction for this .area. Proper' surface'.and subsurface drainage will insure
that,4n0 waters will seek the level of the bCaringsoi1s under
the-foundations, footing,. and floor slabs wh'ich could result
in undermining and diffe'rential settlement or uplift to the.
structures and the other imorovements.
GRADING SPECIFICATIONS:
The grading operation shall be performed in' accordance with' the
enclosed "Grading Specifications", Attachment 1, and with the
general requirements of the City of Carlsbad, and the applicable
recommendations in this report.

The fill materials s'.hall be tested by members of our firm to
insure that they were compacted to at least 90 percent of maximum
dry density. Upon the completion of the grading operation, a
Report of Certification of Compacted Fill will.be prepared by our firm.

The recommendations summarized in this report are based on the

FIELD INVESTIGATIONS:
Auger test borings were excavated on the site, utilizing a truck
mounted Model 55, Central Mine Equipment auger drill.
The encountered soils from the auger boring excavations were
examined continuously, and visually identified during the field
operation by our engineering geoljist. Undisturbed core samples
were obtained of the natural ground soils by means of a two inch
diameter 'split tube sampler". The sampler is driven into the
soil utilizing a 30 inch drop of a 140 pound hammer. A record of the blow count is made for advancing the sampler 12 inches
into the natural ground soils. The sampler is removed from the
' qround, and the brass rings containing the sampled soils are
sealed in air tight plastic containers and transported to the
laboratory for testing. This method of sampling the natural
ground soils is known as the Standard Penetration Test.

The nomenclature used in describing the soils is outlined in
' accordance with the Unified So1 Classification System, as
illustrated on the enclosed chart in theear ofthis report.
Soil densities are -given as soft, firm, andhard for clays; and
very loose, loose, medium derise,.dense,and very dense for silts
and sands. Soil moisture contents are described from range 'of .a dry, damp, moist, wet, or. saturated.

LABORATORY ESTS:
Laboratory tests were performed onundi'stubéd and disturbed
soil samples tn:order to determin the Ir.physical and mechanical
properties, and their suitabi1i orsupbrting!the proposed
structures. Remolded samples were also-prepared in the laboratory,
.. where dense soil types prevented undisturbed field sampling.

GRADING SPECIFICATIONS
GENERAL: The intent of this item is to properly establish

COMPACTING NATURAL GROUND: After clearing, the natural ground shall
be carified to a depth of at least 12 inches, watered to optimum
requirements, and compacted to not less than 90 percent of maximum dry
density, according to A.S.T,M. Test Method P 1557 in a 4 inch dia-
meter cylindrical mold of 1/30th cubic foot volume, Field density
tests shall be taken in the natural ground in accordance with A.5.T.14.
Test Method D 1556.
'. FILL MATERIALS: Materials for the fill shall, be apprOved by the soils
engineer and shall be free from vegetable matter and other deleterious
substances. In the event that expansive materials are encountered
within 2 feet of finish grade, they should either be entirely removed
or thoroughly mired with good granular material before incorporating
them in fills No footinq shall be allowed to bear on soils which in
:.the opinion of the soils engineer are detrimentally'expansive, •unl,ess
designed for this clayey condition.
PLACING AND COMPACTING FILL MATERIAL After preparing the areas to
be filled, the fill materials shall be placed in layers not to exceed
6 inches in compacted thickness. Each 1aye shall be watered fo
optimum requirements and comacte'd to not 1ess than 90 percent of
maximum dry density in accordance with A,$TM. Test Method D 1557.
