It Is recommended thot the following special design and precautlens be taken for the hou.. to
be constructed on the above lots:
T)p! A Lots
1. Avoid the UN of laolated Interior piers. Use continuous f"80tlngs throughout,
and place tti.. at a minimum depth of two feet below the 1-t adjacent
exterior fined ground surface.
2. Reinforce and Interconnect continuously with steel bars all Interior and
exterior footings with one 15 bar at 3 Inches above the bottcm of the footings
and one 15 bar placed 1 1/2 Inches below the top of the stems of the footings,
3. Exercise every effort to aaure that the soil under the foundations and slabs has
a uniform moisture conlent, 1 percent to 3 percent greater than optimum through-
out the top 3 r..t below finished 9rade at the time of ploclng foundations and
slabs.
4. Use raised wooden floors that span between continuous footings, or use all
concrete slabs with 6 x 6 -10/10 welded wire fabric and provide a minimum
of 4 Inches of clean sand beneath all concrete slabs, A moisture barrier
should be provided In the sand layer 2 Inches below slabs under living areca.
5, Separate garage slabs from perlmehtr footlnga by a 1/2 Inch thlclc,-of con-
struction felt or equivalent, lo al low Independent movement of garage tlabs
relative to perimeter footings. Assure oomplete separation by extendll'IQ the
felt over the full depth of the front thickened edge of the garage slab. Aleo,
cut off the garage door stops at leaat 1/2 Inch above the slob.
BENTON ENGINEERING, INC.
Protect t-19. 71-2-24D Septwnber 1, 1971
Rancho La Caata Meadc:wn Unit No. 2 ·
6. Provide positive drainage away from all perimeter footings to a horizontal
distance of at leait 6 feet outside the hoUM walls.
Type 8 Loll
Those lots listed as Type B loll should follow all the above-listed recammenclatlona with the two
following exceptions:
1, The continuous footings may be placed at a minimum depth of 18 Inches below
the lo-t cxlf acent exterior final ground surface rather thon the two r..t
recommended for Type A lots.
2. Single #4 ban placed as directed (above) near• and bottoms of all Interior
and exterior footings may be substituted for the #5 bars reoommended for
Type A loll,
Rlcommendatlons 3 to 6, Inclusive, as' listed for Type A lots, are also applicable to the Type
8 lots. .
Only nonexpanslve 1011 conditions were observed In the upper three feet on the Type C Iota and
therefore apeclally designed footings and slabs will not be required on these lots.
