Dear Mr. Krehel;
Thank you for submitting architectural plans for a. proposed duplex residence
on the above lot. The La Costa Architectural Committee has reviewed the plans and
finds them acceptable as submitted with the following requirements:
1. Complete landscape plans must be submitted for our approval within (30) days after
start of construction. Plant list must include type and size of trees and shrubs,
common names, and maximum height of trees at maturity.
2 Existing trees along the curb shall remain as is and cannot be moved without writ-
ten permission from the City of Carlsbad and the La Costa Architectural Committee.
3 Exterior color selections must be submitted for our approval within (30) days after
start of construction. Submit actual color chips of paints/stains; indicate areas to
receive paints/stains; indicate color of roof material; roof vents must be painted to
blend with roof colors. If concrete patio and drive is to be colored furnish chip.
4. No mailbox or slot is indicated. Mailboxes must be approved for size, shape,
color, design and location prior to installation.
5 If exterior water softeners are to be installed, plans for proper screening must
be approved by the Committee, brine in no event is to be discharged into the sewer.
6. TV antennas, poles, wires, etc., are not permitted to be exposed. There is an
underground cable television system in Rancho La Costa. For construction and other
information, please call LA COSTA COMMUNITY ANTENNA SYSTEM, INC., 436-3401. TV cable
should be joined to your house prior to landscaping to protect your investment.
7. Sunday work is prohibited unless an emergency endangering life or property exists.
8. Construction must commence within (1) year after approval of plans; should the
one-year period expire, it will be necessary to resubmit plans. Please advise this
office as to the exact date of start of construction.
Approval by the La Costa Architectural Committee is not to be construed as
superseding other governing ordinances, nor does it constitute any waiver of require-
ments outlined by the recorded Covenants, Conditions S Restrictions (CC&R's) for this
subdivision.

Carlsbad, we have made an inspection of the soil conditions existing on the subject
lot.
An inspection was made by a representative of our organization on May 25, 1979,
and it is concluded that the soil conditions are essentially the same as presented in
our report on the grading of this subdivision dated September 1, 1971 . The soils
in the upper three feet below finished grade were classified as Type A (critically
expansive) and therefore the recommendations for special design and precautions
presented in the above dated report should be incorporated In the plans and
specifications for any proposed construction on this lot.

locations sampled have been sufficiently moistened to minimize the potential expansion of

be provided around the perimeter of the house. Drainage systems should also be provided to
collect al! runoff from roofs and conduct the water in watertight pipes either into the street
or storm drains. AM surface drainage should be prevented from ponding and/or running over
the tops of slopes. Inlet boxes gnd watertight pipes should be installed when necessary to comply
with the above requirements.

The application must be signed by the owner (or his authorized representative) of
the property to be served. The total charges must be paid to the District at the
time the application is submitted.
If a service lateral is required, it will be installed by the Leucadia County Water
District. The service lateral is that part of the sewer system that extends from
the main collection line in the street (or easement) to the point in the street (at
or near the applicant's property line) where the service lateral is connected to
the applicant's building sewer. The applicant is responsible for the construction,
at the applicant's expense, of the sewer pipeline (building sewer) from the appli-
cant's plumbing to the point in the street (or easement) where a connection is made
to the service lateral.
The connection of the applicant's building sewer to the service lateral shall be
made by the applicant at his expense. The connection must be made in conformity
with the District's specifications, rules and regulations; and IT MUST BE INSPECTED
AND APPROVED BY THE DISTRICT BEFORE THE SEWER SYSTEM MAY BE USED BY THE APPLICANT.
THE APPLICANT, OR HIS AUTHORIZED REPRESENTATIVE, MUST NOTIFY THE DISTRICT AT THE
TIME INSPECTION IS DESIRED. ANY CONNECTION MADE TO THE SERVICE LATERAL OR COLLEC-^
