Dear Sir, In accordance with your request, a visual site inspection was made on the subject site to investigate the water seepage problem in the sunken living room on Unit B. The conclusions are presented herein: Site & Dwelling Conditions: The site is a graded pad for a duplex vnit, with a drainage swale constructed around the unit on the pad perimeter. In addition to the swale, there exists catch basins on the westerly side of the unit and two catch basins between the garages and 3iving unit. Between the garages and the living unit and in the area between the easterly living unit and the property line, approximately two inches of non-native topsoil overlays green to gray clay. In front of the porch area and immediate vicinity, the ground elevation was approximately two inches below the floor elevation of the porch. The concrete walk between the garages and the porch appeared to be at the same elevation as the porch. The living room slab is SDE 1*4-61 January 9, 1979 Page Two founded approximately six to twelve inches below the exterior grade. Water seepage was observed on the northerly end of the living room and extended southerly and westerly on the perimeter of the living room. Seepage appeared to be from the exterior footing wall and not from the floor slab and was more evident in the most northerly corner. Site Recommendations Positive site drainage should be incorporated into the final site development. The final grade should slope awey from the perimeter footings at a slope of 1" vertically per 12" horizontally for a minimum horizontal distance of 6'. A drainage swale should be constructed at the maximum slope allowable for the existing conditions. The concrete walks between the living unit and garages should be lowered so as the above recommendations can be accom- plished. Catch basins can be used in conjunction v*ith the drainage swales, but should not be used in lieu of the drainage swales. The above drainage recommendations should be constructed and proper- ly maintained to insure continuing proper drainage. Future land- scaping should be planned accordingly. Living Area Recommendations It has been our experience that it is extremely difficult to pro- vide positive moisture control for below grade floor conditions in clayey soils. We therefore recommend that in addition to treating the exterior and interior foundations with a mositure sealer that the interior floor elevation be raised so that it is no lower than the exterior soil grade.
