PLANS Please make all corrections, as requested in the correction list. Submit FOUR new complete sets of plans for commercial/industrial projects (THREE sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: 1. Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-2700. The City will route the plans to EsGil and the Carlsbad Planning, Engineering and Fire Departments. 2. Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City Planning, Engineering and Fire Departments until review by EsGil is complete. DECK 8. Guards (Section R312): a) Shall be detailed to show capability to resist a concentrated load of 200 pounds in any direction along the top rail. Table R301.5. Please provide structural connection details and calculations. I see the provided calculation packet with the detail. Please provide the detail on the plans along with a detail for the solid guardrails on the ends and reference at the appropriate locations at the new and existing decks. 9. Please show that new roof deck is sloped ¼"/ft and show/ detail how the slope will be provided. If applicable, any ripping must be addressed in the structural design. Please show or detail how the slope will be achieved. Sections appear to show that joists are ripped. If so, this needs to be addressed in the structural design. Enclosed framing in wood exterior balconies and decks shall be provided with openings that provide a net free cross ventilation area not less than 1/150 of the area of each separate space. CBC Section 2304.12.2.6, as amended by emergency building standards. Where this cannot be achieved, specific insulation design for unvented spaces per Sections R806.5/EM3.9.6 may be detailed. Response referenced note on sheet A3. I see a note about a radiant barrier on that sheet, but that does not satisfy the requirements below and I am unable to locate the referenced code section. ♦ If the insulation is air-impermeable and it is in direct contact with the underside of the deck sheathing. (or) ♦ If two layers of insulation are installed below the roof sheathing: An air- impermeable layer in direct contact with the underside of the deck sheathing and an additional layer of air permeable insulation installed directly under the air- impermeable insulation. STRUCTURAL 11. Specify whether new brick veneer is adhered or anchored veneer. If anchored, provide detailing on the plans to show veneer attachment to the stud walls, in accordance with the provisions of Section R703.8. Per response it is to be adhered. Please specify this on the plans. 13. Regarding lateral calculations: b) Please clarify why the hold downs per calculations do not occur at each end of the shear panels at grid 2. I do not see that this has been corrected on the plans as indicated in the response. c) The calculations for grid A do not match the plans which show 4', 5'8" and 2'9" shear panels. Please revise to match. I see that the revised calculations with the correct lengths for this shear wall line were provided. The plans need to be revised to reflect the shear wall type and hold downs required by the updated calculations. 14. Please complete the included Carlsbad Special Inspection Form. The completed form was not received. PME 16. Show how makeup air will be provided for the washer and dryer enclosure. The code requires an opening with a minimum of 100 square inches of makeup air (can be louvered door). CMC 504.4.1 The barn door will not suffice. Please provide 100 square inches of makeup air.
