It has been determined that the fill materials, compacted to 9G percent of the maximum dry density, have a safe bearing value of 1930 pounds per square foot for one foot wide continuous footings founded at a minimum depth af one foot below finish grade and placed five leet or more inside the top of compacted filled ground slopes. If footings are placed closer to the exposed slopes than 5 feet inside the top of compacted filled ground slopes, these should be deepened one foot below a 1 1/2 horizontal to 1 vertical line projected outward and downward from a point 5 feet horizontally inside rhe top of compacted filled ground slopes. Tests indicate that the compacted filled ground is adequate to satisfactorily support the proposed wood frame dwellings without detrimental settlements. Use raised wooden floors that span between continuous footings, or use all concrete slabs with 6x6- 10/10 welded wire fabric and provide a minimum of 4 Inches of clean sand beneath all concrete slabs. A moisture barrier should be provided in the sand layer 2 inches below slabs under living areas. Separate garage slabs from perimeter footings by a 1/2 inch thickness of con- struction felt or equivalent, to allow independent movement of garage slabs relative to perimeter footings. Assure complete separation by extending the felt over the full depth of the front thickened edge of the garage slab. Also, cut off the garage door stops at least 1/2 inch above the slab. DENTON ENGINEERING, INC Project No. 71-2-24D -4- . September 1, 1971 %incho Lc Costa Meadows Unit No. 2 6. Provide positive drainage away from all perimeter footings to a horizontal distance of at least 6 feet outside the house walls. Type B Lots Those lots listed as Type B lots should follow all the above-listed recommendations with the two following exceptions: 1. The continuous footings may be placed at a minimum depth of 18 Inches below the lowest adjacent exterior final ground surface rather than the two feet recommended for Type A lots. 2. Single $4 bars placed as directed (above) near tops and bottoms of all interior and exterior footings may be substituted for the ^5 bars recommended for Type A lots. Recommendations 3 to 6, inclusive, as listed for Type A lots/ are also applicable to the Type B lots. Only nonexpansive soil conditions were observed In the upper three feet on the Type C lots and therefore specially designed footings and slabs will not be required on these lots. It is our understanding that a sangle story duplex structure will be constructed on each of the asove subject lots, utilizing concrete & lab-on-grade and wood-frame stucco construction. The plans available for our use consisted of the grading plans for La Costa Meadows Unit No. 2 prepared by Rick Engineering Company, on a scale of 1 inch = 50 feet, their Drawing No. 34 34. rihe governing agency number is L5858.* Since the sites have been previously graded and a Report of Certification of Compacted Till has been prepared by benton Engineering, the scope of our services was 1mited to the following 1. Classify the exposed surface soils and determine the presence and effect of any expansive soils that could cause detrimental damage to the prooosed duplex ty~>e structures and the other improvenents. 2. Perform foundation and steel recommendations for proposed footings located in the expansive clay soils. 3. Determine the safe soil bearing value of the firm natural ground soils and the compacted fill soils (compacted to at least 90 percent of maximum dry density) . 4. Determine any construction problems that may develop at the building site as a result of the soil characteristics encountered. SITE: The three lots under investigation have been previously cjraded.*- Existing streets and euros have been constructed adjacent to the lots. Lots 285 is a cut lot. The soils exposed in the lot surface consist of light tan, clayey sands and light gray sands. A review of tno grading plan indicates tnat up to 20 feet of soils were removed to construct this lot. Lot 308 is a cut lot located in hard to excavate metavolanic rock. Some clay is also mixed with the rock. Page 2 Report of Lite Inspection Job No. 77-5379 Lots 285,308 <* 347 La Costa Meadows rnit No. 2 Carlsbad, California Lot 347 is located in a cut area, where approximately 2 feet of soils have been renoved . The exposed surface so i_ls in this lot consi st of light brov n to gray-brown clayey sands and clays . These clay-- possess moderate to high expansive characteristics. T I ON S : Disturbed samples of the representative surface soils vTc.re obtained from eacn lot and brought to the laboratory for testing . LABORATORY T The following tests were performed on the sampled soils in order to proper Iv classify then and to determine their physical and mechanical characteristics . * Mechanical Analysis: This test is conducted on each soil type in order to determine the percentage of grain size . The analysis is made in conformance with A.S.T.-l. 422-54T. The potential expansivity of clay soils can be determined from this test , S3 nee expansivity is a function of percentage of colloids (fines less than .001mm). Compaction Tost : The laboratory compaction test is performed on the typical natural ground bearing soils in accordance wi Lh A.S ,T .?! . Test Method D 1557 { four inch diameter mold , five layers , 25 blows each layer, 10 pound hammer , 10 inch drop, using all material passing a *Io. 4 sieve) . This test is conducted on the soils in order to determine the optimum moisture and the maximum dry density. The maximum density represents the value to which it is possible to compact the soil in the field with the proper compact ive ef tort . Expansion ^est : An expansion test was conducted on the potentially cxpTnsa ve~~soTTs . This test was performed in accordance with the requirements set forth in Chapter 6 of tne County of San Diego Ordinance ^o . 2925, Test for Lxpansive Soils. Lxpan&ive soils are classified as follows: Swell Lxpansivity 0 to 3 Percent -------------- Low 3 to 6 Percent --------------- Medium 6 to 12 Percent ------------- high Above 12 Percent ------------ Very high According to the County of San "Uego lest for Uxpansive Soils, in general, soils that possess a swell less than three percent are considered to be non-expansive . This includes our visual inspection of the building sites, field investigations ana ]aboratory tests on the typical bearinq soils; and our general knowledge and experience with those soils. 1, Sa nee it is tne intention of constructing the proposed structures and other improvements on the exnansive natural ground soils, then it i'--. recommended that the fol lowing work be performed. Lots 285 & JJjQS: The soils in these lots possess a swell of from two to six norcent as measured bv the aforementioned test. a. The continuous ocrimeter foundations shall extend a minimum depth of 12 inches into the firm natural ground. The continuous foundations shall be reinforced with at least two No. 4 steel bars; one bar shal1 be placed near the top of the foundation and the other bar shall be placed near the bottom. b. The concrete floor slabs ot the structures shall be founded on at least two inches thick of granular base materials such as non-expansive sands, crushed gravel or equal. It is recorimended that the concrete slabs within the dwelling areas be reinforced \'ith 6x6 - 10/10 steel wire mesh. c. Concrete slabs, such as natios, uool decking, driveways, sidewalks, etc., and asphalt pavement shall be founded on at least two inches thick of non-expansive soils. Conerote slabs, such as patios , pool deck ing, driveways, sidewalks, etc., and asphalt pavement shall be founded on 2 inches thick of non -expansive soils . 2. foundations and footings of tho oronosed single story residential-duolcx type structures nav be designed for a maximum of 2,000 pounds per square foot when following the aforementioned recommendations. This allowa^le soil bearing value nay bo increased one-third for design loads that include wind or seismic analysis. 3. Foundations and footings of the nrouosed structures, walls, improvements, etc. , when founded five feet and further away from the top of the compacted fill slones may bo of standard design mcetina the rcauircmont s of the governing agency. If proposed foundations and footings are located closer than five feet inside the top of compacted fill slope, they shall be deepened one foot below a 1.5 horizontal to 1.0 vertical line nrojected downward and outwaru from a point five ^eet horizontally insn de the ton of contacted fill slqpe. 4. Tnc compacted fill soils that occur within five feet of the face of the fill slope possess poor lateral stability, even though they have been certified to a relative compacts on of 90 percent of maximum dry density or better. Proposed structures and other improvements such as walls, fences, patios, sidewalks, swimming pool, driveways, asphalt pavement, etc., that are located within five feet of the face of compacted fill slope could suffer differential movement as a result of the poor lateral stability of these soils. 5. Adeguate measures shall be undertaken to pro'oerly finish grade each lot (after the structures and other improvements are in place), such that drainage waters from the lots and the adjacent properties are directed awav from the building foundations, footings and floor slabs towards the street or the natural drainage direction for the subdivision. Prooer drainage will insure that no waters wil1 seek the level of the foundations, footings, and floor slabs towards the street or the natural drainage direction for the subdivision. Proocr drainage will insure that no waters will seek the level of the foundations, footings and floor slabs which could result in undermining of the bearing soils and differential settlement or uplift of the structures and other improvements. This recommendation is especially important during the rainy season when poor drainage during construction could allow water to saturate underneath the garaae and dwelling slab areas. C. \ny backfill soils placed in utility trenches or behind retain- ing walls which support structures and other improvements, such as patios, sidewalks, driveways, pavement, etc., (other than Page 5 Report of Site Inspection Job :*o. 77-5379 Lots 285, 308 & 347 La Costa .Mcadows Unit Jo. 2 Carlsbad, California landscaping) shall be compacted to at least 90 percent of maximun dry density. 7. Future swimming pools and appurtenances, and/or other subsurface structures that are founded in potentially expansive clay soils shall be properly designed and reinforced with steel following the recommendations of a structural engineer or soils engineer. All of the other recommendations summarized in the Report of Certification of Compacted Fill by Ben ton Engineering dated **"' September 1, 1971, their Project I,io. 71-2-24P, which havo not been enumerated and/or modifled herein shall be applicable for the proper design of the proposed structures and the development of the site to receive the contemplated improvements .IMITATIONS- The conclusions and recommendations made in this report were obtained from site inspections and tests performed by our firm. They are applicable only to our services during this time and are representative of the site at the time our report was prepared.
