' Prior to cut-and fill operations the site was cleared of brush and C vegetation. Fill was placed in lifts of 6 to 8 inches to a maximum height of approximately 30 inches at the southwest corner of the pad. Compaction was accomplished by a small caterpillar tractor and water hose. The soil profile consists of a dark brown, silty-sandy loam weathered in-place from a ferruginous marine sandstone. A representative sample of this soil was taken to our laboratory and a moisture density curve prepared .in accordance with ASTM D1557-78 Method A with the following results: 's MAXIMUM SOIL TYPE OPTIMUM MOISTURE' DRY DENSITY Dark Brown Sandy Loam of 8.0% . 131.4 lbs Marine Origin - ft The above soil was found tobe.non-detrimentally expansive. Field density tests were performed on this it'e during the grading process in accordance with ASTM D1556-64, sand cone method. Compaction 1 30 inches 7.4% 118.3 90.0% 2 20 inches 9.3% 122.7 93.4% CONCLUSIONS AND RECOMMENDATIONS As indicated by the above tests and field observations all fill less the upper 6" of loose surface soils was compacted to at least 90% of maximum dry density and is non-detrimentally expansive. Footings should be designed in accordance with the calculations outlined in our previous soils report of May 16, 1980. The owner/developer is responsible to insure adequate measures are taken to property finish grade the building pad after the structures and other improvements are in place, so that drainage waters from the improved site and adjacent properties are directed away from the foundations. Proper drainage will insure that no waters.-will seek the level of the bearing soils under the foundations, which could result in undermining and differential settlement or uplift to the structures and improvements. The site recommendations made in this report are applicable to the site at the time this report was prepared. Dear Mr. Krikorian: The enclosed report has been prepared to present the results • of an investigation of the soil conditions for the subject site. This investigation was undertaken to provide the required informa- tion to determine the supporting capacities of the existing bearing soils and to provide information for site preparation and foundation . design for the proposed 2 story commercial office building. SITE AND PROJECT DESCRIPTION The site consists of an approximately rectangular lot at the north- east corner of Pio Pico Drive and Stratford Lane in the City of Carlsbad, California. The lot is level and covered with tall grass • and several small trees adjacent to the streets. Four 6.0 ft. diameter holes exist on the property adjacent to Stratford Lane. These are unused 7.0 ft. deep vertical seepage pits that are cased with wood and lined with gravel. All four pits plus our auger borings were found to contain standing water at 7.5 feet below the ground surface. • A small amount of fill soil was found at the eastern end of the property. Also, there are four smaller mounds of sand adjacent to the seepage pits. It is our understanding that this property will be developed into • a commercial site with a 2 story office building utilizing slab foundation and support column construction, with some continuous footings. No major grading is anticipated. FIELD INVESTIGATION • A mobile drill rig was utilized to place three auger borings on this site to a depth of 18.0 feet. Split-spoon penetrometer tests were performed at each boring site at regular depth in intervals to determine the relative density of the soil at each depth. A field inspection was made on the small fill area to determine its extent and composition. Soil samples were taken to our laboratory for grain site analysis and soil identification. SOIL DESCRIPTION In profile, the soil on this site consists of three distinct marine sandstones belonging to the Carlsbad and Marina Series. Type I lies between ground surface and approximately 4 to 7 feet of depth and is typically a dry and dusty loam at the surface to a damp, dark brown, dense silty sand at depth. These well drained, fine grained, loamy sands are predominantly one grain size of from 0.2mm to 0.6mm in diameter and are felsphathic arenites formed in material weathered in-place from soft fer- ruginous marine sands. The Unified Soil Classification System designates this soil type as SP Type II lies between 4-7 feet and 12 to 15.5 feet of depth and is typically a tan, wet, poorly graded, medium dense, arenite with 70% of the grain sizes ranging from 0.2mm to 0.45mm in diameter. This clean sand, probably an old beach ridge, is designated as an SP-SM soil by the Unified Soil Classification System. Soil Type III is much the same as Type I in color and composition with the added feature of cobbles and pebbles throughout the unit. This soil is designated as' 'SP by the Unified Soil Classification System. BEARING CAPACITY An analysis of the settlement characteristics and inherent soil strength was evaluated using the equations for shallow foundations according to Peck, Hanson, and Thornburn. The bearing value, derived from penetrometer values, corrected for, overburden influence, and based upon the footing geometry contained in the building plans supplied to us, gives this soil a minimum 0 George Krikorian WP - 1867 May 16, 1980 Page 3 - allowable bearing value for each footing type with a safety factor of 3. Settlement analysis indicates higher bearing values and is therefore not expected to be an important consideration. The bearing capacity and settlement calculations were done under the assumption of a water table at 6.0 feet below ground surface. Bearing capacity calculations were done for continuous footings, deep column footings, and large spread footings as is anticipated for the development. Settlement calculations assumed an allowable settlement not to exceed 1.0 inch. Complete calculations are located at the rear of this report, for each condition anticipated. LIQUIFACTION CONSIDERATIONS Due to the high groundwater table and the nature of the soil beneath the proposed building site, an analysis has been made to determine the likelihood of the occurence of liquifaction of this subsoil due to strong earth shaking. An earthquake capable of generating a horizontal ground acceleration of: 0'. 2g was used to evaluate the potential for liquifaction in accordance with the methods described, by H. Bolton Seed. The calculations are appended to the rear of this report. SUMMARY OF FINDINGS AND RECOMMENDATIONS The following summarized findings and recommendations are based on the analysis of all the data and information obtained from our soil investigation conducted on this site. This includes our visual inspections of the site, field investigation including the boring excavations advanced throughout this site, laboratory tests on soil samples analyzed, and our general knowledge and experience with the encountered soil types. There were no obvious, geologic hazards or. unusual soil conditions detected during the investigation which 'would preclude development of the site as described herein. It is our opinion the project site is suitable for development with respect to soil conditions provided thel recommendations contained in this report are incorporated in the project planning, design and grading considerations. . . Retaininq Walls: Retaining walls, should any be constructed for this project using on-site soils, should be designed to resist appropriate earth pressures. No matter what method is used, the soil parameters which should be used in the calculations are: angle of internal resistance (phi) = 330 cohesion (C) = 0 unit weight ( ' ) = 130 pcf E George Krikorian WP - 1867 May 16, 1980 Page 5 General: The fill material on the site, as mapped, is of no importance to the character of the.supporting soil for this project and may be removed in any convenient manner or spread throughout the site in a layer not to exceed 6.0 inches. The four seepage pit holes are presently open and should be cared for in an. appropriate manner. Adequate measures should be undertaken to properly finish grade the site after the structures and other improvements are in- place, such that the drainage waters from the improved site and the adjacent properties are directed away fromthe foundations, footings and floor slabs via surface swales and/or subsurface drains towards the lower level of the site or to the natural drainage direction for this area. Proper drainage will help to insure that no waters will seek the level of the bearing soils under foundations, footings and floor slabs which could result in undermining and differential settlement or uplift to the structures and other improvements. Any backfill soils placed in utility trenches or behind retaining walls which support structures and other improvements such as patios, sidewalks, driveways, pavement, etc., (other than land- scaping) should be compacted to at least 90% of maximum dry density. LIMITATIONS Uniformity of the underlying bearing soils is assumed between boring excavations.. It is recommended that all proposed grading and the preparation of native soil be done in accordance with the enclosed Recommended Grading Specifications and Special Provisions. Should soils other than those described herein be encountered during construction, additional testing may be required in order to ascertain their engineering properties. All fill control projects should have a preliminary soil investi- gation or a visual examination, depending upon the nature of the construction, by a soil engineer prior to the commencement of grading. 40 CLEARING, GRUBBING AND PREPARING AREAS TO BE FILLED All timber, logs, trees, brush and other rubbish shall be removed, piled and burned, or otherwide disposed of to leave the prepared areas with a finished appearance free from unsightly debris. Any soft, swampy or otherwise unsuitable areas, shall be cor- rected by drainage or removal, or both, to the depths indicated on the plans or as directed by the soil engineer. All vegetable matter shall be removed from the surface of the ground which is determined to be satisfactory for the support of the filled ground, and the surface shall then be scarified to a depth of at least six inches (6H) and until the surface is free from ruts, hummocks or other uneven features which would tend to prevent uniform compaction by the equipment to be used. Fills over three feet (3') high made on hillsides or exposed slope areas, shall have horizontal benches cut into firm undisturbed natural ground in order to provide both lateral and vertical stability. The Initial bench should have a minimum width of eight feet (8'), and subsequent benches should be cut at two foot vertical intervals and have a width of at least eighteen inches (18"). The general direction of benches shall run parallel with the contours. (e) After the foundation for the fill has been cleared and scan- fled, it shall be disced or bladed until It is uniform and free from large clods, brought to the proper moisture content and com- pacted to not less than 90% of maximum dry density determined in accordance with ASTM D1557-70(A). No fill shall be placed until TRY CITY ENGINEERS the prepared natural ground has been approved by the soil engineer. MATERIALS Material for the fill shall be free from vegetable matter and other deleterious substances, and shall not contain rocks or lumps of greater dimensions than six inches (6"). No pockets of rocks shall be allowed. LACING, SPREADING AND COMPACTION OF FILL MATERIAL The selected fill material shall be placed in layers which, when compacted, shall not exceed eight inches (8"). Each layer shall be spread evenly and shall be thoroughly blade mixed during spreading to insure uniformity of materials and moisture. When the moisture content of the fill materials is low, water shall be added to bring the'moisture content to as near optimum as shall assure effective compaction. When the moisture content of the fill material is above that specified by the soil engineer, the fill material shall be aerated by blading and scarifying, or other satisfactory methods until the moisture content is brought to the proper moisture content which will assure effective compaction. After each layer has been placed, brought to the proper moisture content, mixed and evenly spread, it shall be thoroughly compacted to not less than the specified maximum dry density. Com- paction shall be by means of tamping or sheepsfoot rollers, multiple- wheel pneumatic-tired rollers, vibratory rollers or other types of rollers. Rollers shall be of such design that they will be able to compact the fill to the specified density. Rolling of each layer shall be continuous over its entire area and the roller shall make sufficient trips to insure that the desired density has been obtained. Fill slopes shall be compacted by means of sheepsfoot rollers or other suitable equipment. Compacting operations shall be con- tinued until the slopes are stable but not too dense for planting and until there is no appreciable amount of loose soil on the slopes. (f) Field density tests shall be made by the soils engineer at his discretion but at intervals not exceeding two feet (2') of fill height. Where sheepsfoot rollers are used, the soil may be disturbed to a depth of several Inches. Density tests shall be taken in the compacted material below the disturbed surface. When these readings indicate that the density of any layer of fill or portion thereof is below the required density, that particular layer or portion should be reworked until the required density has been obtained. (g) The fill operation should be continued in eight inch (8") compacted layers as specified above, until the fill has been brought to the finished grade. GUIDANCE PROVIDED The engineer will observe the grading operation and perform water content and compaction tests at a frequency and at locations which -2- TRI CITY ENGINEERS he will select. The results of these tests will be submitted to the owner, copy to the contractor, on a timely basis s o t h a t t h e contractor can take such action as is required to remed y i n d i c a t e d deficiencies. During the course of the grading operation the engineer will advise the owner in writing, with copy t o c o n t r a c t o r , if at any time in his opinion, the work is not in conformi t y t o the plans and specifications. Upon completion of the wo r k t h e engineer will prepare a final report for the owner which will sum-marize the tests performed and in addition include his opinion r e - garding the conformance of the completed work to the intent o f t h e plans and specifications. SEASONAL LIMITS Fill should not be placed, spread, or rolled during unfavorable weather conditions. When work is i n t e r r r u p t e d by rain, fill operations should not be resumed until fie l d t e s t s b y the soils engineer indicate that the moisture content a n d d e n s i t y of the fill are as previously specified.
