It is unclear how the exterior fireplace and framing will maintain clearances to slab etc. It appears per foundation plan that you are proposing to built up slab area but none of the details provided reference this? Please clarify. Still applies. The plans to clearly detail that fireplace and framing will be above slab height and that interior finish of walls wiii be appropriate as subject to moisture. 9. The plans did not adequately address the vertical and no lateral support provided. The 4 x12 does not be appear to be adequate to support the weight of roof material, framing and stucco lid. In addition the plans did not address the existing header where door opening occurs as must support as must be capable of supporting additional 300- 340#'s a ft. Still applies. Could not locate where existing type of roofing was noted or if trusses are two point or three point bearing. Assuming from site plan that the trusses are two point bearing spanning 40 ft and comp shingles then the existing load is 600 #'s a ft and the existing 4 x12 spanning 10 ft would be over stressed unless it was select structural. What you are proposing is to add an additional 300 #'s a ft using a 20# live load to be conservative. In this case would have to be 3 V2 X 117/8" PLM with 4 x post and depending on depth of existing footing- spread footings may be required as City of Carlsbad limits soil bearing to 1000 psf. Appears will need design calculations to justify lateral and vertical. Carlsbad 12-0654 05/02/12 11. The revised plans are reflecting a gas isometric for added fireplace and gas heater. The isometrics did not address any FAU's or gas dryer if applicable. The gas sizes are undersized and would need to completely redo existing gas lines. If possible could show a new separate gas lien from the gas meter to the fireplace/gas heater. The gas line then could be 3/4" for up to 150 ft. P[lease provide a listing for direct vent fireplace proposing and verify listed for exterior use. 4. Could not determine what the BTU's are to be for the wall mounted gas heater and for fireplace. Please provide manufacturer's specs. The plan are noting in ink to tap off a existing 1" line unless had a complete plumbing isometric that included all the gas loads and their respective BTU's and lengths to each appliance would not be able to determine ifthe 1" is adequate. In lieu of this it appears that plumbing contractor and building inspector would need to verify. 5. Please provide the manufacturer's cut sheets for the gas heater that will reflect distance to combustibles. The plan are noting a wall mounted gas heater above the new door and appears may not be adequate space between top of door jamb and ceiling (depending on clearances required ) 6. Note on plans that all metal within 5 ft of pool to be bonded per NEC 680-22. 7. It is unclear how the exterior fireplace and framing will maintain clearances to slab etc. It appears per foundation plan that you are proposing to built up slab area but none of the details provided reference this?
