Gentlemen :
Thank you for submitting architectural plans for a proposed single-family
residence on the above lot. The La Costa Architectural Comsiitcee has reviewed
the plans and finds them acceptable as .submitted with the following requirements:
-1. Complete landscape plans must be submitted for our approval within (30) days
after start of construction. Plant list must include type arr; size of trees and
shrubs, common names, and maximum height of trees at maturity.
2. Existing trees along the curb shall remain as is and cannot bs moved without
written permission from the City of Carlsbad and the La Costa Architectural Com-
mittee.
3. Exterior color selections must be submitted for our apo.rjr.sl within (30) days
after start of construction. Submit actual color chips of paints/stains; indicate
areas to receive the paints/stains; indicate' color of roof material; roof vents
must be painted to blend with roof colors. If concrete patio and drive is to Jbe
colored, furnish chip.
4. Wo mailbox1 or slot is indicated. Mailboxes must be approved for size, shape,
color/ design and location prior to installation.
5. Xf exterior water softeners are to be installed, plans for proper screening-
must i>e approved by the Committee. Brine in no event is to be discharged into
the sewer.
6. TV antennas, poles, wires, etc., are not -permitted to bs exposed. There is
an underground cable television system in Rancho La Costa, for construction and
other information, please call LA COSTA COMMUNITY ANTENKASYSTEM, INC., 436-3401.
TV cable should be joined to your house prior to landscaping to protect your
investment.
7. Sunday work is prohibited unless an emergency endangering life or property
exists.
8. Construction must commence within (1) year after approval of plans. Should
the one-year period expire, it will be necessary to resubmit plans. Please advise
this office as to the exact date of start of construction.
Approval by the La Costa Architectural Committee is not to bs construed as
superseding other governing ordinances, nor does" it constitute' any ivaiver of
requirements outlined by the recorded Covenants, Conditions $ restrictions (CC&R's)
for this subdivision.

SUBJECT: MOISTURE CONTENT OF SUBGRADE SOILS FOR THE PROPERTY LOCATED ON THE
SOUTH CORNER OF COSTILLA AND CALLE MADERO, LA COSTA, CALIFORNIA.
Gentlemen:
|n accordance with your.request, a representative of our firm visited the
subject site to determine the moisture content of the subgrade soils within
the buiIding area.
A sample was obtained at an elevation of two feet below existing grade on
October 10, 1979. The sample was found to have a moisture content of 30.7
percent. Results of our tests indicate that the subgrade soils have an
optimum moisture content of 13-2 percent. Field test results reveal the
subgrade soil has been properly moistened.
We recommend that construction continue as scheduled.

Gentlemen;
In accordance with the request of the Building Inspection Department of the City of Carlsbad
we have made an inspection of the soil conditions existing on the subject lot.
An inspection was made by a representative of our organization on August 29, 1979 and it is
concluded that the soil conditions are essentially the same as presented in our report on the
grading of this subdivision dated August 10, 1970. The soils in the upper three feet below
finished grade were classified as Type A (critically expansive) and therefore the recommendations
for special design and precautions presented in the above dated report should be incorporated
in the plans and specifications for any proposed construction on this lot.

us.

The application must be signed by the owner (or his authorized representative) of
the property to be served. The total charges must be paid to the District at the
time the application Is submitted.
If a service lateral is required, it will be installed by the Leucadia County Water
District. The service lateral is that part of the sewer system that extends from
the main collection line in the street (or easement) to the point In,the street (at
or near the applicant's property line) where the service lateral 1s connected to
the applicant's building sewer. The applicant is responsible for the construction,
at the applicant's expense, of the sewer pipeline (building sewer) from the appli-
cant's plumbing to the point in the street (or easement) where a connection 1s made
to the service lateral.
The connection of the applicant's building sewer to the service lateral shall be
made by the applicant at his expense. The connection must be made In conformity
with the District's specifications, rules and regulations; and IT MUST BE INSPECTED
AND APPROVED BY THE DISTRICT BEFORE THE SEWER SYSTEM MAY BE USED BY THE APPLICANT.
THE APPLICANT, OR HIS AUTHORIZED REPRESENTATIVE, MUST NOTIFY THE DISTRICT AT THE
TIME INSPECTION IS DESIRED. ANY CONNECTION MADE TO THE SERVICE LATERAL OR COLLEC-
TION LINE WITHOUT PRIOR APPROVAL AND INSPECTION BY THE DISTRICT WILL BE CONSIDERED"
INVALID AND WILL NOT BE ACKNOWLEDGED.
The prorated sewer service fee is based upon the date the District estimates that
service will begin and covers the balance of the fiscal year. There will be no
additional fee or refund if service actually commences on a different date. For
succeeding fiscal years, the sewer service fee will be collected on the tax roll
in the same manner as property taxes.
