Be sure to show existing bracing and size of existing footing. Per our phone conversation the beam is supposedly nonbearing, yet the plans still state and show existing joists bearing on proposed beam. The existing framing plan provided on sheet A1.1 also appears to be incomplete, as the existing 2x6 roof rafters and ceiling joists are over-spanned at this length (27 ft.). Show locations of permanently wired smoke alarms with battery backup, per Section R314: a) Inside each bedroom. b) Outside each separate sleeping area in the immediate vicinity of the bedrooms. c) On each story, including basements. d) Such smoke alarm locations shall comply with the following: i) They shall be not less than 3' from the door opening of a bathroom. ii) They shall be at least 20' from a cooking appliance. iii) They shall be at least 3' from supply registers of heating/cooling systems. iv) They shall be at least 3' from the tip of the blade of a ceiling- mounted fan. • NOTE: When more than one smoke alarm is required to be installed, the alarm devices shall be interconnected in such a manner that the actuation of one alarm will activate all of the alarms in the unit. 11. When alterations, repairs or additions are proposed for dwelling units within which fuel-burning appliances are installed (and in dwelling units having attached garages), the dwelling unit shall be provided with carbon monoxide alarms located as required for new dwellings; the carbon monoxide alarms shall be interconnected and hard wired. Exception: Carbon monoxide alarms in existing areas need not be interconnected and hard wired where the alterations or repairs do not result in the removal of interior wall or ceiling finishes exposing the structure, unless there is an attic, crawl space, or basement available which could provide access for hard wiring and interconnection without the removal of interior finishes. If so, specify on the plans the following information for the roof materials, per Section R 106.1.1: a) Manufacturer's name and product name/number. b) ICC approval number, or equal. 14. If applicable, specify roof slope on the plans. STRUCTURAL 15. Please provide a framing and foundation plan for the structural portion of this project. Be sure to show existing bracing and size of existing footing. 16. It appears that this may be a braced wall that is being modified at proposed 8x10 beam. Please have the engineer of record field verify the conditions. a) If not a braced wall, please call out existing braced wall lines and panels on framing/foundation plan per Section R602.10.1 to comply with conventional braced wall provisions. b) If found to be a braced wall line, provide documentation at this wall line to show there are sufficient braced wall panels per Section 602.10.1.1. c) If the building does not satisfy the conventional bracing provisions outlined in Section R602.10, provide design calculations from licensed Engineer or Architect to show compliance. 17. For any modified braced walls, show foundation bolt size and spacing. Foundation bolt size and spacing for braced walls must be clearly shown on the foundation plan. Section R403.1.6. 18. Foundation anchorage in Seismic Design Categories C, Do, D1 and D2. In addition to the requirements of Section R403.1.6, the following requirements shall apply to wood light-frame structures in Seismic Design Categories Do, D1 and Dz and wood light-frame townhouses in Seismic Design Category C. R403.1.6.1 1. Plate washers conforming to Section R602.11.1, 0.229"x3"x3", shall be provided for all anchor bolts over the full length of required braced wall lines. Properly sized cut washer shall be permitted for anchor bolts in wall lines not containing braced wall panels. 2. Interior braced wall plates shall have anchor bolts spaced at not more than 6 feet on center and located within 12 inches of the ends of each plate section when supported on a continuous foundation. 3. Interior bearing wall sole plates shall have anchor bolts spaced at not more than 6 feet on center and located within 12 inches of the ends of each plate section when supported on a continuous foundation. (CBC Chapter 17 and Section 107.2): a) Expansion anchors. Periodic special inspection should be provided for anchors installed in hardened concrete. Section 1705.3. 20. On one plan view sheet, N (2) 2x10 beam is called out, while in the plan view sheet in calculations N (4) 2x10 beam is called out. (4) 2x10s are also utilized in vertical analysis. Please revise plans to show N (4) 2x10 to match calculations. 21. Provide a connection detail showing how proposed 2x10s will be sistered together. 22. Show rafter ties or ceiling joists. Show on the plans that countertop receptacle outlets comply with CEC Article 210.52(C): In kitchens a receptacle outlet shall be installed at each counter space 12 inches or wider; Receptacles shall be installed so that no point along the wall line is more than 24 inches; Island and peninsular countertops 12 inches by 24" long (or greater) shall have at least one receptacle. (Counter top spaces separated by range tops, refrigerators, or sinks shall be considered as separate counter top spaces). 27. Dimension on the plans the 30" clear width required for the water closet compartment and the (minimum) 24" clearance required in front of the water closet. CPC 402.5. 34. Specify on the plans: Water conserving fixtures: New water closets shall use no more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8 GPM, lavatories are limited to 1.2 GPM, and showerheads may not exceed 2.0 GPM of flow. CPC Sections 407,408,411,412. 35. Specify on the plans whether the existing house was built before or after 1994. For additions or improvements to a residence built before 1994, note on the plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons of water per flush, urinals that use more than one gallon of water per flush, showerheads that have a flow capacity of more than 2.5 gallons of water per minute, and interior faucets that emit more than 2.2 gallons of water per minute) shall be replaced.
