PLANS
Please make all corrections, as requested in the correction list. Submit FOUR new
complete sets of plans for commercial/industrial projects (THREE sets of plans for
residential projects). For expeditious processing, corrected sets can be submitted in one
of two ways:
1. Deliver all corrected sets of plans and calculations/reports directly to the City of
Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, (760) 602-
2700. The City will route the plans to EsGil and the Carlsbad Planning, Engineering and
Fire Departments.
2. Bring TWO corrected set of plans and calculations/reports to EsGil, 9320 Chesapeake
Drive, Suite 208, San Diego, CA 92123, (858) 560-1468. Deliver all remaining sets of
plans and calculations/reports directly to the City of Carlsbad Building Department for
routing to their Planning, Engineering and Fire Departments.
NOTE: Plans that are submitted directly to EsGil only will not be reviewed by the City

FIRE PROTECTION
10. Show locations of permanently wired smoke alarms with battery backup, per
Section R314:

STRUCTURAL
15. Please provide a framing and foundation plan for the structural portion of this
project. Be sure to show existing bracing and size of existing footing. Per our
phone conversation the beam is supposedly nonbearing, yet the plans still
state and show existing joists bearing on proposed beam. The existing
framing plan provided on sheet A1.1 also appears to be incomplete, as the
existing 2x6 roof rafters and ceiling joists are over-spanned at this length
(27 ft.). Please have the engineer of record review and revise plans to:
a) Clearly show how existing roof and ceiling joists are being
adequately supported.
b) Clarify on the plans how 4x4 posts supporting proposed weight
bearing beam are being supported below (2.9 kips per EOR
calculations from set I).

c) Provide connection detail showing typical post to beam connection
at proposed beam on sheet A 1.1.
d) Provide seal and signature on sheet A 1.1.
16. It appears that this may be a braced wall that is being modified at proposed 8x10
beam. Please have the engineer of record field verify the conditions.
a) If not a braced wall, please call out existing braced wall lines and panels
on framing/foundation plan per Section R602.10.1 to comply with
conventional braced wall provisions.
b) If found to be a braced wall line, provide documentation at this wall line to
show there are sufficient braced wall panels per Section 602.10.1.1.
c) If the building does not satisfy the conventional bracing provisions outlined
in Section R602.10, provide design calculations from licensed Engineer or
Architect to show compliance.
Despite verbal assurances that this is not a braced or bearing wall, the
plans must clearly indicate this. On sheet A1.1., callout existing braced wall
panels at this level in compliance with R602.10 so that they may be verified
In the field by the Inspector. Have the engineer of record sign and seal this
sheet.

the International Residential Code, International Building Code, Uniform Plumbing Code,
Uniform Mechanical Code, National Electrical Code and state laws regulating energy

regulations enforced by the Building Department. You may have other corrections based on

Present California law mandates that construction comply with the 2016 edition of the California
Code of Regulations (Title 24), which adopts the following model codes: 2015 IRC, 2015 IBC,

The above regulations apply, regardless of the code editions adopted by ordinance.

system installed. If so, then provide a note stating that any additions/alterations
will be provided with an automatic residential fire sprinkler system. Section
R313.2.
9. In existing buildings, when alterations, repairs or additions requiring a permit
occur (or when one or more sleeping rooms are added), the dwelling unit shall

be provided with smoke alarms located as required for new dwellings; the
smoke alarms shall be interconnected and hard wired. Exception: Smoke alarms
in existing areas need not be interconnected and hard wired where the
alterations or repairs do not result in the removal of interior wall or ceiling finishes
exposing the structure, unless there is an attic, crawl space, or basement
available which could provide access for hard wiring and interconnection without
the removal of interior finishes. Section R314.8.1.
10. Show locations of permanently wired smoke alarms with battery backup, per
Section R314:
a) Inside each bedroom.
b) Outside each separate sleeping area in the immediate vicinity of the
bedrooms.
c) On each story, including basements.
d) Such smoke alarm locations shall comply with the following:
i) They shall be not less than 3' from the door opening of a bathroom.
ii) They shall be at least 20' from a cooking appliance.
iii) They shall be at least 3' from supply registers of heating/cooling
systems.
iv) They shall be at least 3' from the tip of the blade of a ceiling-
mounted fan.
• NOTE: When more than one smoke alarm is required to be installed, the
alarm devices shall be interconnected in such a manner that the actuation of
one alarm will activate all of the alarms in the unit.
11. When alterations, repairs or additions are proposed for dwelling units within
which fuel-burning appliances are installed (and in dwelling units having attached
garages), the dwelling unit shall be provided with carbon monoxide alarms
located as required for new dwellings; the carbon monoxide alarms shall be
interconnected and hard wired. Exception: Carbon monoxide alarms in existing
areas need not be interconnected and hard wired where the alterations or repairs
do not result in the removal of interior wall or ceiling finishes exposing the

ROOF
13. Calculations mentioned reroofing and it is not clear based off the plans, but are
you planning on reroofing? If so, specify on the plans the following information
for the roof materials, per Section R 106.1.1:
a) Manufacturer's name and product name/number.
b) ICC approval number, or equal.
14. If applicable, specify roof slope on the plans.
STRUCTURAL
15. Please provide a framing and foundation plan for the structural portion of this
project. Be sure to show existing bracing and size of existing footing.
16. It appears that this may be a braced wall that is being modified at proposed 8x10
beam. Please have the engineer of record field verify the conditions.
a) If not a braced wall, please call out existing braced wall lines and panels
on framing/foundation plan per Section R602.10.1 to comply with
conventional braced wall provisions.
b) If found to be a braced wall line, provide documentation at this wall line to
show there are sufficient braced wall panels per Section 602.10.1.1.
c) If the building does not satisfy the conventional bracing provisions outlined
in Section R602.10, provide design calculations from licensed Engineer or
Architect to show compliance.
17. For any modified braced walls, show foundation bolt size and spacing.
Foundation bolt size and spacing for braced walls must be clearly shown on the
foundation plan. Section R403.1.6.
18. Foundation anchorage in Seismic Design Categories C, Do, D1 and D2. In
addition to the requirements of Section R403.1.6, the following requirements
shall apply to wood light-frame structures in Seismic Design Categories Do, D1
and Dz and wood light-frame townhouses in Seismic Design Category C.
R403.1.6.1
1. Plate washers conforming to Section R602.11.1, 0.229"x3"x3", shall be
provided for all anchor bolts over the full length of required braced wall lines.
Properly sized cut washer shall be permitted for anchor bolts in wall lines not
containing braced wall panels.
2. Interior braced wall plates shall have anchor bolts spaced at not more than 6
feet on center and located within 12 inches of the ends of each plate section
when supported on a continuous foundation.
3. Interior bearing wall sole plates shall have anchor bolts spaced at not more
than 6 feet on center and located within 12 inches of the ends of each plate
section when supported on a continuous foundation.

19. If applicable, the plans shall indicate that special inspection will be provided for
the following work. (CBC Chapter 17 and Section 107.2):
a) Expansion anchors. Periodic special inspection should be provided for
anchors installed in hardened concrete. Section 1705.3.
20. On one plan view sheet, N (2) 2x10 beam is called out, while in the plan view
sheet in calculations N (4) 2x10 beam is called out. (4) 2x10s are also utilized in
vertical analysis. Please revise plans to show N (4) 2x10 to match calculations.
21. Provide a connection detail showing how proposed 2x10s will be sistered
together.
22. Show rafter ties or ceiling joists. Section R802.3.1.
MECHANICAL
23. Bathrooms and powder rooms must be mechanically ventilated (an openable
window won't suffice). Section R3D3.3.1.
ELECTRICAL
24. Note on the plans that receptacle outlet locations will comply with CEC Article
210.52.
25. Include on the plans the following specifications for electrical devices installed in
dwellings: CEC Article 21 D & 406
a) Tamper resistant receptacles for all locations described in 210.52 (i.e., all
receptacles in a dwelling).
b) Weather resistant type for receptacles installed in damp or wet locations
(outside)
c) Arc-fault protection for all outlets (not just receptacles) located in rooms
described in NEC 210.12(A): Kitchens, laundry areas, family, living,
bedrooms, dining, halls, etc.
d) GFCI protected outlets for locations described in NEC 210.8(A): Laundry
areas, kitchen dishwashers, kitchens, garages, bathrooms, outdoors,
within 6' of a sink, etc.
26. Show on the plans that countertop receptacle outlets comply with CEC Article
210.52(C): In kitchens a receptacle outlet shall be installed at each counter
space 12 inches or wider; Receptacles shall be installed so that no point along
the wall line is more than 24 inches; Island and peninsular countertops 12 inches
by 24" long (or greater) shall have at least one receptacle. (Counter top spaces
separated by range tops, refrigerators, or sinks shall be considered as separate
counter top spaces).
27. Show on the plans a wall receptacle within 36" of each lavatory in the bathroom.

28. All installed luminaires shall be high-efficacy in accordance with ES TABLE
150.0-A. Light sources that are not marked "JA8-2016-E" shall not be installed in
enclosed luminaires. ES 150.0(k)
29. In bathrooms, garages, laundry rooms, and utility rooms at least one luminaire
shall be controlled by a vacancy sensor.
30. Dimmers or vacancy sensors shall control all LED style luminaires. Two
exceptions: Fixtures installed in hallways or (closets under 70 square feet).
31. Recessed can light fixtures shall be IC listed, air-tight labeled, and not be
equipped with a standard medium base screw shell lamp holder. ES 150.0(k)
PLUMBING
32. Show the shower stall can accommodate a 30" circle and has a minimum floor
area of 1,024 sq. in. CPC Section 408.6.
33. Dimension on the plans the 30" clear width required for the water closet
compartment and the (minimum) 24" clearance required in front of the water
closet. CPC 402.5.
34. Specify on the plans: Water conserving fixtures: New water closets shall use no
more than 1.28 gallons of water per flush, kitchen faucets may not exceed 1.8
GPM, lavatories are limited to 1.2 GPM, and showerheads may not exceed 2.0
GPM of flow. CPC Sections 407,408,411,412.
35. Specify on the plans whether the existing house was built before or after 1994.
For additions or improvements to a residence built before 1994, note on the
plans that existing "noncompliant" fixtures (toilets that use more than 1.6 gallons
of water per flush, urinals that use more than one gallon of water per flush,
showerheads that have a flow capacity of more than 2.5 gallons of water per
minute, and interior faucets that emit more than 2.2 gallons of water per minute)
shall be replaced. Certification of compliance shall be given to the building
inspector prior to final permit approval. California SB407.
ENERGY CONSERVATION
36. Please clarify, are you modifying roof sheathing? Reroofing was mentioned in
design calculations, if you are removing the roof sheathing or modifying building
envelope, T24 energy analysis will need to be provided.
