The notes in bold at the end of or contained within each item are to emphasize the remaining problem. 1. Please make all corrections on the original tracings, as requested in the correction list. Submit three sets of plans for commercial/industrial projects (two sets of plans for residential projects). For expeditious processing, corrected sets can be submitted in one of two ways: a) Deliver all corrected sets of plans and calculations/reports directly to the City of Carlsbad Building Department, 1635 Faraday Ave., Carlsbad, CA 92008, and (760) 602-2700. The City will route the plans to EsGil Corporation and the Carlsbad Planning, Engineering and Fire Departments. b) Bring one corrected set of plans and calculations/reports to EsGil Corporation, 9320 Chesapeake Drive, Suite 208, San Diego, CA 92123, and (858) 560-1468. Deliver all remaining sets of plans and calculations/reports directly to the City of Carlsbad Building Department for routing to their Planning, Engineering and Fire Departments. NOTE: Plans that are submitted directly to EsGil Corporation only will not be reviewed by the City Planning, Engineering and Fire Departments until review by EsGil Corporation is complete. 2. The person responsible for their preparation must sign all final sheets of plans. (California Business and Professions Code). This applies to all subsequent submittals. Only the effected sheets need be submitted I will insert them into the plans. 3. Final plans, specifications and calculations for designs deviating from conventional wood frame construction shall be signed and sealed by the engineer or architect licensed by the State of California who is responsible for their preparation. Specify expiration date of license. (California Business and Professions Code). Only the effected sheets need be submitted I will insert them into the plans. 4. These are new corrections based on the response; a) It is unclear on the plans (and in the lateral design) how the base shear is ultimately resolved at the foundation level. The design seems to stop at "Panel 3" typically. The sliding force below the panel must be resisted by an adequate foundation system. It appears that continuous footings are needed. b) For the wall elements to be considered as separate "panels" (as was done in the calculations), the plans must provide special detailing to show vertical/horizontal straps around the window openings. Dimension foundations per UBC Table 18-I-C: The foundation shall be continuous for conventional construction. The following footing requirements shall apply in Seismic Zones 3 and 4, per UBC Section 1806.7: The foundation shall be continuous for conventional construction. a) Foundations with stemwalls shall be provided with a minimum of one No. 4 bar at the top of the wall and one No. 4 bar at the bottom of the footing. b) Slabs-on-grade with turned-down footings shall have a minimum of one No. 4 bar at the top and bottom. Irrigation Use (where recycled water is not available) All irrigation meters must be sized via irrigation calculations (in gpm) prior to approval. The developer must provide these calculations. Please follow these guidelines: 1. If the project is a newer development (newer than 1998), check the recent improvement plans and observe if the new irrigation service is reflected on the improvement sheets. If so, at the water meter station, the demand in gpm may be listed there. Irrigation services are listed with a circled "I", and potable water is typically a circled "W". The irrigation service should look like: STA 1+00 Install 2" service and 2. 3. 1.5: meter (estimated 100 gpm) If the improvement plans do not list the irrigation meter and the service/meter will be installed via another instrument such as the building plans or grading plans (w/ a right of way permit of course), then the applicant must provide irrigation calculations for estimated worst-case irrigation demand (largest zone with the farthest reach). Typically, Larry Black has already reviewed this if landscape plans have been prepared, but the applicant must provide the calculations to you for your use. Once you have received a good example of irrigation calculations, keep a set for your reference. In general the calculations will include: • Hydraulic grade line • Elevation at point of connection (POC) • Pressure at POC in pounds per square inch (PSI) • Worse case zone (largest, farthest away from valve • Total Sprinkler heads listed (with gpm use per head) • Include a 10% residual pressure at point of connection In general, all major sloped areas of a subdivision/project are to be irrigated via separate irrigation meters (unless the project is only SFD with no HOA). The material is applied in a series of troweled coatings that form, successively, an elastic latex membrane, an integral composition flashing, and a flexible rubber cement traffic surface. A base sheet sepa- rates the Dex-O-Tex application from the surface it covers, permitting it to "float" over normal building cracks and move- ment. Dex-O-Tex Weatherwear components are ali combina- tions of liquid rubber latex polymers incorporating dehydrat- ing powders, vulcanizers, and special aggregates. The total thickness of the material is 3/Kj inch to 1/4 inch {4.8 mm to 6.4 mm). Only authorized applicators of Crossfield Products Cor- poration are to apply the material. Liquid components have a shelf life of one year and must be stored at temperatures above 32°F (0°C). The system is installed only when the ambient temperature is above 32''F <0°C). 2.2 Preparation of Substrates: Structurally sound, clean, dry substrates listed above are to be prepared in the following manner prior to the application of the finish material: 2.2.1 Concrete: The surfaces shall be clean and free of standing water. All holes, joints and cracks shall be pointed flush with portland cement mortar, and alS high spots cut or ground off to provide a smooth, even surface. Before the ma- terial is applied, the substrate is carefuiiy swept, or blown clean by high pressure airto remove all dust or foreign materi- al. Special care is taken in the preparation and cleaning of all corners and edges. Foreign materials such as paint, grease and oil shall be removed by either grinding or sandblasting. with new concrete surfaces acid etched. Large areas to be covered are required to have a control joint system worked out to meet all known deck stress-concentration points, and at maximum intervals not to exceed 20 feet (6096 mm) on center. The control joints are to be cut in the same manner as for standard concrete construction and then caulked. 2.2.2 Plywood Base Material: Plywood surfaces are re- quired to be a minimum of 5/a-tnch~thick (15.9 mm) Exterior grade plywood, having a maximum span of 16 inches (406 mm) with tongue-and-groove edges and ends blocked or all edges blocked, and face grain perpendicular to supports. The plywood is to be supported along all edges, and adequately fastened to all bearings by means of countersunk wood screws, or screw nails equivalent to 8d ring shank nails spaced at 6 inches (152 mm) on center, or as otherwise re- quired by the code. The nails are to have a minimum penetra- tion into the beams or joists supporting the plywood as re- quired by the code. The plywood surface is to be clean, dry and free of all foreign materials such as paint, grease, oi! and dust. Cracks in the plywood and all panel butt joints are to be sealed using a caulking compound. 2,2.3 Steel: Steel surfaces having sufficient rigidity to avoid excessive deflections or solidly backed by a rigid substrate are required to be cleaned of all dust, greases, oils, silicones, loose paint, etc. The surface should be sufficiently roughened to assure a good bond by sanding, grinding, etc., and the re- sultant dust carefully removed, 2.3 Class A Roof Covering Over Plywood Deck: 1. The plywood is described and installed as set forth in Section 2.2.2, with a 1/4 to 1/2 vertical units to 12 horizontal units slope. Plywood panel joints are filled with joint com- pound consisting of one part Resistite paste to three parts Resistite powder, mixed by weight. Total thickness is 9/32 inch (7.1 mm), minimum. 2. One layer of ConGlass, ConBase Type IV asphalt-coated fiberglass base sheet or approved equal complying with ASTM D 2178 Type IV requirements is applied to the ply- wood. The sheets are nominal 36 inches (919 mm) wide by 56 yards (51.2 m) long and weigh 10.5 pounds per 100 square feet (0.5 kg/m2). The base sheet terminates 2 inches (51 mm) from the perimeter, protrusions and other flashing areas, and is lapped 2 inches (51 mm} at joints, 3. Metal flashing must comply with Section 1509 of the code and must be degreased before installation. The base sheet must lap over the horizontal flange of installed vents. 4. A mixture of one part N-38 paste and 5 parts Standard Neotex powder, by weight, covers the surface at a rate of 80 pounds per square (3.9 kg/m2). The approximate dry thickness is 0.090 inch (2.3 mm). After curing for a mini- mum of 12 hours, a second application at a rate of 52 pounds per square (2.5 kg/m2) yields a dry thickness of 0.060 inch (1.5 mm). The total application is 132 pounds per square (6.4 kg/m2) for a total dry thickness of 0.150 inch (3.8 mm). 9. After the Standard Neotex has cured for 12 hours mint- mum, a topping mixture of one part Resistite Paste and 2.75 parts Resistite powder, by weight, is trowelled on at a rate of 18,5 pounds per square (0.9 kg/m2), yielding a dry thickness of 0.016 inch (0.4 mm). After curing to a dry state for three hours minimum, another topping is applied using one part Resistite paste to 2.1 parts Resistite pow- der, at a rate of 12 pounds per square (0.6 kg/m2), yielding a dry thickness of 0.010 inch (0.25 mm). Total topping ap- plication yields 0.028 inch (0.71 mm) dry thickness. 10. After the topping application has cured to a dry state for three hours minimum, two coats of AJ-44 dressing are roller applied, at a rate of 150 square feet per gallon (3.7 rn2/L), yielding a dry thickness of 0.005 inch (0.13 mm).
