Section 11575 of the Business and Professions Code.

Beginning at the most Southerly corner of said Lot 38, being '
on a 75 foot radius curve and North 52°20'54" West from the
center of said curve; thence radially to said curve North 52°20'54"
West, 111.43 feet to the Southeasterly line of Cove Drive as
shown, on said Map; thence along said Southeasterly line of Cove
Drive North 24°18'25" East, 53.99 feet to the beginning of a
tangent 150 foot radius curve concave to the Southeast; thence,
