CONDITIONAL CERTIFICATE OF COMPLIANCE
(Section 66^99.35 of the Government Code)
The City Engineer has determined that the real property described below has not been
divided in compliance with the Subdivision Map Act and with the provisions of the Carlsbad
Municipal Code pursuant thereto. It has further been determined that the property can be
brought into compliance with the State Map Act and the Carlsbad Municipal Code provided
the conditions as stated below are complied with to the satisfaction of the City Engineer.
Owner(s): RALPH WRISLEY and HOPE WRISLEY, Husband and Wife as joint tenants
Description: (See Exhibit "A" attached)
Note: The description in Exhibit "A" attached has been provided by the owner of the pro-
perty and neither the City of Carlsbad nor any of its officers or employees assume
responsibility for the accuracy of said description.
This Certificate of Compliance shall have no force and effect if the above owners or any
subsequent transferee or assignee acquires any contiguous property other than a lot or
lots shown on a recorded subdivision map, parcel map or record of survey map filed put—
suant to and prior to the repeal (Stats. 1955, Ch. 1593) of Section 11575 of the Business
and Professions Code.
This Certificate of Compliance shall in no way affect the requirements of any other County,
State or Federal agency that regulates development of real property.
This Certificate of Compliance shall be subject to the following conditions::
1. The lot covered by this Certificate of Compliance shall be properly subdivided in
accordance with the California State Map Act and any applicable ordinances of the
Carlsbad Municipal Code prior to development of the lot.
2. This lot must be served by a publicly dedicated access to the satisfaction of the City
Engineer. . In additions the owner of the lot must dedicate-a minimum 72 foot public
right-of-way across the property along a route essentially parallel to El Camino Real
as approved by the City Engineer.
3. The owner of this lot must either install or agree to install all public improvements
within the boundaries of the respective lot as may be required by the City Engineer.
k, The owner of this lot must dedicate additional easement and install storm drain im-
provements as may be required by the City Engineer.
5. The owner of this lot must enter into a public facilities fee agreement whereby they
agree to pay the public facilities fee to the City of Carlsbad In conformance with
City Council Policy No. 17, dated August 29, 1979, and any amendments or supplements
made thereto.

County of San Diego, State of California, according to the Map thereof No.
823, filed in the Office of the County Recorder of San Diego County, November
16, 1896, described as follows:
Commencing at the common corner of Lots "C" and "D" on the Northerly boundary
line of said Lot "B"; thence South 20°19'00" West, 2273.70 feet; thence South
20°31'30" West 2391-50 feet to an intersection with the Northerly right of way
line of County Road A-13 60.00 feet wide as shown on Record of Survey No. 517,
filed in the Office of the County Recorder of San Diego County, October 23,
1935; thence along the Northeasterly line of County Road A-13 as shown on said
Record of Survey No. 517, South 80°12'00" East, 3.54 feet to the TRUE POINT OF
BEGINNING; thence retracing along last two described courses, North 80°12'00"
West, 3.54 feet and North 20°31'30" West, 779.07 feet to the Southwesterly
corner of land described in deed to Ethel M. Wilson, recorded June 23, 1958 in
