F i f teen feet ( 15 ) in width, in, upon, over, and across the foIIowing described [an&, to wit: All that portion of Tract 244, THUM LANDS, County of San Diego, according to Map thereof No. 1681, filed in the office of the County Recorder of Sar Diego County December 9, 1915, described as follows: Beginning at a point on the center line of Chestnut Avenue, distant thereon South 610-21 'West 533 feet from a concrete monument marking the intersection of the center lines of said Chestnut Avenue and Valley Street, as same is shown on said Map No. 1681; said point of beginnin1 also being the most Southerly corner of that portion of Tract 244, as conveyed by the South Coast Land Company to Fred H. and Audrey B. Collier, by deed dated August 2, 1929, and recorded Book 1653, page 497 of Deeds, thence along the Southwesterly line of the portion so conveyed to Collier, North 28" 39' West a distance of 353.10 feet to a point on the Southeaster line of that portion of said Tract 244, as conveyed by the South Coast Lan Company to Eleanor P. Zerr, by deed dated.July 16, 1929 and recorded Book 1665, page 137 Deeds; thence along the said Southeasterly line of the Zerr portion South 61'21 I West a distance of 246.90 feet to the most Southerly corner thereof; said corner being also a point on the Northeasterly line o that portion of said Tract 244, as conveyed by the South Coast Land Compan to Louis G.
