NOTICE OF RESTRICTION ON REAL PROPERTY
The real property located in the City of Carlsbad, County of San Diego, State
of California described as follows:
Lots 1, 2, and 3 of Carlsbad Tract No. 99-l 3, in the City
of Carlsbad, County of San Diego, State of California,
according to Map No. 14039, filed in the Office of the
County Recorder of San Diego County, September 19,
2000 as file number 2000-0502363
is restricted by the City of Carlsbad Fire Protection Program, Policies and
Requirements as found in the City of Carlsbad Landscape Manual,
Dated November 13, 1990 and as follows:
Lots 1, 2 and 3: Rear yard landscaping must conform to the final
approved Landscape Plans, Drawing Number 385-9L. No variations
are permitted. Future structural improvements or additions such as
room additions, decks or patio covers, etc., which would project
into the fire suppression landscape zones as shown on the approved
landscape plans are prohibited.
Structure must be constructed and maintained in accordance with Lot 3:
Section 504 of the Urban Wildland Interface Code, a copy of which will
be provided by the developer at point of sale and included in the City’s
project file.

Copies of the Landscape manual and approved landscape plans are on file at the
City of Carlsbad Planning Department. The obligations and restrictions
imposed are binding on all present or future interest holders or estate
holders of the property.
