Dear Mr Hams,
The City Planner has completed a review of your application for Consistency Determination CD 2018-0008
(APNs 156-301-06,156-301-07,156-302-14,156-302-27) The CD application is being used in this special
case to demonstrate consistency with the staff review processes as outlined in Chapter 6 0 of the
Westfield Carlsbad Specific Plan (SP 09-01B) The proposed scope of work affects an area of the mall
located along the south side of the building fronting Marron Road between Mac/s Men's & Furniture and
the Sears department store
After careful consideration of the request, the City Planner has determined that the request qualifies for
the staff approval process as outlined in Chapter 6 0 of the Westfield Carlsbad Specific Plan (SP 09-01B)
and APPROVES the proposed changes
In general, this request includes facade improvements to the existing mall structure and minor
modifications to the upper level parking lot as discussed below, or more accurately depicted in the CD
2018-0008, Exhibits "A" -
Modifications to the upper level parking lot include
• Displacing nine (9) parking spaces (6,684 spaces existing, 6,675 spaces remain, 4,602 spaces
required overall),
• Extending the existing pedestnan curb line south into the existing parking lot to create wider
sidewalks and a pedestrian drop off area at the mall entry, and
• Adding new parking lot trees and landscaping to four relocated end islands and one existing
Modifications to the south side of the mam mall building elevations include
• Newly enhanced outwardly facing tenant space (Space #260)
• Fafade improvements extending from mall concourse Entry #3 west to the existing Sears
department store,
• Raising parapets to screen existing mechanical equipment and provide vertical articulation,
• Removing a portion of the roof structure west of Tenant Space #260 to create an open air outdoor
eating area, ^

• Reconfiguration of an existing entry area at mail concourse Entry #3 resulting in an increase of 59
square feet of new common area floor space, and
• Adding a new mall tower element at mall concourse Entry #3 that is architecturally consistent
with three other recently improved tower entries
Please note that the proposed revisions may necessitate issuance of a grading permit, building permit
and/or approval of final landscape plans Approval of this request shall not excuse compliance with all
applicable sections of the Zoning Ordinance, the Westfield Carlsbad Specific Plan, and all other applicable
City ordinances
